  • Learn how to select a good anchor permanent anchor location, see how the slate is removed, see the copper/bronze flashing system, remove the slate and drill out the clearance hole for the anchor.
    Nowadays, I usually just drill out a top and bottom hole, and cut out the slot for the anchor with a cordless oscillating saw.

    I've done my share of rain gutter cleaning(usually from atop the roofs). But I'd avoid cleaning gutters on a slate roof, especially if it required climbing around on them. They were undoubtedly the best roofing option 80+ years ago, and they look fantastic.
    But I've always assumed that a slate roof would be more likely to leak when compared with a roof with asphalt shingles, because slates dont quite fit together as "snugly". At 6:27, I saw what _appeared_ to be moisture on the upper, inside edges of the 2 slates sitting just below where you were drilling. Wouldn't that lead to faster wood rot, and a need to replace boards more often than with asphalt?
    Also, compared with modern roofs, there appears to be more individual boards, with wider spaces in between them. Is there some other additional protective, waterproofing layer that I'm just not seeing ^here?
    So, do these roofs leak more, and do the underlying boards replacement more often than with asphalt shingles? Thanks

      Slate, installed properly, will last the life of 3 perfectly installed asphalt shingle roofs (or longer).
      Water will get into the seams of a slate roof, but it also gets out (unless someone starts caulking the seams). Many of the roofs I work on have been on the roof for more than 80 years. Rarely is it the slate that failed and most often it was people walking on the slate that created the cracks, breaks, and leaks. Painters, “roofers”, and insurance adjusters ruin slate roofs regularly by walking on them.
      Rarely, do I find rotten wood beneath the slate unless it’s adjacent a leaking penetration or poor or rusted out flashing. Unlike OSB or plywood, regular boards can get wet and dry a thousand times and still function fine. However, they won’t we getting we if the roof has been done properly. Slate roofs (on the older houses) also let the entire attic breathe.
