My great uncle John Filer, born in Lemon City, owned a waterfront camp on big torch. This is before the island was accessible by car. In the fifties, he would take us from Summerland Key by his boat filled with groceries and repair parts to spend a month. No other houses were around us And seldom did we see a boat go by. Uncle Johnny is in heaven and I hope he knows how much we appreciate all his kindness’s.

That’s a great neighborhood to live in. I lived on pirates rd for over a year and I miss it very much. The canal behind the house was very clean very deep was beautiful.
I have a friend that lives in that neighborhood and we stay for a couple weeks every summer. I love Little Torch and that community. From that location you can access great back country areas and obviously the Ocean Side. 30 minutes to Key West and quick drive to Big Pine. Really anything you need. Got some great lobster holes in that area also!
Laurie and I are really liking that area. I couldn't agree more with you, with the boating access. I love the fact that you do have deep water access, but have the alternative of back country and just some cool sandbar hopping! You have to know your way around for sure! Thanks for watching!

They have "Wet Stock" there every Labor day weekend, live music all day long at the island sand bar. It's a Must Do !!!!!
Little Torch is my Favorite ! We have a place on Pine Channel Drive. Great neighbors and a great big wide canal that's 20 feet deep. Square Grouper, Boondocks, Kiki's and Big pine Rooster great places to eat nearby. Big Pine has everything you need and if for the odd reason you cant find it Home depot or Marathon is 15-20 mins away. Irma really Hammered Jolly Roger area and on the other end Coral Shores where we are, but Most every thing is back together now.
I was just in Miami for business and went down to the keys. What a great place, except for the towing scams with the apps that are notorious for not working.

Love your videos. U.S.N. Medical Corp sent me to Key West Naval hospital in "78 and '79 (TDY), and I have fond memories of that. BTW, some of the Key Deer, although quite small and VERY cute choose to self identify as full size White Tails, and we must respect that. 😅

Recently returned from a Keys vacation based on Long Key which as you know is pretty much right in the middle between Key Largo and Key West. Did a charter out of Marathon and found that city a bit too built up. Little Torch seems to be a nice more laid back location. Keep the great vids coming!!!

I just checked and as of today there are 7 active listings in that neighborhood. It is a really nice area and the homes go quick, but right now everything is going quick down here!
We rented a home in that neighborhood In 2016. Loved it. Would be a dream to buy a place there. Have stayed in the area(dolphin marina) before also. It is definitely my pick of all the keys.
I think the control depth in most of those canals is 4 feet, but it can vary from canal to canal. You would need to verify based on the actual house location. This is something we can look up...
I shall certainly keep it in mind, if an ole GA boy and his lady can find peace and tranquility there, it's gotta be good. Been there several times, it is another world. Enjoy your videos.

I am noticing more and more here communities are installing bubble fences to keep the weeds out of the canals with varying degrees of success. I love the Keys. however, in path of hurricanes, homes built of wood not concrete, flood & wind insurance are separate, & expensive, below sea level and mandatory vacate often in cane season.

@@GablesOnTheGo lots in Jolly Rogers are not huge, they are more deep then they are wide I think we had 60 feet on the water. They are putting sewers in and getting off the aerobic systems, which should be much better for water quality. We mostly swam in the canals or bay, not pools.
With the upcoming moratorium on building permits in 2023 due to the keys designation as an "area of critical state concern", property values of existing homes is likely to increase. Buy sooner rather than later.

I do keep hearing all over Florida it is hard to get reliable construction workers, etc. Maybe the heat drives them away and wages are low also compared to rents and home prices. The place to be would be the beach!

Flood insurance costs vary property to property, many factors play into this cost. This would be a question for an insurance professional and can only be answered given a specific home. Flood insurance is only mandated by the federally insured or regulated lenders according to the Florida Office of Insurance Regulation. Hope this helps!
Mark, the area look's like a very quiet place to live. I noticed there's a few homes with signs for sale. There are also some under remodel which might also be key people to go and talk with to get an idea or inside information from contractors.
There are a few homes for sale there and under construction. That area was hit very hard in Irma and I think there is still a lot of remodeling/construction going on from that. You are correct, they might be some great people to speak with.
Excellent suggestion! I'll put that in a future video. But to answer your questions: Water is piped down from the mainland, and is excellent quality in our opinion. Most all of the Keys are on city sewer, but you will still find areas that are on septic tanks/cesspits. Property taxes and power are an easy google lookup! thanks for watching!

If you are looking at homes I would say so. We love Big/Little Torch area, but there is not a whole lot down there except homes, businesses are pretty sparse there. If you are looking at homes be sure to give us a call!!
My dad retired in 2005 to little torch driving south onto little torch if you look off to right where the castle house is and colorful condos, that used to be a very nice rv slash trailer park community. They fought the owner and investor for a couple years to try and save it but money talks. My dad couldn't afford to buy so his retirement dream only last a couple of years there. He's now 73 and living at his fulltime home of 40 years in Pennsylvania. That entire deal was extremely sad for my dad and all the residents who were forced out. Before my dad left he refused to let the property owner crush his camper he obviously over paid for due to location. My dad had the axles regreased put on tires and literally drug it down towards key west and gave it to two older black brothers who lost the floor in their camper due to hurricane Wilma. Just gave it to them. That's my dad for ya. Wish I had the money because he'd be down there today in his own house, on his own property with his boat he also had to sell. Good luck.
I'm so sorry to hear the story about your dad. It sounds to me like he was the very definition of what makes the Keys so special. I hate that it went this way for him, but I would guess that he is the very spirit of what makes the Keys such a special place to start with. Nobody ever said it was easy living down here, but it is a wonderful adventure for sure!

My wife and I are packing now for our move to Florida next month but not in the keys but I'm sure we'll be there fir a bit this winter visiting my sister. His main complaint was that he couldn't find any reliable workers for construction, dock work, trades, painting and so on!!! Lol! Hopefully things have improved!! Haha

Average price of a home in key west is $600,000 . Real estate wasn't always outrageous in the keys . Wealthy building there keys paradise, driving up prices is what you can thank for this . Check out prices were in the 1970d and 80s for property here .
Yes I can live in the Florida keys but without the hurricanes and the real real bad tropical storms but you can't live in Paradise without some hiccups and headaches

Wasn't that Irma ground 0? There is a very exclusive resort on Munson Island that got damaged pretty badly. They used to have a nice little marina too. I wonder if it has been reopened.
I go to the keys at least once a year, sometimes twice. My last trip was 2 weeks driving about roads just like these. Problem with prices is perpetuated by ROGO requirements in the keys. Because it is pretty darn impossible to get through 3 rounds of ROGO, price for real estate is astronomical. Even single wide mobile house that is held up by tears and has 17 nesting colonies of seagulls in the living room costs $250,000+++ My personal interpretation of worth is severely limited by getting value for the dollar you spend. I honestly could not live on a lot, barely bigger than house footprint which is why places like big pine through sugarloaf are so much more appealing. Big pine has lots that range from half an acre to 5 acres. I was advised that as of 2023 there will be no more permits issued for building so you can’t even rebuild an ugly duckling into a swan. Having lived in Florida for 13+ years the new tropical smell no longer clouds my judgement so if I ever invested into something in the keys, it would have to be the knees of the bee with a cherry on top. For me, away from touristy stuff... community of keys dwellers is certainly eclectic and are all there for the same reason, which is probably why you get the whole vibe of frolicking down the street waving to neighbors.
LOL, I hear ya! We've got raccoons nesting in our place....I know it's not for everyone, but for the adventurous....it's really pretty cool! Laurie and I sort of seek out the fringe of living....the Keys work out real well for us!

I'm not being funny...but to me, these properties, the structures and the yards, look RUN DOWN. Also, it doesn't look like there was any planning involved in this community...It looks like structures were put up any old kind of way, without any surveying. NOT FOR ME.
Is there a Bible church, a necessity? Any homes up on stilts w water view not necessarily right on water. I like trees and more foliage and less crowd. Yes, I see homes living area up off ground.
There are homes with water views that do not sit directly on a canal and are normally priced lower than those that are waterfront. An easy Google search will help you locate churches in the area. Thanks for watching!

Insurance can be high for sure. Flood zones vary from address to address and you can look up zone maps online to verify any particular area. As a very general comment, many waterfront properties here are in the VE or AE flood zones. This is why you see so many homes built on stilts here in the Keys.
Stay away from the keys ...alot of political shit..I lived in marathon...my uncle still owns house there...good place to be a bum...or a millionaire....other then that you better have 3 jobs to pay your rent....but everything that this guy is talking about is on the money 💰....t tried down there for business...to trannzzy and it's always hot...keys are expensive....

Be aware any canal that faces east will get a lot of seaweed after a blow and it will rot and stink.

I do keep hearing all over Florida it is hard to get reliable construction workers, etc. Maybe the heat drives them away and wages are low also compared to rents and home prices. The place to be would be the beach!

Flood insurance costs vary property to property, many factors play into this cost. This would be a question for an insurance professional and can only be answered given a specific home. Mark, the area look's like a very quiet place to live. I noticed there's a few homes with signs for sale. There are also some under remodel which might also be key people to go and talk with to get an idea or inside information from contractors.
There are a few homes for sale there and under construction. That area was hit very hard in Irma and I think there is still a lot of remodeling/construction going on from that. You are correct, they might be some great people to speak with.

Excellent suggestion! I'll put that in a future video. But to answer your questions: Water is piped down from the mainland, and is excellent quality in our opinion. Most all of the Keys are on city sewer, but you will still find areas that are on septic tanks/cesspits. Property taxes and power are an easy google lookup! thanks for watching!

If you are looking at homes I would say so. We love Big/Little Torch area, but there is not a whole lot down there except homes, businesses are pretty sparse there. If you are looking at homes be sure to give us a call!!

My dad retired in 2005 to little torch driving south onto little torch if you look off to right where the castle house is and colorful condos, that used to be a very nice rv slash trailer park community. They fought the owner and investor for a couple years to try and save it but money talks. My dad couldn't afford to buy so his retirement dream only last a couple of years there. He's now 73 and living at his fulltime home of 40 years in Pennsylvania. That entire deal was extremely sad for my dad and all the residents who were forced out. Before my dad left he refused to let the property owner crush his camper he obviously over paid for due to location. My dad had the axles regreased put on tires and literally drug it down towards key west and gave it to two older black brothers who lost the floor in their camper due to hurricane Wilma. Just gave it to them. That's my dad for ya. Wish I had the money because he'd be down there today in his own house, on his own property with his boat he also had to sell. Good luck.
I'm so sorry to hear the story about your dad. It sounds to me like he was the very definition of what makes the Keys so special. I hate that it went this way for him, but I would guess that he is the very spirit of what makes the Keys such a special place to start with. Nobody ever said it was easy living down here, but it is a wonderful adventure for sure!

I always drive down the center of the street in low-traffic Key Deer areas. It gives you more reaction time if one pops out of the brush, and they do!

Wasn't that Irma ground 0? There is a very exclusive resort on Munson Island that got damaged pretty badly. They used to have a nice little marina too. I wonder if it has been reopened.
Yes, that area really got hit hard by Irma. From what I hear Little Palm Island Resort (Munson Island) is fully rebuilt and up and running.
I go to the keys at least once a year, sometimes twice. My last trip was 2 weeks driving about roads just like these.
Problem with prices is perpetuated by ROGO requirements in the keys. Because it is pretty darn impossible to get through 3 rounds of ROGO, price for real estate is astronomical. Even single wide mobile house that is held up by tears and has 17 nesting colonies of seagulls in the living room costs $250,000+++
My personal interpretation of worth is severely limited by getting value for the dollar you spend. I honestly could not live on a lot, barely bigger than house footprint which is why places like big pine through sugarloaf are so much more appealing. Big pine has lots that range from half an acre to 5 acres.
I was advised that as of 2023 there will be no more permits issued for building so you can’t even rebuild an ugly duckling into a swan. Having lived in Florida for 13+ years the new tropical smell no longer clouds my judgement so if I ever invested into something in the keys, it would have to be the knees of the bee with a cherry on top.
For me, away from touristy stuff... community of keys dwellers is certainly eclectic and are all there for the same reason, which is probably why you get the whole vibe of frolicking down the street waving to neighbors.
LOL, I hear ya! We've got raccoons nesting in our place....I know it's not for everyone, but for the adventurous....it's really pretty cool! Laurie and I sort of seek out the fringe of living....the Keys work out real well for us!

Insurance can be high for sure. Flood zones vary from address to address and you can look up zone maps online to verify any particular area. As a very general comment, many waterfront properties here are in the VE or AE flood zones. This is why you see so many homes built on stilts here in the Keys.
