great information. my wife and I bought a home in Desoto in July of 18. we rented it out for 6months UNFURNISHED. we have a few people interested in long term rental as we speak, we are looking for a year or two and people are interested. we cannot retire till 2024, but we thought it was a great investment and so far so good, there are people that would rather rent long term than purchase. Skip is 100% correct, it all up to you what you want do, hope this helps. skip mic sounds great.

We purchased a designer home in DeSoto in November of 2018. We used City Furniture (Denise Dodge is fantastic) as they have packages for the furniture and accessories as well as a package for other items you need to be rent ready. We were able to get it rented for February and two weeks in March this year. We were able to a booking for January, February and March of 2020. We added a golf car to make our home stand out. We used Down Home Properties. They also do the home watch, arrange for cleaning and filing and paying the rental tax. We use the home as our vacation home when not rented. For us it is a great decision. We will not retire for another 2-3years.
Great information ! There is a fellow named Don Wiley that has a drone and has been making flights over the new construction areas for maybe 6 months. Does one every month or so. Very interesting to see how fast The Villages builds home. My wife and I were in The Villages when they had the first Villas built in Brownwood. Wish we had bought one then. I just didn't know that the rental income would be that good for Jan., Feb, & March. Skip you give great advice to new comers and cover so many topics. Keep up the good work.
Hi Skip, thanks for sharing another interesting video. I don't think I have seen that angle you are sitting in your Lanai before. The greenery looks great in the background. You mention of having days, when starting on one thing, then moving on to another and another and reaching the end of the day with nothing planned completed. Hey, welcome to my life!!! LOL. It is amazing how many distractions happen at times. We have a road to our north, where it has been partly blocked, due to a landslide on one side of the road, where the cliff just collapsed into the area below. Now the useable part of the road is getting potholes, just to make it a bit more interesting. They have been several months trying to repair the collapsed land and it looks like this will continue for sometime yet. Yes, I agree, the more garages the better, as any extra storage space is worth having. With all the stuff we have, we could use a fifty car garage!!! Anyway, take care. Robert.

New mic sounds great. Regarding the new patio villas - in looking at The Villages website where you can look at the floor plans of new houses, some of the new patio villas do not have lanais. The question regarding if two golf carts will fit into a villa that has a golf cart garage separate from the main garage: A Yamaha golf cart is basically 4' X 8', according to the specifications on the Yamaha golf cart web site. You can look at the dimensions of the golf cart garage on the floor plan and get a good idea if two golf carts will fit. You have to remember that the actual usable space inside the garage will be a little smaller than the dimension given on the floor plan, because many times the dimensions given on the floor plan are measured from the exterior of one wall to the exterior of the other wall. It looks like in most cases, two golf carts will not fit in a golf cart garage, at least for the Patio Villas shown on The Villages web site.
The separate golf cart garages in the Patio Villas are two sizes: 10'-2" x 9'-8" or 10'6" x 8'-10". I would think two might fit with some maneuvering, but it would probably be tight. The person asking about lanais in the new Patio Villas might have meant to say bird cage. On some of the newest ones they are covering most of the concrete patio down the side with a bird cage.

We rent our home in TV’s snowbird season and that income takes care of expenses for the year. No mortgage. We use the rest of the year off and on. We rent ourselves NO PROPERTY MANAGEMENT COMPANY! I take care of the renting and have a great home watch guy. If anyone hires a company they better READ THE CONTRACT CAREFULLY!
Ed Burhop I rent my own home now. I will NEVER use a management company again! I have a great home watch guy, Gary Anderson, and I pay him $50 a month which he more than earns. He has gone above and beyond for us. I have a cleaning person that goes in after renters leave and cleans. Gary does a follow up to make sure the house was cleaned well and everything is set for a renter or us. If you are thinking of renting yourself you can email me for the information I have. Anyone know if it’s possible to have a contractor put the washer and dryer in the wall that’s in the house rather than in garage? So you’d be sort of flipping it into the house rather than having it in garage.
Generally, there is no "best village" for anything. Most residents think their village is the best village and there's nothing wrong with that. Different renters will be attracted to different things, just like residents are. As Skip says, figure out what you like to do most and then base where you buy on that. In my opinion, a good rental is one that is well furnished, well stocked with necessities, and includes a golf cart for renters.
I have designer rentals in Hillsborough and Fernandina. The one is 2 blocks from skip’s place. They both rent well. I do know people want to be close to the squares and Golf.

Our original plan was to get the Jasmine or another designer. We liked the large kitchen so much and decided most of our time would be outside the home so no need for a third bedroom. I am there part-time every 6 weeks and my sister will be there full-time in another month. We were lucky to get it according to our neighbors because a few of them were planning to buy it. We are happy.

I can't really tell in the photos how that would look, or if you are staring at the garage wall when you sit in the lanai. Although it looks open on one side. The photos are hard to make out.

I believe it's the Sapphire model in Marsh Bend that has no lanai. Unless I am seeing it incorrectly, I do not see a lanai on that model.
