There is already a site for people who RV that shows all the map, with all the walmarts that allow 24 hour overnight parking for people traveling(it helps them make sales in the longrun if you think about it, the needs of travelers are 100 yards away). I think they should work with tuffshed to make their parking lot more income like the commenter above mentioned. A tuffshed is not expensive and could bring in 100s more for the lot owner per month, easily, and it makes the parking lot look nice with the tuffshed barns with the nice siding. Better than a bare slab.

Ben isn't your typical rich guy operating a 500 million dollar business that hires tons of middle management to handle the little things. He is so hands on, combined with stingy, with his company that actually goes to the parking lot to handle people sleeping there. Ben is a true New Yorker at heart, he knows how to take a regular tuna melt, which is always solid and turn it into something crazy good.

Ben watch your Home Depot property in orange park. Car groups are starting to hang out there. It’s only a matter of time before the burnouts start tearing up the lot. Clay county cops are always on top of it, but the groups go from spot to spot. Theyre there for 30 minutes, cops come, and the They’re off to the next spot. While they’re there... burnouts, trash, loud music etc. Also, the county is looking at making the area visually better, specifically on wells road where your Home Depot is at. They’re giving land lord’s money to do outside improvements. Look into it if you haven’t.

My dad ran 4 shopping malls at once. I grew up in the malls. I think he was crazy sitting in the basement all day and night going over massive books. Its starting to become me.

No. Im a licensed builder. Im building a mini self storage facility for myself right now. I also flip heavy equipment. I went to college for 5 years to run dealerships, and become a collision tech. I build houses rehab houses or buildings. I dont do jobs for people, only work on my own projects. After i finish this storage facility, i think about buying a shopping mall, or whatever i decide. Im always looking for the next deal. My mom is also a real estate investor. I was forced into real estate at 17 full time. Im watching ben, and i know exactly what it takes to do what he does. My dad ran several malls. Not just 4 of them. I know the tunnels, mall security, i know it all. I grew up in shopping malls walking in them when they were closed. I always liked to be hands on, but its to the point that i cant be with my crew anymore because i have so much paperwork to complete. I just dont like sitting in an office all day like my dad. Lol but i like a boat and a house like bens so hey what can i do.
I don't work for money anymore. I bought and flipped hundreds of properties. I work out of habit to be honest with you. I'm working for the championship ring now. When you get to this point you will understand. Your forced to be like ben when your in real estate. This is the fast lane because you always got taxes running after your ass. If you flip cars or heavy equipment you only pay taxes once no matter how long you keep it. If you buy property yoi cant just buy it and let it sit because it's property taxes involved. So in that case you better be moving. We are nor greedy. People just don't understand us. I'm like ben. I always catch hate too.

I love watch these videos and it’s incredible how work its involved with all the properties. What’s is crazy is how much Ben works on his businesses plus all the work he does helping people with their realistaste ventures giving advice, speaking at his hotels, reading emails, calling individuals and giving advice 1 on 1. What a great guy that loves what he does, honest, funny, lots of energy. He cares for others and it shows in these videos

I certainly understand the delema of the parking situation with homeless people, but i would say.. what would help the people out is going to the city and finding out if there is a place they would be fine with people staying, because this is in fact a MAJOR issue with many cities, much larger than people realize. and its not entirely those peoples fault theyve fallen into that situation. Their is the normal side of realestate and we all know the real shady super greedy side as well. uprooting people from their homes to buy their places and flipem, pricing out people from their own homes and neighborhoods. We see it in california and New york. and more and more in florida. People do need help and even a safe place to park. But

I was staying in Miami recently and was homeless, need less to say that place dangerous. I've slept in a couple dozen states or more and that's the worst city if you're not wealthy.
The safest place is by the airport in northwest Miami. If you know you know.
I feel for homeless single moms in Miami. Some one who can afford it should help them. If I'm ever able I will.

Ben, very sorry to hear about Mike. I have a question for you: can you get into real estate by buying a house on an fha or other loan, living in it while fixing it up, then renting it out while simultaneously buying a new house that needs fixing and move into the new house? Then repeat
Need to live in it for at least a year as your main residence before you rent.

That’s called house hacking but you will need to meet the fha loan requirements
You can only do 1 Fha loan at the time as well then I belive you cant do a other one until the og property is refinanced or sold and still think might have wait a year or 2 before can get other fha pretty much what I see is try make enough of first deal so can do 20% down loan on next project
In my experience here in Swfl, you can’t buy a complete fixer upper using a FHA loan since it needs to pass there inspection. Other traditional bank financing would work on value add prop.
