I like when ben says "nobody ever pays their property off" because it's such a key concept that can seperate the well to do from the ultra successful and It seems like a financial concept that you can tell someone and they either get or you they don't, and no amount of explaining will get them to understand .
It all comes down to peace of mind which is equally as important as making a lot of money. I know someone who owns 5 houses with 0 debt and they are happy and I know someone who owns 50 houses with good/leveraged debt who is equally as happy. It just comes down to what you want in life. You can be very rich leveraging debt the right way but obviously higher risk but also higher reward. I personally would rather leverage my money and spread my risk instead of paying cash and having all my eggs in 1 basket. I rather take 100k and buy 5 houses putting 20k down each house instead of buying 1 house 100k cash. The people who are truly rich never pay cash for anything. No way you can own 100 doors paying cash for it all!
