    The key is to buy low sell high. $75k is a bit high you can probably do better on pricing if you look around. That price is a bit inflated due to community likely and location. If you are just looking for a home its a great deal if you have no plans to sell or rent it out. From an investment standpoint I would look for an underdeveloped area and that price would cut in half. However make sure it is an upcoming area for the lower cost place. Also remember these videos are geared toward foreigners so expect higher prices. They know foreigners will find the prices low compared to home country. My suggestion go to Africa and ask the locals what they would pay dont get hustled learn the game. Knowing cost of labor and materials will help you better understand what you should be paying. Personally I hate when all the homes look the same.

      Then you should probably get your land and build. After going through the hustle of getting a litigation free land and the peaceful place to build. You will come back and tell them 75k is too much for such a property in Tema

      @@officialBerma I mentioned location as one of the aspects of getting a lower priced home. Buy in areas that still are under development and it will be worth more money in a few years. I mention the main reason to buy a home at 75k is if you plan to live in it. However as an investment you want to buy low and sell high. Also to know if 75k is a good deal you need help from locals who can help you understand all the cost that goes into building house and getting permits and as you said litigation free land. Additionally one should know the cost of hiring labor, general cost of materials, tranport costs etc to know if they are being charged too much. If you are not familiar with cost to build a house then you wouldnt know it is a good deal. Lets say it only cost them 35k to build the house as an example that means you are paying more than 2x the cost to build the house. Im not saying that is the cost but if you are familiar with labor cost, general cost of materials in that area and permit costs you would have a better idea. Make friends with civil engineers and learn the secrets of how to get the best deal.... I can almost guarantee you that having that knowledge will save you some money.

    Great video, but correction regarding water supply is that water supply in tema is not untreated water from the ground, but treated water is supplied from the water company.

    :( I don’t know that the average ghanaian would call these houses cheap. That’s almost Ghc460,000 for a $75K house in Tema. The average ghanaian makes not more than Ghc24,000 in a year :(

      A house in every country is a lifetime investment. Even in the west a house takes abt 20 yrs to acquire usually through mortgage. A Ghanaian can get this through the same means so it is affordable.

      I agree for the average Ghanaian this is out of their reach. That said in comparison to other properties in Ghana the cost is a bit more reasonable.
      The argument that in other parts of the world the cost or mortgage of a house is a lifetime commitment, i reject this. Because the exorbitant prices of homes and rent in parts of europe and the usa is a big contributory factor to why those countries have so many homeless people. Buying a home is just too expensive but it should be a fundamental right for every human being to have a place to rest their heads.
      I understand in Berlin Germany the situation got so out of hand the local government wanted to or did intervene controlling rental prices. Whilst in the uk subsidising rents takes up the largest proportion of their social benefits budget. In some parts rents/mortgages payments are so high it exceeds the average monthly salary of an individual.
      There are other ways and Ghana can choose a better model to ensure homes are affordable and accessible and at the same time sustainable and limiting land use to protect the environment.
      As for Ghana mortgage i made a query a few years ago and it turned out the cost exceeded the principal sum lent, so the mortgage cost more than the house. It shows that the financial sector in Ghana makes it very hard for Ghanaians to borrow and move forward whilst none Ghanaians have easier access to capital. It could lead to the property market being controlled from outside or by a handful

      It depends with the location. There are 4 bedroom houses that go for less than $150k.

    Ooh my, Ghana and Nigeria houses are fairly priced. @Steve you were in Kenya 🇰🇪 recently and you will agree our prices are exaggerated. A similar unit would go for more than twice the price. Kenyans who bewitched you..? 😉 Everything is over priced.. Good work @Steve

    One note about ground water. The fact it's not dirty doesn't mean the mineral composition is healthy for drinking. Water treatment isn't only for dirt removal.
    Many locals (that I Know) don't test their water unfortunately. I suspect it's same across developing countries
