    We vacationed in the Englewood/Rotonda area for over 10 years before we bought our home, we have friends and relatives in the area. What attracted us to Englewood was that it had a small town feel vs some of the surrounding communities, lots of Mom & Pop restaurants and beach bars, a genuine laid back vibe, plenty of parks and trails to explore the local flora and fauna. Our original intention was to build, but our priorities evolved over the years, and by the time we bought our home, we decided on a community that offered amenities. When our northern friends ask what are we near and what is there to do, we enjoy being conveniently located near Venice, Port Charlotte, and Punta Gorda, Boca Grande, Punta Gorda airport, Sarasota/Bradenton airport, Charlotte Sports Park (Tampa Bay Rays spring training), only minutes to Manasota Key and the beaches, water sports, eco tours, fishing charters. Like everywhere along the coast, it's growing, but it depends on how you handle it, during season we spend more time with family and friends entertaining at home rather than trying to fight the crowds.

    We love this area. We rented in Sarasota but purchased in Venice. We lived in Venice for 7 years and then decided to buy a home in Englewood. We were close to Wellen Park and the development and traffic became too much. Best move we made. There is a lot more then you would think for kids that we never realized. We love the friendly old beach town feel. Plus, all the local places.

    We bought a villa in BeachWalk, which is in Englewood. Being 2.5 miles from the beach was a big selling point. We initially were looking in Venice, but BeachWalk is just next to Venice (just south of South Venice), so we are close enough to downtown Venice. Also, with the new downtown Wellen Park coming, it is less than 10 miles away. I’m thinking it will increase values. I’m hearing that they’re planning on extending Manasota Beach Road to make Manasota Beach more accessible to Wellen Park.
    I felt like Heydy did at first - like Englewood was too rural and maybe run down. Didn’t feel like it was for me, coming from NY. But now I’ve come to appreciate what “Old Florida” feels like and I think I like it. Definitely more unspoiled nature and wildlife too.

      Yeah, Beachwalk has a really ideal location being so close to the beach and with all of the things coming to the Wellen 🙌Park area. We're soooo excited for the downtown to be ready! We also think it will increase property values.
      We've been hearing mixed things on the extension of the road to Manasota Beach, so I guess we'll see. It would definitely have a big impact on the value and selling points of Wellen Park, but it would also make one of the quieter beaches not so quiet, so I guess there's some pros and cons to it.
      In regards to that Old Florida feel, I think it just takes a little time and experience to "get it" but once you do, it's really charming!

      We bought in Beachwalk too! Our house will hopefully be ready around January. We were a bit unsure about the area too but think it’s definitely up and coming with wellen park nearby and Venice not to far away.

      The same with us. My husband and I were originally going to buy a place in Venice, so we took a few weeks off and went down to Florida to check it out. Well there weren’t any hotels available in Venice so we found one in Englewood & just fell in love with Englewood. Just like you said whole Florida style you don’t see that much anymore. I it’s like a little fishing village. Venice is way too crowded and overpriced, & The traffic there is horrendous.

    When exploring I liked the established feel of Englewood. But my wife was more swayed by the brand new Venice Wellen Park setting

      They are both great in my opinion it really just depends what you’re looking for. I love the small beach town but also love Wellen Park!

    My wife and I have been coming down to southwest Florida for the last 5 years and have been to all of the areas you described and also Rotonda West which we spent a week there on a canal home and loved Rotonda West! Needless to say we are currently looking for a home there and retiring there .
    No more cold winter's in Pennsylvania for us👍

    My folks & I spent vacation time in the Englewood area when I was a kid. I remember these vacations well and fondly. This factored a lot into my choice of locale when I decided it was time to head south from Michigan.
    Like Cindy I’ll soon be living in the BeachWalk community. Even though I didn’t work with a realtor your channel has been a great resource in other ways, particularly in exploring the Venice/Englewood/North Port area. So many good restaurant recommendations!

      The area has really grown on us. The Beachwalk community is looking great, and the location gives you a lot of options between Venice, Englewood and such a short drive to the beach! We're glad you've found the videos helpful 😊

    My Wife and I are staying in Englewood for a few days this November as we continue to explore all the possible locations for our potential home in Florida. We weren't very impressed with Englewood the last time but we will check around the area again because of its proximity to the beach and give it another fair shot. So far, though a little too far inland, Northport is in the lead as far as getting more bang for your buck. Nevertheless I would rather be closer to the beach so the challenge of our final decision continues. We are understandably concerned about buyers remorse BUT we also certainly relieved You and Jesse are there to help. In the meantime your videos certainly help us get necessary information as we are living in New York and can't be there.

      We'll be really interested to see if staying there for a few days makes it grow on you like it did for us! One other thing to consider is depending on what end of Englewood you're on it could put you really close to other cities such as Venice, Punta Gorda, Port Charlotte, Wellen Park, North Port, Ft Myers, and Boca Grande. So if you really like one of those cities (we know Venice is one of them!) it could be a way to get the "best of both worlds"

    Most of the mobile home parks are 55 and over in Florida plus they do a strong criminal background check so the stereotype of mobile home parks doesn't hold in Florida like the rest of the country.

    Nice video. Maybe to be sure people understand a little better, North Port is at the tail end of litigation they lost to citizens and residents of West Villages/Wellen park, which is the high-end of North Port. This area will be contracting out of the city boundaries and with that North Port loses the Myaaka State Forest, a large amount of their revenue as well as an insurmountable blow to the reputation of the city. Already, by government standards, North Port is considered a "poor/affordable" city, and because of the 2017-present hostility toward the people and taxpayers in West Villages by the electeds, and North Port continuing to build "affordable/workforce" multi-family multi-story instead of focusing on commercial development, the city has become a less than desirable place to live and will continue its downward slope. You were right to state in your video that North Port is not only not a coastal city but is far from the coast. The city will lose its beach access road once the contraction of West Villages is underway so the city will have zero direct access to the beach. Thank you for your efforts. You are doing a lovely job.
