You make an agreement with the seller first, and then get to work finding a buyer. I recommend Facebook investor groups, or cash buyers on Property Radar. If you have a deal I JV in all 50 states to help you find a buyer!

How do you assign it to the cash buyer ? Does your contract with the seller and contract with buyer both go to the title company ?
Yes, they do. With the cash buyer (B-C contract, you both sign a regular contract plus an added document that is specifically for assignment.
