- Hifab just had the grand opening of their new modular home factory in Grande Prairie, Texas. I've been following this company since September or October and am excited to see them hit this huge milestone. There are a lot of new companies entering the prefab home space but many get held up between idea and production longer than expected so it's great to see them making moves to increase the supply of homes. In this video I look at their unique strategy to entering the prefab home industry, check out their models and look at their pricing. I’m in TX and excited until the very end. I can build onsite cheaper than $300k. If I’m going to go 300k and higher I would never do prefab. The objective is to lower costs and appears we are years from it. Disappointed HiFab. 😢

Please tell me how. I have not found anyone in the Austin area who can build for less than 230-250 per sqft bare minimum. If I could get closer to 150/sqft - 200/sqft I would do it immediately
For under 300k in Texas- Grand Prairie in particular. After a quick look at Zillow, I found a beautiful 2053 sqft, 3br 3 bath updated ranch on a .29 acre lot with beautiful mature landscaping, a garage, a shop, a nice big storage shed, and a little greenhouse. In a nice neighborhood, with a good school rating and... no waiting.
No. It isn't ultra-modern, but it's sturdy and available now.
These prefab companies have to be able to beat what's on the market. They want us to buy their product for more than the price of available homes. Then we have to factor in finishes, land, permits, site prep, and time. It just doesn't add up in my mind. Now. If I could get their product, land, finishes, permits, and site prep all included at this price in California. They sold me. But not in Texas. ,
You’re paying have a million for a shack in Cali. There’s no way you’d get this for that price there. The market wouldn’t see it. Wayyyy more likely to pay for this in TX. Usually these homes are made above code and reduce your costs over the years by saving you on maintenance and utilities. Add in the aesthetic and that it’s brand new.. price seems about right. Maybe at some point these homes will become cheaper. I think that’s part of the plan. Right now they need early adoption to get to that point
@JvariW it depends on WHERE in California. I live more inland. My house 2400 sqft 3br 3ba on a 11000 sqft lot. I bought it for 163,500 12 years ago. It's now worth about 550,000. For the size, and lot, it's cheap. It's NOT a shack at all. But it is in the desert about an hour and a half outside of LA and SD. The closer to the city or the ocean, the more expensive

IMO, these are some of the more interesting models I've seen in a while.
Nice and good to see they are in the middle of the country. This will save on delivery charges, which considering these are more or less the same price as a traditional home build, will be an important saving. Long story short - nice and about time Texas got some love, but these are just too expensive..

Hello Kerry! Watched your video yesterday and then went into their website and played around with their designs. I personally love the Cowboy boot design. 🤠 I love a separation between bedrooms and living space for quiet. I am not a fan of open concept, however. I would love to see partial wall dividing the kitchen from the living room. When I am entertaining or relaxing I Do Not want to see my messy kitchen. But that's just me. Have a great day and weekend. Great to see a new company joining the fray. Great looking homes and layouts, especially the model C. That one feels like it probably fits most properties. It’s worth keeping an eye on them to see if someday they expand beyond Texas. 🤠

I've always been obsessed with the court yard design. Something about it just seems cozier.
Also, it's a design that has been done for many purposes, all over the world, all though out history.

The reason one doesnt see many modular homes in Tx is that the real gross cost of same, with all the work and extra costs of permits, land, septic, a well, driveway, carport...etc etc....eventually price it out of the market for most folks. Its just much cheaper to purchase a slightly used standard brick home in nice area.
Sorry, Kerry, as much skill as you have in being a YT prefab influencer I now just go to the comments to see what the price is to determine watching. The prefab home “community” you discuss is not the prefab operations I’ve found on my own. But keep up the great work! You do have a wonderful sense of humor and I know you have a large audience in expensive places like California; the upper west coast and Canada; you def will be able to help that economic stratosphere of society out! Props! And keep bringing us super fun(ny) and expensive pre-fab homes! Ty! 🙌🎉

I was in Missouri for a couple weeks at the start of July and had my eye out. But no I can’t think of any that I’ve featured so far.

I like their styles. Your #2 is my #1. Using a wheelchair is much more conducive in it. (Since it takes less effort to get from one side of the house to the other) I'm interested in seeing more from this company, perhaps some different renders would help it climb my list this year. It's dangling up there in the top ten area for me... I just don't know where yet.

Been a big fan of your channel and have been trying to find the perfect modern modular with 3 bedrooms under $300k that looks good, clean, modern, one level. Does it exist in that price range? Once you get past 2 beds things seem to get nutty with price. Thanks for making prefab interesting and funny!

I’m not moving to Texas. The prices seem a tad high. However, when compared to onsite construction costs the price might be lower. But then again the price does not include the cost of the property, site prep, permits, etc. When all is said and done, I’m not sure a prefab house is more economical. Just a thought… thank you! Thats a good question for the channel to - maybe? - resolve w some authority. What a great value add for a prefab homes channel to crunch some numbers, say 3 sample states, east, west, mid.... comparing basic 3 br home prefab vs traditional in same market? I would watch!
I think you need to factor in reduction of on site construction time. That will reduce land carry cost (taxes, interest) and impute a cost for the extra time you are living in your current location (rent/mortgage/etc).
I still don't think it will make manufactured homes cheaper, but depends on your carry costs where yiu live

I'm in Dallas and just moved from Tampa Bay and yes it's expensive depending where you live. Out of the major cities is way cheaper got new big homes for cheap and good quality.
Kerry I need your help!! I’ve been looking for a prefab but I can’t find one that ships to New Hampshire that I can make changes to that’s not ridiculously expensive, I’m looking for 700-1,000 square feet 2 bedroom. Everywhere I’ve reached out to I haven’t heard back or they don’t ship to NH. Or they are way too expensive. I’ve watched all your videos and I’m so overwhelmed. Anyone have any input I’d really appreciate it!!
My questions: Is a stick home built on site have more or less quality controls that one built in a factory? Do all General Contractors know how to handle subcontractors and laborers correctly? Why do home builders take shortcuts?
Are there any floorplans that show the measurements of the rooms?
Dimensions of rooms not just layout? Like what's the size of the main living area?

Since the cost of prefab homes has more than quadrupled in the last two years, I'd be interested to see prefab innovation that's being done right here in Canada, hopefully a company or two that's producing it for _les$._

I'm in south eastern Ontario and am interested in videos about modular homes, the quality and reputation, and cost of them. I'm also interested in manufactured, but so far you can't put them as the sole dwelling on private land in my municipality, so they're not a feasible idea right now.
I wonder why the Orca homes are being put in a mobile home village? I don't recall the building standards being mentioned in the video...
Nice review as always Kerry. But again (directed to the builders).....when you charge the same price as a new home already in place though still have the additional costs of the land, transporting it, placement and hookup....why would one purchase this from you?

Grand Prairie is only about 40-ish minutes away from me, but with those prices I'm not planning to go visit them.
Loved it until the price yet again. Looks like I'll be getting a manufactured Clayton Home for $80,000. Most affordable thing I've seen so far with boxabl not being ready either.
I don’t think you’ll find much for 80k anywhere. I suspect that pre fab homes will be expensive for quite a while. Right now they need early adoption

I like the C design, but it still seems a lot like a traditional home size/ design. Yet that they made a model to practice with by building on site is probably a smart decision.

Yeah, the cabin I’m in is old… every once in a while there are fluffs that fall from the ceiling and thats what happens when the ring light hits them. I usually see them while recording but not always! Thanks for watching

I know the dollar is worth zero, but almost four hundred thousand w/o land is not cheap. The only thing is if you can find land with utilities to put it on you may place a home at a relatively affordable price.
How does a Texas company design houses without overhangs? If you don't block the sun from the windows and have soffit vents in Texas, you will burst into flames... They are beautiful though. At that price I don't know why you would go modular. You could build a custom house at that cost. Where's the savings?

Prefabs were supposed to be cheaper than stick built. All these new ones are nearly double the price.
Do you have something against the East Coast or New England? Becuase you seem to love companies from Europe and the Western US. I subscribe to your channel and check out all your videos and it seems like you never promote companies that are anywhere near to the best state, also known as Maine...
The Northeast is the most population dense part of the US and yet you neglect showing us tiny homes that are reasonable shipping distance from here

Nice looking houses but they don’t even come with appliances and for the cost of the cheapest one I expected utilities and land to be included. And especially for the price of stucco, that isn’t anything fancy, not worth it.

First, though I've heard you use it many times, I want to credit you with teaching me a new slang for underwear: "ginch." Second, though the layout of these homes looks okay, they're WAY too expensive. Third, doesn't bother me they're only building in Texas because I won't do ANY business with ANY company in Texas, not even for toilet paper! Not only was the state ranked THE WORST to live in in the US, everyone should boycott their fascist, racist, homophobic, etc., etc., government!
