  • A couple days ago California based prefab home builder Cover announced a new line of homes that will be more affordable for buyers. This is a trend that I've been noticing lately where companies standardize their offering in some way shape or form to make the builds more efficient and allowing them to lower costs. Cover just released their line of two homes on their website in both 1 and 2 bedroom models. In this video I look at cover, their new model line and their pricing.       Totally agree! $369k makes BOXABL look like a massive bargain + w/BOXABL one could add a basement, a 2nd, or 3rd floor & have $ left over.

      Or living in the wrong area relative to housing prices. Living on the Right Coast in a large urban area 370K can get you a small studio apartment if you have lady luck riding along with your realtor.

    Call it "affordable" when they drop about $200k and $300k. I bought my traditionally built 2000sqft home for $350k about 5 years ago. Getting an ADU for the same price and not even half the space is ridiculously overpriced.

    Affordable prices are very subjective depending on a person’s financial standing. An individual could purchase a multi-section modular with extras for less dollars. When these homes are priced it doesn’t take into account the site preparation prior to installation. So, a home is more expensive than what was quoted when all factors and expenses are included. Nice job, as always!

    More affordable options lol? The fact that these can easily cost more than 3k+ square foot houses in most states is pretty funny.
    I think these companies doing these prefabs are missing the point and are unlikely to succeed. Boxable atleast gets it.

    They look really nice and modern but I'm not real crazy about the giant windows. I don't think I'd really like to live in a fishbowl.

    This still is not affordable. The website has the S2 unit - 870 sq ft @ $514,000 $590/SQ FT. No. The point of prefab was to be cheaper and easier to assemble than stick built.

    370k may only be considered affordable where they are manufacturing, or for those with extra income to spare- BUT certainly not for people looking to get out of these kind of price tags. For that price you can build the conventional way…
    Thanks for what you do but these prefabs are certainly not in my personal opinion not why I stopped to look at this video.

    Over 300k for a 582sq ft home? It is "more affordable" than their custom line, but geeze. Also, they're a little late in the "revolutionizing the home industry" bit. Edit: even though I find this one overpriced, I enjoy your videos and humor. Thanks for showing us all the various options out there Kerry!

      More affordable IN CALIFORNIA. Pretty sure Ker-bear doesn’t set the prices. Also pretty sure some folks haven’t looked at real estate prices in California recently. That said, 369 for a 1 and 1 is eye watering. Still appreciate seeing new stuff though. 👍

      You are correct about them being late to the modular prefabricated home market, plus their prices are out of line with industry standards $350k-$500k Cover doesn’t realize that at $500k you can build or buy a custom home IN California! Yes you have a 3 hour commute to anywhere Northern or Southern California but it’s possible take a look at Halfmoon Bay Area in Northern California going south along highway 1! So Boxabl and Steelbox manufacturers both have Covered beat by $150k!

    Ya cool stuff. I not going to pay California prices for a home I would need 2,000 or + miles away along with transportation costs, and additional pollution to the environment. + I’m not going to pay 500-600 dollars a sq.ft. For a tiny home. Let California buyers pay it? I’m not over in Tennessee.

    Do you think any of these builders will ever come out with just a bathroom / bedroom / hallway section that will attach to the main section so you can add additional bedrooms if you want ?
    By having pre-designed additions that would make it easier for people to create the floor plan they need without anything really being custom-made.

    still seems pricey when you can still find traditional houses that are larger. Maybe I'm wrong, but wasn't the idea of a prefab started as an affordable alternative? Also, the question I'm always left with is do these models function in snowy climates? what's with the flat roofs? ever found yourself staring at your flat roof garage that has 2 feet of snow drifts on it? Love your ever tidy log cabin living room Kerry. ..😉

    Thank you for presenting a standard plan, cost at $300k is high and not affordable so if cover can reduce their price and shorten the build time is exactly what people are looking for! Again your presentation is excellent we have to talk further about Cover and other manufacturers!

    I think when people complain about affordability, they're pointing out that, in the beginning, prefab homes were heralded as a form of building that would lower costs because they are cheaper/faster to build. And mainly, it DOES lower costs.......for the manufacturer. What's annoying is that these lowered prices don't seem to be passed on to the consumer.
    Maybe it's because their often contemporary designs give them a premium look, but prices on new prefabs are MORE expensive to consumers (per square foot) than traditional builds. If I'm going to spend 370k on a house, I will choose one that's already on a lot, etc. If you have to buy land first, this 582 sqf house easily jumps to half a million dollars!
    This is, of course, not a critique of you, Kerry, and just frustration at the prefab industry and what it's become.

      I'm pretty sure these are even more expensive than regular houses. I'm going to try to get some quotes later and see if it's a better option for me to buy a house that is already built but I'm pretty sure buying a small plot of land and then building a house on it is currently cheaper for some reason

    Hi Kerry, i agree with a lot of the other commenters. Here in Albuquerque NM, the 2100 sq.ft. house 2 doors down sold for 400K. I'm certain those are just cool and beautiful places, but....dang, California! (And I'm not inviting CA to come and inflate us-again. I know what you did in Santa Fe, AZ, OR, and WA.)

      Where do you think all the people in California came from? They came from other states and turned it into the mess it is today. All across the country it's the same in every state. As soon as someone buys the land and develops it, it turns into a $500k house on a small lot. Now you see why everyone is poor or homeless. It's a money issue, not a people issue. Everyone just wants to live a good life and they will go where they are able to do that.

    .... The baseline Rolls-Royce vs. the decked-out version ! :)
    And to think that the design fee goes up to $40,000, because they might have to add one more 3 ft panel in the bedroom 😂
    Anyway, all that said, love your videos!

    This video is the first time I've heard about a manufacturer having a software that "can instantly confirm that the floorplan design is compliant with local zoning and structurally viable and buildable within their system." What does this mean exactly? Does this mean that they can confirm their home meets the permitting required in a community and confirms that the house can be constructed on a piece of land? That would be huge because one of the biggest sticking points for me is determining those factors. Your videos are incredible, Kerry. I'd like to be a home owner and your videos have given me hope!

    Cover is a cool name for a prefab house company. I like the exterior of both S models. Though I’ll admit, that’s a lot of doors…sliding or otherwise. 😁
    I usually never bring up the price but these prices feel like they reflect the housing market in Southern California where most conventionally built homes start at seven figures and go up from there. I try to always keep in mind what the market is like where a given company is based out of. That usually gives me an idea of why the prices are what they are. 🧐
    I’m all for options. So I have no complaints. I’ll just keep tuning in and one of these times, hopefully, I’ll go that’s the one! 🤞🏽

    I'm not a 100% sure but i think you cant say affordable and 270 000 bucks in the same sentence!!?? Am i the only who thinks that tiny homes are for ppl who dont have a lot of money!?... if i had 300k for a house, i would buy a "regular" house... and yes i know in California its expensive to live there but again, im pretty sure the ppl who thinks its expensive to live there dont have 270K for a freakin' tiny house!!

      I live in a tiny house because I enjoy the efficiency and affordability. Utilities are a fraction of a regular house and there's no wasted space to fill with crap you don't actually need.

    If you are going to live in a trailer without wheels - it needs to be priced like a trailer motorhome without wheels. You ought to cover the "rolling pre-fabs" as well. they have better pricing and flexibility.

    Kerry, have to agree with other viewers. You pitch these "standard" configurations as the "value option" but they both are priced at around $600/sq. ft. I am curious to know what the design/builder's actual cost-to-produce is on these things. I am sure profit margins are obscene. But, if people are buying them .... what does that say about our social and economic situation..

    @Kerry, The glass wall in showers are opaque. Cover did install a clear glass wall window in a custom built home. The transition of the images in the slide show makes it appear that the glass wall can use electricity to go from clear to opaque. I would have paid for that option, but it was not available when I purchased mine and I'm pretty sure it still is not available.

    I guess it's more affordable if you live in the Bay area or Los Angeles. A stick home cost less to build and around the same time frame. I see this with almost every modular. I live in the central valley area and a 2000sqft custom stick build is running about $480k today. I'm looking at a 1200sqft home and will easily beat these costs.

      @@KerryTarnow Sorry, I'm just now having my morning coffee so brain is still starting up. Love your content and many of the homes in the modular space are beautiful. I was just stressing the cost per square foot. Most are unaffordable to the average person. I hope things change in the future. I am starting to build a house right now and getting 3 times the space as the S1 at less than that cost. I think modular homes should be faster and cheaper than building from scratch. Isn't that the reason they started making them in the first place (i.e. Sears catalog)?

    Affordable? Compare these to a Dwelltech Dwelly.
    $125,000 for 1 bed, 1 bath, $155,000 for 2 bed, 1 bath, $157,000 for 3 bed, 1 bath, $198,000 for 2 bed, 2 bath They even have some down to $72,000. Canadian made, Canadian prices. CSA A277 Modular.

    The old rule of thumb: No car should cost more than 1/2 a year's income. NO HOUSE SHOULD COST MORE THAN 2X A YEAR'S INCOME. That should be our mantra. Period. If it means we make the sacrifice to buy a tiny car or house so be it. The downward pressure on the folks now (and for decades) forcing prices beyond the stratosphere would eventually allow us to live by that old rule. And perhaps we would no longer need two full time bread earners in each family. And THAT might mean more stable and happier families.

    Affordable sure has a different meaning with this company. Over $500K for the 2 bedroom!!! Then there's the land cost, septic, power, water, Permits!!!! How about a California prefab company that does "real" affordable.

    Kerry let me be one of those people (straight off the bat) commenting from SA - why are these units so freaking expensive??? Material and labour cost can't be that high, really, is it? We can do that for 1/4 of the posted prices this side, and keep in-mind, decent timber in SA isn't easily to come by, nor cheap...
    Also, you need a new "studio" man - after 360 million great videos - thank you!!!, a new studio & look is overdue 😬

    WOW, seriously? If this is affordable, then I wonder what their custom costs. Prices start 369K for a 1 bedroom and 514K for a 2 bedroom? You can get a custom stick build for less than this. Los Angeles, CA new home construction cost is $400-$480 per s.f. The Covers S1 starting at 369K ends up costing at 636 per s.f. This is not affordable, it is price gouging! I did a filtered search on Redfin and there are new homes within the state that are less than 514K. They are bigger, they have garages, the land is included and they are available now. There are plenty more around the US but obviously, this company may be catering to certain areas. The 2016 passing of ADU laws was aimed to address the high cost of housing and companies like this are not helping that situation. You may want to reconsider your title because it took until the end of the video to get to the price. Doing this to get us to watch will not get you new subscribers or get us to watch any of your other videos. I honestly hate writting negative comments.

    Cover is not pricing competitively with their latest options. Their 800 sq ft house cost 500k. You can get a larger prefab from blu homes (Origin 1000 is 1000 sq ft) for 400k and its more luxurious. You can get an prefab from ORCA for less as well compared to cover. What is the justification for the price difference when compared to their competitors?

    Kerry thank you for this video about a new line of Prefab homes. I find them all fascinating, yes more expensive than a regular home, but I bet, better built, fuel efficient and able to stay sturdy and strong for decades to come.

    They actually think a one bedroom, 580 sq ft home starting at $369,000 is more affordable??? Maybe in the pricey California market, but it is way out my reach. Thank goodness for other options.

    Everyone can see why they are only in California. $300K for what is effectively a 1 bdrm tiny house is crazy! Well second thought, I guess this would be the same as buying a 1 bedroom condo in Atlanta. Hmmmm….

    Nice, but looking at the prices on the S1 and S2...those prices are not affordable. That S2 is is over a half a million dollars. The S1 is close to $400,000. This is not the affordable housing those who need affordable housing are looking for. These prefab builds are simply too expensive.

    I agree that these non-custom models are pretty perfect, but the price is not competitive, in my view. They really should have been able to get something under $300k for an affordable line.

    I mean…as long as there’s capitalism, I really don’t see us making a dent in the housing crisis. We got a global pandemic and instead of humanity improving, we’re constantly walking the tightrope of toward a recession. Love the videos. But I think it’s best to tune out words like, “affordable”, to see their true quality.

    It isn't the depriciating prefab home, it is the outrageous cost of property, and being forced to connect to public services. We use to be able to have a well dug (that we could power with solar), and have our own sewers systems put in for combined total of under $20k.. now you will pay more to the city for these mandatory things..

    Yes seriously I'm reading some of the other comments they agree with me this is ridiculous some of these prefab homes cost $50,000 $70,000 that's great that's something I can deal with anything above $300,000 for prefab home is ridiculous don't even bother posting those

    When it costs over half a million dollars for a 2-bedroom prefab, what's the incentive? You can build a stick-frame house for less in most parts of the country and pick the style and finishings you want. I don't get it.
