What if you want to convert a garage into a bedroom which shares the bathroom and kitchen with the main house? I haven’t been able to find info on this, because almost everything assumes it will be a rental ADU.
If you want to convert your garage into a bedroom, that is typically possible - however most cities will require you to add replacement covered parking in the form of a new garage or carport. This wouldn't be an ADU, just a garage to bedroom conversion. If rather you did want to add a dedicated kitchen to the garage/bedroom space, then that would technically be a Junior ADU, which is allowed to have a shared bathroom with the rest of the home.
Thanks @coreyl2173 ! @RuizCaz, as Corey said, ADU stands for Accessory Dwelling Unit, but folks may refer to them as granny flats, additional dwelling units, or even garage conversions. An ADU is a secondary independent living space on a residential property - you can convert an existing space (like the garage in this video) OR you can build it from scratch in your backyard!
This will vary based on your jurisdiction. Here's an 1,100 sq ft ADU we did in San Diego with a 456 sq ft attached garage. th-cam.com/video/lBihfpAgEz8/w-d-xo.html The floor plans are available for download as well!
It's not that type of video. It's a general overview for those of us in the very beginning of the process...like the deciding if this is what we even want part.
Based on garage conversion projects we've been involved with, the property increases in value. An ADU offers a lot more functionality and versatility than a garage.
@@Maxable This is a blanket statement that's not based on numbers (basically meaningless). You would only know if the property increases/loses value when it sellls.
@@eschrader The 35% is not based on real data, so it's purely fabrication. Without a garage, 99% of the homebuyers wouldn't even consider a home without a garage. More and more people are driving electric vehicles and need to charge their cars in the garage. In California where homes are easily over $1M, a lot of buyers are not even considering single car garage since a lot of them have 1 suv and 1 tesla. Without a garage, the property can only appeal to investor type of buyers.
Thank you.
Helped alot . I think you went into a lot of detail given the fact that there’s so much variations due to JHA.
Hey @Maxable , I wanted to know how you got such nice graphic drawings of the types of Garage Conversions at 2:00 into your video.
Hi! Our graphic designer made those.

Thanks for the info about garages after 1940's , a simple comment that help make a decision with an older home.
Our pleasure!
Do you contacts in Indianapolis, IN?
Recorded horizontally:)
What is an ADU? I can’t find google answers
Accessory Dwelling Unit. Essentially it's converting unused space, such as a garage, attic, or basement, into living space.

How do ADU`s affect property taxes ?
We've got a video on that! th-cam.com/video/Gn2J6cOcjvU/w-d-xo.htmlsi=lK9MizmG0T-s7aGE
Let's say the ADU costs you $200k. Your property tax will increase by 1-2% ($2000 to $4000) of that cost
@@BiologistVictorPthat’s a lot…if you are in a cheaper living costs area and you should buy a small house.
@@BiologistVictorPif building the extension on top of the garage. But keeping the Same footprint, will increase the property tax?
If building a 1200 sf detached adu how big can the garage for the adu be? Meaning there would be an 1200sf with a garage

"Do you need a permit to do a garage conversion?" Define "need" lol😂
You need permission from the city
Thank you, subscribed!!❤
Clickbait? While your video talks about many aspects of planning a conversion, it does not even try to get into the 'how'.

Want an estimate? Just do $200/sqft, and $250ft for up stairs.
If you take garage away, it depreciates the property as well. So net net not sure if garage conversion actually adds value.

so much talking geez
We'll try to talk less in our next educational video.
Lol
That isn't happening in my garage, which is below the living room. It *literally* supports my house.
They can do a lot with garage conversions that support the home.
You talk too much without the point
