  • I bought this house for $97,500 back in 2013 and put about $15,000 into the property in repairs before renting it out. You can see the video after we fixed it up here: • Rental Property Number...
    The tenants who trashed the house had been in one of my other rentals for years. They had been on time with rent as well as left the home in decent shape. The tenants fell apart this year and completely trashed this property. The whole house will need to be redone. Quite frustrating and I did not want to make this video, but I know I need to show the good with the bad! Luckily the house is worth $230,000 after I fix it up. I will re-rent it again after we get it repaired.

    Some of that looks deliberate and done in spite just before they left. You can pretty much tell normal wear and tear from out right vandalism and yeah, looks like someone was a little miffed .

      Did they have a deposit? Have you taken them to court? property damages? plus lost income? One of the biggest mistakes is property management companies do is they can't hold property value or retain damages from tennants I know laws and not the same state to state and country to country but wow .. This is why you give 24hr notice to "inspect" the fire alarm and make sure everything is working for the Tennent ..Because there is a nice way to get what you need and protect your investment

    I check all social media on a potential tenant. People who live like that put their whole life on social media. Bathroom selfies can tell a lot about a person.

    The downstairs broke my heart. I only assume an elementary age child slept down there and used that bathroom and parents never cleaned it or showed the child how to. Breaks my heart

      Still better for that child to live there than be homeless isn't it? At least until someone clearing 12k a month decided those children shouldn't live there. Now hopefully those children have a home. Who knows, because he said he's taking them to court the parents might have to sell one of them, or pimp them out.

    When I leave properties, I hire a cleaning service before I move out to make it spotless. I would never disrespect someone's property like that. I like to have references and be able to rent again lol. Also, can you show this to cps? The kids don't deserve to be in this condition. Did you do weekly walk thrus?

    I rent out a house as well and these are very upsetting situations. It really makes me scratch my head as to why people like this get angry at the Landlord when you have provided a lovely home for them to live in and THEY decide not to pay the rent.

    Thank you for keeping it real. People don't always show this side. My parents have done rentals for over 30 years. Overall these horror stories have been minor but I clearly recall one set of tenants who left a place like this and just left an unreal amount of stuff behind. Going through tenant stuff and painting rooms and ripping up disgusting carpet. Yeah. Thats one tenant I won't soon forget!

    Oh my gosh that is disgusting. We rent our home and have been for 4 years. We treat it and take as if it is our own home. Landscaped the front and back yard and pay out of pocket for our repairs. I cannot believe that people are so shameless. I would NEVER in my life leave a home like this. I guess it how I was raised....

      I rent an apartment and I shampoo our carpets with my bissel about every 2 months, we clean as if we owned the place. We chipped paint on our doorframe and fixed it at our own expense. I felt awful. I clean so much because i cannot live like that. I dont understand how you cant have respect for the person who lets you rent their home or have you cant respect yourself enough to keep a decently clean home

    Most renters I see are fine and great. A small few are pigs and love it. Nasty people. I love the renters who actually go out of their way putting love into the home. I surprise them with free rent from time to time as a thank you. Much smaller investment on my part for them to take extra care of property.

    I hate carpet in homes except the bedrooms, I find it much easier to keep clean, less dust mites, pet stains, less traffic carpet stains etc. Terrible people live like that and tare everything up.

      Scumbags like that should be forced to live in huts or tents since they’re obviously not housebroken (they just break houses) enough to live in an actual house. They just keep moving from one house to another-move in, tear it up, stop paying the rent, stay as long as they can during the eviction process while doing more damage because now they’re pissed off because they’re being evicted and then they finally leave the house a complete uninhabitable wreck and then move on to the next unsuspecting homeowner. Pigs like that obviously treat a home like a consumable item like a box of cereal or something. They don’t view a home as an investment since they choose to constantly rent, wreck and leave rather than buy their own home-which would be a total wreck before they pay it off and they’ll have to pay for whatever repairs that need to be done. I don’t even consider them as people-I consider them as cockroaches.

    It's unfortunate the tenants did the damage they did BUT it is good you put this video out to the public. It illustrates to the public and local governments the risks landlords face. These video taped incidents are extremely useful when our industry is fighting local ordinances that impact our community.

      Drugs. Same thing happened to my Tenants. Nice normal family. two years later divorced, ruined the house, all the children taken away. spend time in jail, stole from employer... bath salts and heroin ect ect.

    This is my huge fear of being a landlord. Why, how much profit did they take by destroying the place? If it cash flowed at 400-500 a month, they took at least a year back, maybe two.

      Yes, they took at least two years if we get nothing back from them. However, I always plan for 10 percent or so of rents to go to maintenance and repairs. Most houses need very little, but situations like this make up for it!

      OK, so the losses are built in to the overall portfolio. Got it. It really drives home the importance of qualifying tenants to those just beginning. A stable of 15 rentals is much more capable of absorbing a two year profit hit than say someone with 1, 2 or 3 doors in their venture.

    Deliberate vandalism by leaving tenants is a big problem where I live. Many owners are reluctant to rent at all or charge so much that only outsiders here on pipeline jobs can afford to rent.

    I always put in my lease agreement, that I will do a 30 day inspection on my property to make sure the property is in good condition. ...never stay away like that

      Tricia Kelly in California it's ileagal for the landlord to harras, snoop, or enter the rental without a 24hour notice, or to retaliate against a tenant for requesting repairs , reporting them to code enforcement , or the Housing Authority.

    We bought a freshly foreclosed house once where the former owners waited until they were fully moved out and gone for a few weeks (after we bought it) before they came back, kicked in the door, broke all the light fixtures, stole our refrigerator and kicked holes in a few walls. We couldn't prove it was them but it doesn't make sense any other way. It was heartbreaking, we shouldn't have had to suffer for their problems. We weren't the ones that kicked them out!

    I give Mark allot of credit showing this!!! Most real estate guys run around telling you how great it is to be a landlord and how rich it will make you! They never ever tell you the realities of Property Management!!! My dad was a landlord in The Communist Republic of New York City. Good luck getting a dead beat tenant kicked out of your building in NY. We had a couple of these plus a crazed crack addict completely destroy the door to the building. My Dad and I had to make repairs that night so no one could just waltz into the building! I have more than my share of late tenant calls etc etc. So yes you can do well with real estate but you have to do it in the right states and be prepared to have your balls broken!!! IT IS NOT ALL WINE AND ROSES!!

    As a residential manager myself, you'd be surprise what people leave behind within a few months. Even so, people of similar would say in courts I left the place in good shape. Or I got it like that when I moved in. Luckily, its not my money going into properties and I just manage the empties, its still ashame and noone should have to clean up that kind of mess.

    It didn't get like this overnight. Those messy, destructive tenants could have been caught early. A trick I learned when I was a renter - My landlord came in four times a year to change the furnace filter. He used it as an excuse to go into the place every few months to make sure everything's alright. Today, I own a duplex, where I live in one side and rent out the other. I do the same thing my landlord did. Told the tenants at lease signing that I will be entering every few months to change the furnace filter, so they knew what to expect.

    I won't do any renovation or restoration work for " flippers" because the majority of them want work done almost for free !!!! Been doing the work for thirty years and haven't found one yet that will willingly pay market value of work for quality work, and they want perfection for that chicken scratch !!!! Learned my lesson long ago !!!!

      Flippers use the cheapest supplies, materials, cabinets, etc. Then the house falls apart in a year.

    How can anyone be this filthy!! The excuse "I got kids" probably go thrown up a lot. My mother has kids and when we were growing up, our house was tidy AND thoroughly cleaned. I hear that lame excuse from so many mothers to get out of keeping a sanitary home and taking pride in their homes. If they can't handle the responsibility, they need to not have children. Children deserve a clean and safe environment. The condition of this home here is inexcusable beyond belief. And now the owner has to go through the headache of cleaning after those pigs and the cost of restoring it.

    I'm in the middle of helping this guy gut his rental house. This is my first time, but this is his second time having to gut the place. The renters were growing weed, no biggie, but the carpet was disgusting. had dog urine everywhere and garage and water heater room had piles of rat poop. I got to remove all the carpet and all the tile in the kitchen and bathrooms. All the places I lived, I always made sure the place move in ready. The frustrating part was the owners would always find some petty reason to fine us like finding some dust on backside of one blind, or a broken 2 x 4 that was already broken when we moved in it's just we never noticed it when we moved in, they blame us for it.

    pull up al your flooring in the home and lay down laminate flooring. My dad put laminate wood flooring in our home ( 7 people total living there) when I was maybe 9 and it still looks pretty good with only a few damaged spots that need to be replaced. That should keep you from constantly replacing carpet!

    I am here in MI. And I see this in 3mo. We own 18 single family Homes and if we seen one of our properties like this after a move out we were blessed, so yes it’s bad but here in MI. that would be a good move.

      It was close to $20,000, but the insurance company gave us $15,000 back thanks to our landlord insurance.

    Vinyl my man... Vinyl. Landlord out of Washington, all the rain makes great mud art out of all my carpet. Renters usually wear their shoes on the carpet. I stopped putting carpet in my properties years ago and have never gone back.

    This is so sad. I try to be so respectful as a renter and felt terrible that my husband and I got so busy managing careers and kids that the back yard was overgrown. Made me cry as we moved out because I felt we let the owner down.

    I have been renting from the same landlord for 10 years and I can not see myself ever making the house look like that. Those are pretty trashy people to destroy you house. They should be doing what we do and treat like it was their own. I feel bad for you.

    I know what you are going through. I work on dealing with renters. I delt with renters that completely trashed a property they rented & had to evict them due to non payment of rent. They were 6 months behind. I heard Every excuse in the book from them. In my cleaning of the property I hauled off 13 loads of garbage. & They have kids as well. Even worse was they conned their way into another rental down the road from me & did the exact same thing.

    Been there, done that. It seems there is a sweet spot in rentals. Too expensive and you have problems with weird tenants. Too cheap and have problems like this. It can be very daunting.
    Sad part is the law favors the tenant. All the appeal time and notice time they get...all while the landlord is losing money.

    I clean homes and I can tell you there are a TON of people who leave homes like this. Usually cost for a cleaning crew 500-1k to clean. And they almost always have kids. Breaks my heart (I have 2 kids. I get things happen. This doesn't just happen)

    A lot of landlords do a yearly maintenance inspection to keep up on upkeep. This also lets them see how people are treating the property. Also renters insurance- with proof they have it. Pics before moving in and pics when they move out.

      There is not much you can do. If you take them to the shelter they will almost certainly be put down. So you either let them fend for themselves and hope they find a home, or take them to the shelter where they have no chance.

      There is plenty that you can do. This can't be the only house that you have run into abandoned animals. That is a horrible attitude to have. I make less than 15k a year and I manage to fix and find homes for at least 10-15 animals a year. There are low cost spay/neuter places in EVERY state. You have a ton of money. You can't tell me there isn't much YOU can do. You have access to the internet! Use it... hire someone to use it and find a damn spay/neuter place and rescue that will help when you find these poor animals abandoned! Let me speak to you in terms that will maybe hit home.. you can write it all off on your fkn taxes!! Pathetic, lazy and incredibly self serving to say.. shrug.. errrrr not much I can do!!!! If there are no kill shelters in this hickville of a town I'm in, in Texas. There are for SURE where you are!!!! Excuses excuses... you are even worse than these people that abandoned their pets.
