      I thought about getting USAA for auto insurance and they’ve given me the worst quotes I’ve ever been offered. But navy fed has given me better auto loan rates than the competitors I got quotes from. Do you have personal experience with either?

    My wife and I are both veterans with me currently serving, she recently retired. We’ve been kind of iffy about buying a house because of the crest interest rates but we really want to start a family. This video really eased some of my concerns and I’ll definitely give you guys a call later this year when we’re ready.

    Great information. When we decided to move. I had 1 bank in mind to the point where I moved all my money into said bank and created credit relationships within that bank to increase my chances of having a good relationship to when it was time to apply for a mortgage I had my best foot forward. Before we decided to apply we found Jen on TH-cam and I started learning about the process. And I felt that Jen was very knowledgeable. So when the time can I decided that She would be on my list to contact when I’m ready to apply for a mortgage. Well that time was last week. I applied at that bank that I have prepared myself for. A local credit union and Jen. And I was in for a rude awakening. The bank that I had spent months preparing had agents that was hit and miss and didn’t know thier VA knowledge. I basically had to school them on certain things. Which was surprising because they service VA loans all the time. The other local credit Union off the bat didn’t know what they were doing. And of course Jen and her team were spot on. I’m so happy that we decided to go with Jen and her team because it has been so smooth. And I’m just so impressed with how knowledgeable everyone is. This whole process have been so easy.

    Thank you for such an amazing channel. The combination of great information and no bs is refreshing. We are in the process of buying a home in TX and our lender just told us he made a mistake and we can NOT do 3% down Conventional because we are not first time buyers. There is a huge difference between 3% and 5% and that is a pretty big mistake to make considering we only had 1 day left on our option period. I will be calling you guys tomorrow with questions about that and about a VA renovation loan (when we refi in 3-6 months). I know they are tricky, but it sounds like you will have some knowledge on the matter.

      Unfortunately Veterans United got me they sweet talked me and I didn’t shop, I have a 780 credit score and my gut kept telling me I could have done better with my rate smh. I’m gonna look to refinance out of that rate

    I'm so glad I came across your content. My family and I are PCSing the end of this year around Sep-Oct time frame. We are first time home buyers and would like to utilize our VA loan. When would be the best time to start looking for and talking to lenders and realtors. (We are leaning towards you and your team to be honest but in one of your videos you said to do our homework and see what others had to offer to compare). We also currently live overseas if that makes any difference

      I would suggest getting preapproved in late June early July if your target is to have a home by end of august so you can move straight in. We would love to work with you and work with clients overseas all the time:)

    I'm on my 3rd house that I've purchased through a VA loan, and I will say that everything out there with the name Veterans is the worst, is just to get your money, there not even competitive, even when there say there "United". I love this channel and I wished I had this knowledge before. Now I'm using it for my next purchase. Good luck to everyone!

    I’m trying to build on land. Though not in a hurry due to the ridiculous 6% interest rate. That’s a tough pill to eat when the house plus land cost sub 700k. I’ve been working with VU but I’ll also keep you in mind and get quoted by though to see who is better! Thanks for the educational video Jen. 😊

    Another interesting video. Does your company do the IRRL on VA loans and what is the waiting period to do one after the intial loan?

      Yes we do VA irrl. I actually have a special team getting ready for an influx of them when rates drop so we can move lightening fast. The waiting period for us is the same as all lenders. The guideline is 210 days from when you closed on the loan originally to close on the new one.

    Hi! Thanks for sharing! Currently, i’m working with veterans united, though I’m not sure if they increase their fees given how much volume and advertising they do. I’m comfortable with numbers and usually try to get estimates of mortgage payment using the Trulia calculator, but it seems that veterans united would be much higher, perhaps given their added fees. Do you mind sharing your insight on veteran’s united? Thanks again for this valuable content 🙏🏽

      I'm still learning to buying house. I'm asking them what would they charge in section A and B of LE. V.United said they just 1% original fee ($350 max). They wouldn't charge anything els, even they also don't charge credit run in section B (Except insurance, title). Am I being lied for? What actually did they charge you?

I am currently looking for a home as a first time buyer and using my VA home Loan benifit. RIght now I am speaking with a lender for property in California and at this moment the interest is a wopping 7.2%. I know the market is crazy right now, but 7.2% interest is very high and I was wondering if its possible to find a lender who would at least be in the 6% margin.     I need a pre-preapproval lol. Couple years ago I was preapproved for a certain amount thru vetsunited but covid happened and the house never happened. Now I am getting close to being ready again, income is same however I have since gotten rid of all my debt and the rates are much different than they were then. As a result I have no idea what my preapproval might be now, and could really use a strong hint because shopping in the state of WA, there's a huge difference in house price points with regards to west vs east side of the cascades. Is there a way to get an idea of what my preapproval is looking to be going off general info without pulling the credit and doing the whole thing? I'm still not ready to actually buy/start shopping for another couple months.

      For a real preapproval we run credit. We can beat VU on rates and fees without trying.

    Hi- Great video, thanks. I am a disabled veteran 60% service connected. I currently have a conventional fixed rate loan on my home at 4.5% with a balance of $52k. I have 7 years left on my loan. Obviously I have a small loan left but am curious to know if it makes sense to refinance through a VA loan that may have a lower interest rate? Curious to know what the going rate (ballpark) is for VA refinance loans from conventional to VA and does it make sense to even consider this at this point? Thanks

      Current market is 5.8-6+% for VA loan. How could you get 4.5% with refi. Keep it as is. Remember use VA loan with your next house or refi when VA market rate much lower than 4.5% (some lender offer free refi, refi cost few thousand for house about $00k) and apply for property tax exempt, if u didn't.

      It’s driven by the computer so I have seen like 65% but I would not advise that. If credit is below 600 we cap at 45%

      You can buy down the rate on a VA loan. How much 1 point lowers the rate changes daily with the market. tehre is not a set 1 point will buy down the rate xyz much.

    To have a co-signer on a va home loan, does my co-signer need to be my spouse? Veterans United told me the Va requires that.

      to avoid a down payment you would need to be married or they would also need to have VA COE. You can have a non spouse/non military cosigner but then you need 12.5% down.

      @JenniferBeeston they are both projecting 6.9% with the current market. They said they have the high for now but should change. Is better to use VA so the down payment goes straight to the principal or will the same happen with the conventional loan?

      The rate should be lower on VA then conventional. It’s super odd it’s not with the lender you are working with. The other thing to think about is future refinance as rates are at a peak right now. Va irrl are the easiest refinances in the industry as there is no appraisal or income verification. I vote VA

      I do loans every day for people with a middle score above 580. The key is when a mortgage lender pulls credit it may be lower then what you see as a consumer. I did a short just about that based on your comment last month.

    I own land and a home with barn. I want to purchase farmland my Uncle owns that is next to my current home. If I want to build a new house on land purchasd from my uncle, can I borrow money for the land and new home construction with VA loan? I am 100% service connected and receive SSDI. THANKS

    Here's the thing though....... the likelihood that the 5 loans a month guy stays on top of that loan and all of the deadlines needed to make sure that that loan closes, along with being more time invested holding the customers hand through the process on the more complicated loans is 10 times more likely than the person who's giving pre-qualifications like candy because they're trying to make money on volume....... which if I have $20,000 of earnest money at stake, it would be worth paying a little more

      You would think that but often the lenders doing the least loans are actually the hardest to get ahold of as they aren't treating it like a full time job. If they were doing a great job, offering low rates etc and hand holding they would have more clients. Brutal but true
      Also someone doing very few loans per month will not be as in tune with underwriting and the market. I would not put my emd with a loan officer doing 5 loans a month. I would want to work with one of the best

    Lol. I know who that "money person" is. Apparently his advice on VA is bad just like a lot of his other advice. He would tell me use up my savings to pay off my 3 % car loan too. 😂

      Mike that does not sound good. There are some VA programs through VA to help to make sure that does not happen. Also most cities have some level of section 8 or affordable housing. Let me know if you want to chat and let’s keep you in shelter. 707-478-0637
