    Thanks Jen, you are so right. I've done this in a budget notebook but without the needs and wants. You're right, it's painful and ugly and you feel awfully guilty. I can say after getting a handle on a few things such as eating out, the one area I still struggle is the Walmart order online the go pickup. It's just too easy. I'm always over budget on that one, something I'm working on. But I'd love to get your spreadsheet. I'm going to send an email. Thanks!

    Buyer beware, that due date , you gotta pay it on that day, a day late, regardless of late fees ,etc, or your promissary note conditions, they get to foreclose. In a judiciary state, it's up to the judge, and the side of the bed he or she got up on. A day before due date, that's not a payment, but a reduction of principal.

      I always pay early and have not had issues but it is important to keep an eye on for sure that it is being accounted correctly

      They generally change hose the day you take ownership. Check with the builder for sure

    Another great video Jennifer. Since you mentioned moving to Florida I have seen a few videos that describe how homeowner's insurance (& flood insurance) has gone up tremendously in Florida. If that is true, is it the whole state & by what percentage has the rate gone up? It's reminiscent of buying a inexpensive house in a area that has high real estate taxes.

      Thank you. Florida is pretty wild when it comes to homeowners insurance. There is zero consistency. I’ll have one client where it’s $100 a month and another where it is $1000 a month. Sometimes it doesn’t even matter if it’s in a flood zone or near the water. My best advice for Florida if someone’s shopping there is to get a homeowners quote the minute they see a house they like. We are, however seeing this in multiple states right now. Oklahoma springs to mind. Arkansas has gone up. California has been wild for a while but it’s gotten weirder. What we’re seeing is it homeowners insurance companies across the border raising rates in every single state and it’s expected to go up again next year. The lack of consistencies is frustrating for homebuyers and lenders. And I have to say the timing of all of this is crazy. Although, realistically beyond the natural disasters, housing prices increased so much over the last three years that would lead to higher homeowners insurance across-the-board. I do have serious concerns for people who own their homes, and have fixed incomes who can’t afford for homeowners insurance to go up. I think we’re gonna be seeing a lot more reverse mortgages because of this.

    Are home warranties worth it? When purchasing my home my realtor made it seem like I had to have one. I opted out right before closing but I have 30days to purchase with no increase to price…should I?

      It really depends on the home warranty you get and what the home warranty provides for and what you expect out of it. I had a home warranty on one of the first houses I got, and it was useful because it saved money on plumbing repairs stove repairs. you would really want to read the details of the coverage and see if it’s anything you need before you buy it.

    I have a question I’m working with a realtor I want to do $250,000 but then I want to put $10,000 cash as down payment which would make it $260,000 he’s saying we can’t put a down payment over our approval amount if that makes sense to you and I’m doing a VA home loan and I’m a disabled veteran

      If you’re buying a house at 250 and you’re putting 10k down then the loan amount would be 240 so I’m a little bit confused by the math on this one. Happy to discuss give me a call 707-478-0637.

    I'm a Marine Corp veteran, I have decent credit but self employed. Is there a v.a. loan that would work with limited income verification? I'm interested in using a v.a. loan to purchase land and build home. Ty
