    I am 69 years old, and have gone through some really good times, and some really bad times. Have lived in houses of greatly differing sizes. I have come to realize that “less is more”. The larger your house, the more stuff you buy to put in it, whether you need it or not. The amount of stuff can get so great that so much attention is required to deal with it that you don’t own it, it owns you. I will also say that one-floor houses are much better than two floors.

    More vanity and cabinet space in kitchen and bathroom to store necessities.. they take up more room than one thinks ..I live in a tiny house in retirement and love it !

    I was a building contractor for 40 years in California. I designed and built many homes to fit in with the other homes as well as some sloped lake front slopes. This is one of the best designed small homes I've ever seen!

      You can expect to pay a lot more if you have to purchase land, then permit costs, who builds this?
      I doubt this would fly in hurricane states..actually, it would fly..

    I love this design! The second bedroom would be my craft room, with a pull-out bed in a couch. I can honestly see myself living in this!

      This is an awesome home. Love the structure of it on a lovely lot. I love the decor inside but the bed head in the large window would scare me.

      2'nd bedroom for me would be a huge closet! All bedrooms are too big! You only sleep or have sex there! Closet space is more important than having a large bedroom.....for me.....

    This is a cute little house.
    I can see that the entryway allows for the shedding of coats, hats, shoes, etc. In this design it makes the living and dining space cramped. I like the overall design. If I built this for my family, it would be longer, possibly a little wider, and able to be ADA/wheelchair compliant. Thank you for posting this!

    Very well designed! I love it, the entryway creates a wall barrier separating the kitchen and living room. 2 bedrooms and 2 bathrooms with lots of room to walk around and not feel cramped. Well thought out design❤

      I looked for a closet in the entryway, but didn't see one. If I were designing, I'd put the front door off-center and put cabinets/hooks/etc. on the wall away from the door to store coats, shoes, hats, totes, etc. In a house this size I'd want all my space to be working for me and the entryway as currently done is useless space, imo. @@realhousedesignideas

    I would remove 1 wall in the entry, which would be next to the living room entry wall, leaving the dining room wall for a partition separating Living room from dining room, and add pocket doors to bathrooms and somewhere in the kitchen add a metal rack for pantry, and on the outside on the right, extend the cement slabs 2 times bigger to have outdoor furniture with a grilling area.

    Love this. Open floor floor plan instead of a small hallway size living room. Bedrooms a decent size. Did I see any storage for towels? Perfect though. This is the best tiny house I’ve ever seen on TH-cam.

    Different strokes for different folks. I think it’s a wonderful design based on what my needs would be. I love the windows. I love the snugness. Well equipped. Two bedrooms. Nice shower. Just a lovely cabin house.

      While single I purchased 2 very large homes but guess what. I rarely used anything but kitchen and bedroom and of course 1 bathroom. A lot of people have been purchasing a lot more home than they would ever use. At times it's more economical but at times it is keeping up with their friends etc. 😁

    Finally a REAL Affordable House at $20-40/sft.... specially at $20/sft.... and well thought out... Great Bedrooms and liked the Shower Stalls in place of space wasting Bathtubs which see very few uses... Entry Foyer is great for Cold weather, but if removed would make the Great Room.. Greater.... (maybe the foyer can be extended to the front as a seperate entryway...!!!!

    I'd add a wraparound porch/deck. I'd buy a few dozen of these for Vet Village if they met local building codes and especially if they came in kit form.

      Great idea! The interior doors won’t work if they have mobility issues because they are not wide enough for wheelchairs, walkers, etc.

    The bathrooms could have had pocket doors so they would not be opening against the shower, and the vanities could have extended on either side against the wall to allow more counter space and more cabinet storage. The entry was just wasted space, the kitchen for me would need more cabinetry. The overall plan was good, but those would be my tweaks. Enjoy your home.

      Agree! I would only have one of the bedrooms have their own bathroom. The 2nd wound be accessible from the hallway so your guests would not have to go through a bedroom to use it. I wasn't a fan of the shelving over the couch. I could see someone hitting their head getting up. I would like to mention a 2nd exit is mandatory in most places. Other than that I did like most of the concept.

      @@eileensongs yes you need access to one bathroom not through a bedroom, for visitors. can't figure out what the two tiny rooms next to the bathrooms are. the entry is more wasted space.

      1 bedroom- entry out not into rm. Kitchen turned so have bigger lounge. Square cupbds up higher. Window bedrm too big. Also mayb lounge. Cover frtdeck - yea not much to change eh😢

    For my personal touch
    I would lift the house off of the ground by adding a garage under using cinder blocks. This would secure the vehicle, also my house would match the height of the other homes in the neighborhood.

      I think I need 2 and have them long way situated like a duplex where I could live in one and my ex can live in the other it's a 40k duplex just need some place to put them I like the cinder block garage idea as a foundation.

    Great ideas as a concept! Love the minimalism but a little more storage (I don’t see a place to store even an extra roll of TP) and mechanical room would have to be considered

    In a space this small I think you have to question every design decision and honestly the walled entryway makes no sense whatsoever and takes it valuable square footage and limits visibility in the main area

      Makes more sense then you think in this little space. Splits the living room in too parts, holds the dirt from your outdoor clothes and shoes out of the living room and in a small place and last but not least on cold and windy days it's a buffer zone.

      Correct. The smallest dimension in both the dining kitchen and living room defines the “feel” of that space. In both cases the space seems so much more cramped than it needs to be.
      Also, as a living-kitchen, the restricted visibility rather spoils it. If the design is for a warm climate (I note palm trees outside) a sealed lobby is superfluous in a small cosy home - in a cold climate you would surely create a lobby outside the line of the entrance door, not inside it ?

    I would opt for more cabinet space in the bathrooms. Don't need to waste space for an entry to the bedrooms.
    Move the washer to a bathroom and install a stove in the kitchen.

      Definitely need a stove in the kitchen not just a cooktop. I am sure a stackable washer and dryer can be put in the bathroom. A kitchen needs to look like a kitchen...
      The giant windows are a waste of wall space. You can bring in a lot of natural light with smaller windows. I would not want to foot the cost for those windows especially living where I do. I need triple pane thermal if I want to keep my heat in during the winter. If that house is going to be built in a 4 season climate that house will be an energy trap!

    Nice design but I agree more storage in bathrooms and kitchen would be better and maybe a laundry room and a nice wrap around porch then it would be perfect ide buy one if those things could be added to this design

    The walked entryway is called a vestaview in Philadelphia, Pennsylvania. The homes there are built in connected attached to each other and all of the houses have a vestaview. It's were you can take off you rain coats and rain boots. It the same thing from the snow. So a person wouldn't track up the house with rainy or snow attire on: With wet coats, rain coats and rainy boots and snow boots which are really the same garments. Oh I forget about the umbrellas also. It's a good place to put wet umbrellas also. I like the vestaviews. I think there great to have.

    In a house this small. Ditch bedroom 2, turn bath 2 into a half bath. Lending to more living room/kitchen space and a designated laundry closet and larger master closet. All interior doors should be pocket doors to reduce clearance needs, Also. The entry... should be a lovely 2 sided armoire on one side of the entry making space for a breakfast nook, no walls or second door. The armoire adds extra kitchen storage and room for coats and shoes upon entering. The master should have a sliding glass door to the outside Lastly, a wrap around deck with privacy screen, it'll offer privacy for the inhabitants and give the home a nice mid century modern feel.

    I would have to have blinds at all those windows. One other concern, only one way out. But, otherwise, nice for price.

      BevAnn, I'd def cover up the windows and I'm surprised they're allowed to only have the 1 door. It's not legal I don't believe that way. I'd add a 2nd door! The price is great. I've been looking at these lately.

    Thank you for sharing. I see wasted space in a closed off entry into the bedroom spaces. That space could be reallocated to a pantry or additional kitchen storage. I would also want the guest bathroom to connect to the house without having guests walk through a bedroom. The wardrobes would need sliding doors or curtains because as-is the doors would hit the bed and not fully open. Love the big windows. HVAC and hot water could go in the guest bathroom if that was reconfigured. Cool concept.

      My estimation is based in Philippines price list, not Europe or US. It's an estimation of the cost to build this house in Philippines (unfurnished). The price will really depend on the country you're building it.

    Given that the 2 bathrooms can easily guest a bath tube just moving the toilet in front of the bathroom's door, and that the furniture hosting the tv can eaaily be a way more useful 6 closets cabinet on the top of which to set the tv, this layout is absolutely a winner not only for bungalow/independent units but even for condo apartments blocks!🎉🎉🎉🎉 With bunk beds one of the bedroom can easily guest 2 kids beds, closets and desks🎉🎉🎉🎉❤❤❤❤❤❤
    Considering the economic crisis we are world wide going to face, builders should implement these easy essential solutions to ensure a roof on everyones head. We see here easily that it is not needed to be Elon to design something as useful as affordable....and nice!!!..as always it is just a point of willingness to do things...

    If you live alone it's s perfect set up, and for $13k that's would be a great deal. If the lot size is 10k sqft that would be a dream home.

    I don’t mind the entry way as long as there are hooks to hang the coats and a place to put shoes. I would put the sofa against the window and maybe put a small table in there and get rid of the chairs. I’d hang a tv on the wall where the sofa is and put a small stand with shelves and doors for some added storage. In the kitchen…I’d get rid of that table and get a small round table to go in the corner of the entry way wall and I’d make the end of the cabinets where the refrigerator is an L shape to give more counter space and put more cabinets above and make the window smaller to accommodate the counter and cabinet space. The fridge could go on either end of the cabinets. I’d get rid of one of the bathrooms and make that a combo .walk in pantry/laundry room

    It had some good ideas, really like the size, entrance, colors, materials used. a couple of things which were not my cup of tea: 1) two toilets and showers is too much for this small house unless it's for 2 families or AirBnB only 2) I prefer not to live in an aquarium - also big windows disallow placing furniture on that wall, unless they are facing towards the street (like a shopping window), so they take a lot of space for a small house 3) tv & playstation (or any tech) do not belong to bedroom, I feel like the opportunity to put them to living room was missed due to aquarium sized windows

    I would put a tub in one of the bathrooms & move the closet in on of the bedrooms , steal a bit of closet space & have stackable washer/dryer. A shed would be necessary for lawn mower, etc.

    Very nice, but I would do two changes:
    1. Change the design so that you can watch TV in the living room, and put more storage space (built in drawers? ) and make the roof a bit steeper so that you a) can have solar panels in warmer climates or b) don't get so much (heavy) snow on the roof.
    This may increase the cost a bit, but I think it's a good investment in the long run.

    The concrete foundation pad alone is $4k. The glass is $3k, the roof and plumbing would begin the budgeting: the framing and walls, the electric and trim, the lot puts this well onto $62k.

    I dig it. But, televisions don't belong in bedrooms. I suppose maybe on that tiny entry wall in the front left living room, utilizing a mount.

    Thats my house, changes; eliminate foyer, door is fone, a shared bathroom/door from each bedroom. Narrower windows with trapizoids above liv, din,. Dont need picture window to look at parking lot
    Otherwise a perfect little house for me. I love it more than any Mc Mansion.

    J'adore 💕 cette petite maison et les divisions sont très bien calibrer. Par contre j'y ajouterais un système de chauffage électrique central du genre thermopompe et ensuite j'ôterais l'armoire vitrée et je rétrécirais le comptoir d'une porte d'armoire car je possède un mini vaissellier .J'installerais un frigo 7p cube à la place et un congélateur 7p cube debout à l'autre extrémité du comptoir😉😊❤❤
