The tenants in NYC have too much power in the eyes of the court.

Mediation is needed here, in most cases. But it doesn't exist, in "practical terms". The 'Laws' on tenancy are glued and screwed at this point. Landlords only want the money. Tenants only want to remain on the cheap. It's a mess & the lies and brutality of providing for the irresponsible tenants is astonishing.

what about Rent Stablized tenants? im trying to invest in brooklyn but many of the properties are being sold with rent stablized tenants

All rent stabilization and rent control laws make things more difficult, but evictions are exactly the same, whether the tenants are rent stabilized or not

In New York, if there is no lease (meaning month to month) I read that once I give the tenant notice to terminate I am not allowed to accept payment, otherwise that would be renewing a lease. How do I get paid for the last two months then?
Edit: I live in upstate New york, my tenant has lived in the unit for 1 year on June 1st. I already accepted May rent. So I decided that I would tell my tenant they need to be out by August 1st. I hope they leave without me needing to file notice of petition. My question is, apparently I am not allowed to accept payment otherwise that would be renewing the lease so how would I get paid the last 2 months if they just move out by august 1st.
I am not an attorney and the laws are different in different counties. If you are suing for payment, you can't accept payment during the litigation, if you are suing for hold over (just get out) you may be able to accept payment. Speak to an attorney in your county.
Question. I sent eviction letter to my tenant in rehab on September 1st return receipt. The eviction date was October 31st. Hevsaid he was moving out today but 3 days ago went to rehab and never told me. Hes a scammer. Tried contacting lawyer and need him out to redo the apt he destroyed. Suggestions?
Everything is on his side. He can fight u to the last minute or he can willing to leave before the first court. Any update on the case ??

I have a tenant that Sublet's from me in a Coop apartment in Queens NY. Their lease up at the end of December 2023. I've already given them 2 written notices in June 2023 that we will "not" be renewing thier lease. One was by mail, one left under the door and they acknowleged in person they're aware of the notice given. The rent is frequently paid late, with no explanation given. So far by the 20th of this month (September 2023), the rent has not been paid. A letter stating the rent is overdue was sent out on the 18th. We are really hoping they'll leave by the end of December 2023, but it really feels like a storm is coming so to speak. Yes, we want the current rent, but what steps should take now so they know we mean business? HELP
Have an Attorney send them Notice to Vacate if they don't pay rent this month, and if they do send a Notice to Vacate at the end of December

You go to court clerk and get a notice of court date and a petition notice

Im a paying tenant, new landlord came in n demands 40% increase n won't repair washer, added heat to pay, so i gave 2%rent increase, he's thinks thats not good enough so he summons me to Court 😅😅. Im going.

Hello I need some help here as I am very Terrified because I’m being evicted. I’m 24 years old and live with my parents, my parents are renting the house we are currently living in and with got a notice to vacate January of this year my parents said we’d be moving but we’re still here and now I’ve just received this morning that the landlord has started a holdover eviction case against us and my name is on this petition as well I don’t want an eviction on my record I will leave immediately can I just leave what can I do? What should I do? anything will help please
I wouldn't worry too much because evictions never show up on your credit report.
