“How much is your commission?” “Well paul, that’s totally negotiable. But let me ask you this, what’s more important to you, the commission or your net?” “My net...” “right, why don’t i come by today at 5”
Deric, You are the man with getting the client emotionally involved in the pain that they have been going through and the pleasure they could be feeling if things were different. Your skill is rare and well practiced. Just wanted to say thanks for having the guts to post one of the hardest things to do in sales.
Expired Listing: "No, I'm not selling the house" (stated for the 4th time). Dric: "Yeah absoluteley Paul I can clearly hear you saying that" That was a tough call. Way to keep the prospect interested and listening to you, way to hang in there.
You are a stud! FYI, I watch your videos every morning right before I start cold calling. By watching your videos I have not only refined my scripts but have set over 29 listing appointments for my boss since October. I appreciate this, and please send more....Do you have any that you didn't close? It would be good to see how you handle the rejection clients and what your next steps are? Drip campaign, weekly follow up? Call again ect?
thankyou i work hard and train hard to help people get over their perception of what they think the market is and where its going so they can make the best descion for their family, and move forward and i can tell you its not always to list sometimes they stay and thats fine too.
Hey,,, nice job getting the appointment. The $64000 questions are.. (and you can tell us since you posted this in 2011)... Did you a) end up getting the listing? b) sell the house? c) how long did it take you? d) what percentage of the asking price did it sell for? e) and since presumably it's been sold and closed for a few years by now, can you please disclose the address? THANKS MAN! STAY BOLD!
I find it difficult as a new realtor with no homes sold under my belt when asked how many homes have you sold?. but still, i keep making these calls, trying to get that one yes.
Answer the question indirectly. Say how many homes your brokerage or team has sold in the past month or year. You can also redirect the question a million ways. Think outside the box but never flat out lie. Honesty and integrity are everything in this business.
Remember that he was in the same situation when he started. Like everyone. Of course when you will be in the business for 5+ years the performance has no comparison
“Zero. I’m a new real estate agent and hyper motivated. If you choose to hire me I will dedicate every minute to garner a positive outcome because it’ll be my first. How many other agents can tell you that while juggling multiple listings? Also, I have the support of BROKER just as dedicated to my success as I will be to yours.”
Legen...wait for it...dary!!! I work in inside sales for a best practice research firm and had two horrendous months. Your videos just inspired me and are showing me techniques to get those deals. Thanks. You've a got a lifelong fan in me.
I THOUGHT THAT WAS COMPLETLY AWESOME.. i used to do cold calls and cold visits.... man, as a seller, i used to hate the excuses ppl give ya. Feric u did it man i loved this video! for us here at home did u sell that ouse?
It really helps alot that Agents like you share this kind of videos, There are some Agents that will say they have 30 , 40 years experience in RE and that's actually the only closing word they have but you man you probably have 300 years experience compare to a lot of Agents. Excellent. Braavo Derick Thanks for Sharing
Icecubes and eskimos come to mind. Fabulous! I love sales and did sales myself for many years. You are a master, this is an art form in which one has to be able to connect on many levels with many people, not easy but you make it look like apple pie. Great stuff, enjoyed watching and I hope to god you sold that guys house for him, poor guy sounded like he'd been given the run around for sure!
Even though I knew that the outcome would be that you would get the appointment, the seller had such a solid "No" that I thought there was no way you would get the appointment. Amazing push to the finish!
Hi mate, it is the first time I watch your videos, man I wish we could push people in the way you do. Here in Australia the government has everything over regulated. But man great work
