    I think the end user may benefit more sa pasalo. Pero, I think para sa investor, it's kinda important na siya yung first mover, or maybe pwede pa kung sasaluhin ng investor early in the mortgage, kasi kapag late na parang konti na lang ang profit. I could be wrong, that's why I rather stay away from pasalo, lol.
    Siguro, it's case to case basis.

      Really depends on the situation. But in any case, best is to plan ahead and buy sooner, if possible, rather than later :)

    Question po sa pasalo condo.
    Meron po akong nakuha na pasalo na condo 1.2m ang balance sa PAGIBIG, 28 years to pay.
    Siguro po kaya kong i-fully paid ng 7-9 years, including na po ang interest.
    Ano po kaya ang mas maganda na gawin?
    I-fully paid ko hangang ma-transfer sa may-ari ang title para ang babayaran ko na lang ay ang transfer of title sa Pagibig at capital gains tax?
    Kasi kung ipapa-transfer ko yung loan sa pangalan ko, may pinapabayaran pa na transfer of title sa developer na P100k daw sabi ng nakausap ko sa developer side.
    May nakakaalam po ba nito?
    Or kahit hintayin ko na ma-transfer yung title sa original owner, may babayaran pa rin ako sa developer?
    Malaking halaga din po kasi yung 100k.

    sana po mapansin at masagot. I did a transaction po for assume balance of my condo unit. it is under pagibig on my name and we did it by Deed of sale and also in the document I waive my rights for claims of the property if I die while the still paying for the amortization of the property.
    This is the scenario, the buyer paid only half of the agreed Assume Balance price and that she will pay the next monthly amortization and then after a month she failed to pay the 50% balance for the agreed amount. Also, she has not paid the monthly amortization to pagibig.
    I have no knowledge if she is still using my unit because i am now working abroad away from Philippines and she is in possession of my pagibig documents of the unit and the key. Now Pagibig is reaching me out for the unpaid amortization. What can I do or can I sue the buyer of my unit? What legal actions can I do? I want her to pay the pagibig monthly amortization she has not been paying under my name and maybe still get the 50% of the agreed amount she has to pay me from the deed of sale and assume balance transaction we had.

    this video doesn't even provide the cons of finishing the contract and possible horrors to the "pasalo buyer"
