    Very detailed and very informative...thanks for the lesson,ang naririnig ko lang kasi sa pasalo ...pasalo ay need lang ng 2 valid ID's to assume something ,pay cash out has the capacity to pay amortization and sign the SPA which i think is so easy and tempting na sumalo but risky without the proper documentations,ang galing ng explanation mo and i learned a lot.....balak ko pa naman sumalo ng property,thank you so much❤

    After ma full payment yung loan, anung deed of sale ang papakita sa BIR para maprocess ang CGT and other taxes para ma pa transfer ang H&L ? Yung Deed of Sale with assumption of mortgage pa rin ba? O gagawa ng panibagong Deed of Absolute sale?

    Salamat po sa video, question po, sa option 1, dapat ba complete muna lahat ng requirements at dapat ba present both parties para sa transaction? Also kahit saan bang pagibig office pwede yung transfer sa option 1?

    𝗦𝗶𝗿 𝗾𝘂𝗲𝘀𝘁𝗶𝗼𝗻 𝗹𝗮𝗻𝗴 𝗽𝗼.. Kapag internal agreement with docs sa Law Office lang po sa pasalo then what if nag ibang bansa na ang original owner at di na ma contact then fully paid ka na sa housing loan.. NO need na po ba mag sign ang original owner pag nagpa transfer kana sa title to your name?
    Dito po need ko ng clarification kasi after assume mawawala na yang original owner promise :)

    Atty pls, advise me, may sinalo akong bahay naka name sa 1st owner parin, kasi wala Naman akong work kea still nasa name pa rin nya itong hse? 53ys old nko once matigok ako, sa kanya parin ito mapupunta, panu bnayad ko sa seller 430thou at 7monthly sa pagibig na nabayaran ko?

    Bumili po kmi assume balance ..on process na po change name pero mattagal pa dw po sa offce ... ung contract to sell po ni dting owner na galing sa company ng subdivision posible po ba masanla nya un? Kinukuha ko kc nung nakaraan sb nya natapon na nya

    super clear po ang explanation: ang question ko po,
    1. what if ako bibili ng pasalo, and then gusto ko na ifully paid.
    2. kapag internal agreement, pag fully paid mo/nyo ng seller, ang title ay nakapangalan pa den sa kanya, kasi hindi dumaan from pag-ibig institution.

    hello po! ask ko lang po paano kapag ang property (condo) ang nabayaran pa ay ang downpayment then kami na ang nag process ng loan sa bank. Paano po ang magiging process ng payment sa nabayaran nila sa developer? pwede ba mag demand ang seller ng increase ng propert value? thanks po in advance.

    Ask ko po required po ba n may copy padin si seller ng deed of sale at power of atty. Ako po ksi yung sumalo ng house tapos nag pagawa kame ng deed of sale at power of atty. Meron din silang copy??

    Hello sir assume balance yung bahay na nakuha ko,ok lang po hindi ko na kasama yung seller pag ngfull payment na ako sa pag ibig kz nasa ibang bansa na po yung seller. Meron na po ako SPA form galing mismo pag ibig notary na rin po sya ng mismong seller.posible po ba na matransfer na yung title sa name at may bayad po yung magpapatransfer ng title to my name.salamat po sir sa sagot.     Pano po pag namatay yung seller habang hindi pa tapos yung balance pero ikaw na nag babayad dba po since may insurance, ma clea-cleared nya yung remaining balance pano yun

      Hi mam, nice ang scenario nyo po. sa opinion ko po mam, since sya pa rin ang nakalagay sa loan institution therefore maclear yung balance dahil sa MRI, then process muna ng mga beneficiary nya then transfer sau kc may agreement nman din kau. .

    Hello po, npaka informative po nung video na to. However my question po ako sir. Pano po pla yung payment terms and process nung mga naihulog ni seller pabalik sa knya or yung asking price nya since sasaluin mo cya? saan po cya pwede e execute in way na hindi risky or ma scam kasi ibabalik mo po yung mga naihulog nya? Dapat ba idadaan muna cya sa developer, financing for witness or if internal agreement ano2x po pwedeng gawin para masabi na binayaran mo na yung asking price nya or mga naihulog nya and ikaw na mag tutuloy moving forward?. (Let say nsa downpayment stage pa lang po tpos ipapasalo na).Thank you.

    Hi po. I need your help po about sa situation ko. Hoping po na mabasa mo po agad.
    Internal agreement po kami ni seller. Ang docs po na meron ako are: Deed of Assignment of rights and assumption of obligation, SPA, and Contract to Sell.
    Yung title po ng lupa is under process pa ng home developer pra malipat po sa name ni seller. 6-8months pa daw po kasi bago matransfer as per home developer. Ngayon po, yung SPA po ba is ihohonor ni pag-ibig once mag asikaso na po ako ng pag transfer ko ng title sa name ko once po malipat ni home developer yung title sa name ni seller?
    And what if po diko na makontak si seller or mamatay po sya, yung SPA po ba and other docs na namentioned ko is sapat na pra po mailipat sakin yung title ng bahay? Nasa akin din po lahat ng original docs ni seller about po sa house and lot. Thanks po in advance more power po!

If ever ako po ay sasalo ng property at ako mag tutuloy sa Pag ibig siempre Hindi pa nasa akin yung title what if mamatay yung first owner ng property at hindi pa fully paid ang property at nasa pangalan nya pa papaano po kaya yun. Gusto kung sumalo ng property iniisip ko ganito scenario po kasi Hindi kaya mag ka problema po ako ? Salamat sa information in advance.

      Wla Kang laban dun sa first owner once na mamatay ang owner ng property na nakapanagaln sa title ung property nya is I award na o kwits na kung baga sa owner ..at ung maiiwanan sa kanila mapupunta un 😊 ganun po ang pagkaka alam ko 😅.search nyo SI sir Liston sya po nagsabi ng gnun☺️

    Sir question po, interesado po kami sa pasalo na house, the original owner still has debt sa developer so pinapasalo nia. Si developer po ok salo pero through bank financing lang daw po. Wala pa po kami bank approval, pwede po pa na internal agreement muna between sa owner and buyer kami magpatuloy ng amort sa developer and once na maka kuha na ng bank financing then pwede na po ba un deed of transfer na sasaluhin ng bank na nag approve samin so la na po debt sa developer sa bank na po kami may utang at name na po namin?

      Hi po. .Pwede pong ganyan, mas safe ka pa nga nyan kc under pa sa developer basically di pa talaga naabot sa loan stage. .amortization pa ng downpayment po diba?. .ang importante dyan informed ang developer po.

    Hello po sir...Pwede po ba makahingi advice po regarding po sumalo ng bahay po..Sir Papaano po pala if ung sumalo po ng bahay namin is Hindi po nila kaagad naitrabsfer sa name nila ang pagbabayad hanggang sa may letter na po ung SELLER na forclose na po pala ung bahay dahil di rin po INAYOS ni buyer usapan nila na ililipat na sa name nila ung pagbabayad monthly?..Ano po dapat gawin naming mga seller if gusto pa po namin ma save Ang bahay kaso itong si buyer na Hindi nmn po tumupad sa usapan at pinaforclose nya po at hinahabol nya pa din si seller?
