Coz they bought condos because they are financially educated.Buying a condo is not just plainly buying a condo. you have to understand for urself why in the first place you are buying a condo. Are you going to live in it or occupy it? Or are you an investor? The philippines now 2018 is approaching the population sweet spot. This time now in the Philippines is the same time in the US in 1970s kung saan umuunlad ng todo ang economiya ng US. Papunta na po dun ang pinas sa pag unlad. If one dont understand economic history and economics then surely ang makikita lang ng isang tao ay ung condo dues, elevator, mahal, closing fees etc. We have to grasp the wholeness of benefits in investing in condos. The key here is financial education, real financial education where you understand the monetary policies of economic authorities.

Save 2 to 4 hours a day. no need to maintain your property outside your home, amenities, retail and supermarket are walking distance, more accessibility to a wide range of food deliveries and usually tight security and you are brought closer to meet and social with different people and last but not the least view of the landscape. When you are older it is easier to find caretakers because they would prefer to live in the city. Ps I'm not a sales agent I'm a happy owner of a condo I use for school and work.

Kaya kung ayaw magbigay ng blueprints na approved for building permit ng city, huwag na kayong kukuha. Ang may personal experience ako ay sa Prestige Realty. Sa Granville project nila.

house or condo its not an investment or what we call it asset if you want to have it on your own however if you bought neither of the two for your business purposes possible it an asset. Unfortunately most of the people thinks it an asset but it a liability in reality.

Hi Ms Ysabelle, i think yes, ito yung mga paperworks and transfers fees. Correction pala the closing fee is about 305k for 2bedroom 69 sqrm. After paying the 15% DP for 24 month, then you need to pay this closing fees before occupying the unit plus yung mga condues like meter deposit,meralco etc.
For condo closing fees, it depends on the developer. May developer po na may closing fee, meron din developer na walang closing fee. Yung developer ko po ng condo ko all in na ang price. Total contract price is the final price, no hidden fees. Also pls take note during bank loan availment na may mga fees ang banks pag ipapasok mo sa bank financing ang condo mo. Those are bank fees and not fees from developer.

Once you own a condo, automatically you become a shareholder of the corporation. Shareholders are the units owners. Kung well maintained ang building then no problem, it can operate many many more years. Check US, Europe ilang years na kaya ang mga lumang building dun? 50 years is just the validity of a corporation license. So, pag 50 years old na ang building, it means kailangan ng irenew ang corporate license and ang corporation ay ang mga unit owners. Irerenew lang po hindi gigibain agad. Kung poorly maintained ang building at mahina ang structure, then kailangan ng gibain.Once magiba, all unit owners also owns that piece of land na dating kinatatayuan ng condo building, its perpetual ownership, you can pass the property to your kaapuapuhan. Imagine kung how much na ang value ng piece of land na yan. Let us do some research and wisdom gathering. Ang condo building ay ginigiba lang kung may bumili sa buong building at lupa at gusto ng new owner na patayuan ng mas malaking tower. SElling price divided sa mga unit owners o shareholders Ang condo ay ginigiba lang kung found weak na ang structure.

Got mine years ago ng preselling. Now, the value of my DMCI condo has risen na by 50-roughly 100%. Good decision!
