    A bit of advice from someone who has done an old house. Get ALL the walls and ceilings done at one time. It's much easier to deal with the dust and clean up one time.

    You should ask for all those old doors and glass windows…they would make an adorable glass green house …or even patio enclosure ! This will make the sweetest little home…I sure wish I could find one for 1.00. I found one like yours without water ,sewer or electricity and it’s only 4 rooms total including the bathroom…they want $95,000 for it🥺…so sad it’s just sitting there decaying away😢. I wish you the very best on your restoration home…I will be sure to watch all episodes.🤗

    Make sure you do the important stuff first - roof, make sure foundation is good, windows can open and don't have issues, take care of any leaks. Get a storage unit to put any items you may find workable and of value or interest to you. Keep architectural details as much as possible.

    I wish I had time to read all the comments - but I did want to add one of mine. I live in an 1887 large Victorian, and it's always work in progress. I wouldn't use that second bedroom simply as a bathroom - you could make the original bathroom larger (by moving the wall) to get what you want and still have a cozy, small guest bedroom/office.

    Congratulations on your "new" home! And have fun fixing it up! Almost 40 years ago I lived in a house that was built in 1795. It had been condemned, but I bought it anyway in 1986. It was basically a sound house with a dry cellar. It was about 1800 square feet. I loved that house and worked on it myself until I moved in 2004. I'm now a 71 year old woman. If I could do it, so can you! Just remember to have fun with it and laugh at the little things that go wrong! Yes, I subscribed to your channel because I want to watch your progress. And I want to see the results!

    Not sure if you like historic preservation, but those kitchen cabinets and the sink that is upside down in the bathroom are original fixtures.and the opening between the living and dining room is most likely oak trim along with the baseboards. True craftsman style!

      Yes I see features similar to a home I spent a lot of time in as a teenager, the home of my best friend. It was a Craftsman with a fireplace in the front room, a large kitchen and pantry and three bedrooms on the main floor. I loved that house and went there whenever I could.

      Definitely look at saving baseboards and window and door trim. And I like those built-in shelves with beadboard backing in the back room.

    Should consider asking the owner to leave some of the old doors and windows. Especially the doors which they just don’t make any longer because they are solid hardwood❤😊 . Good luck with your project

    Love this!!!! I’d keep the bathroom and bedroom #2 tho. You can kick that bathroom out to the back wall to make it roomier and move the gorgeous fridge to the kitchen. A second bedroom on main level is priceless

    I renovated a old home. Instead of replacing the ceilings I kept some of them vaulted left beams exposed. Spray foamed insulated to get all the nooks and crannies. I get bad winters so I needed that. Congratulations on a wonderful home. ❤

      When we moved back to an old house in less than 18 months.
      I don’t know whether someone thought they were going to discover gold.
      Directly over the kitchen sink area they pulled down a 4’x4’ square.
      The home was built a year before the Civil War ended.
      What they created was a coal mine, I used so many masks 😷 it was horrible.
      Yet, it was lathing and plaster so it removed a lot of unnecessary weight from the ceiling.
      The second floor was 8” planks with square cut nails.
      At first I dug, yes shoveled urine, vomit, human and animal carpet and padding.
      Underneath was the ‘50s square/rectangular asphalt linoleum.
      I scrubbed it multiple times, heavily waxed it.
      Used that until it finally split, the only place the floor had been painted was the top stair floor landing.
      Everyone loved 🥰 that floor, many great memories there.

    So many times that I have refinished a piece of furniture.
    Cleaned, rewired lamps, restored pieces of pottery.
    I always wished I had taken before and after.
    The fact you are doing every phase is Wonderful.
    Besides your voice is great as an orator.

    Do your roof first. Don't let that bedroom go. If they rezone you as a 1 bedroom, it's very difficult to put back as a 2 bedroom. Figure out how to make basement a walkout and you can include it in square footage. Adds tremendous value

    Good for you! You can do it! I bought my house--a seasonal camp w/ an outhouse and no well--for $7,000 in 1996. One thing at a time: first a metal roof, then the electric, then a composting toilet. My two kids & I did the demo ourselves, but I hired pros for the carpentry and plumbing. You will love your house like I love mine! You saved it--and it will keep you warm & rent-free in return! Best wishes, Tia!

    Very cute house. I’d keep a second bedroom and make it your studio/guest space. How much land did you get with the house? I’d keep that little bitty round sink I saw in the bath. It fits the era of the house so well. Ask the owner if he’d let you keep a couple of those screen doors if they fit your front and back door. And maybe some of the wood too. Looks like the owner is into architectural salvage sales. Can’t wait to see more.

    Tia, Congrats on your house! My house is on its way to being 100 years old and I can tell you-they don't build homes like ours anymore. They are SOLID! You are going to lengthen its life to another 100 years. Good hearted people save older homes. I hate to see them torn down.     Let's count how many suggestions you get for testing lead paint, lead pipes, asbestos insulation, asbestos linoleum, radon, knob and tube wiring, and so on. Exciting times! First thing I'd do is excavate the perimeter of the house to the foundation blocks, to repair and seal cracks and be sure to have proper drainage installed. Second, pull off all the drywall to bare studs, to replace every wire and pipe. I'd pull siding one wall at a time and replace with plywood for shear, then whatever siding makes sense for the area. Then I'd surround the entire house with screened deck and patio, and pull off the roofing and replace with a mix of skylights, solar panels, and metal shingles. My attic space will have a waterproof deck and be reinforced for load so I can grow plants up there through the winter. Good luck with your project! Do what makes you happiest!

      Probably also replace the roof near the top of the list. Else everything inside will be ruined if there is a leak.

      You need to redo everything asbestos possible but this home looks pretty old so less likely.
      Lead pipes might be an issue

    All new wiring is a must. If you see nine inch floor tiles it will contain asbestos. If carpet is glued to the floor you may get lucky and they used horse glue. That stuff really holds but it dissolves with hot water. Get an old towel, soak it in a bucket of hot water then put it on a patch and let the sopping wet towel sit. If the glue softens just start with a putty knife to get it off the floor. Fair warning that old glue when wet stinks, really really bad. Good for you! Once done you will have a home you know is safe, sturdy, looks great and has stood the test of time. BTW don't be in a hurry, it's better to take it to the studs, insulate, rewire, new drywall and when redoing hardwood floors don't stop the varathane in a doorway or midway on a long run. It leaves a permanent line. You can't feather in a start\stop.

    You might think about keeping any good wood that you pulled out of the house as it could be used for real wood flooring or even repairs depending on thickness.     WHAT A CUTE LITTLE HOUSE. I WOULDN'T GET RID OF THE SECOND BEDROOM. I WOULD KEEP IT AS A BEDROOM AND USE IT AS A STUDIO, REALLY CUTE AND EXCITENG PROJECT. CONGRATULATIONS !!!!

    So glad to see someone in North Dakota. I am too. Moved here years ago and love the state, but like many could do without our winters. Hope you have solid plan for getting heat in your little dollar house or winter could do a lot of damage to it and you. Looking forward to watching your progress.

      The small wood stove will heat the basement, which will make the floors warm. If there are registers in the floor then the heat will come up into the rooms. We used a stove like that for our 2 story house for many years until we were able to afford a larger stove.

    Why not make the second bedroom your studio and keep the bathroom where it is, just make it bigger. Moving plumbing can get pricy. Just a thought.

    Awesome a house for a dollar! Can't beat that a bit! Good for you, it's a long road but you can do this, just keep your head up and you'll have a home of your own with minimal debt if any!

      Hope she has resources for this renovation- seems like a lot. But if people are in the trades, maybe not so daunting. The owner has to get the items out ASAP otherwise you'll be dealing with Winter....

    Good on you for having the ambition to take on this project. I am a tiny woman who built my own two-bedroom home and did pretty much most of the work by myself except electric and plumbing that had to be dome by licensed people.

    I love it! It’s a Craftsman style home that’s why the divided living/dining room. It’s a job but at the end of it you will have a home of your own. I would love to do this but I am physically disabled and older. I do work hard by recycling disability equipment free to those in need. Be safe and I await your updates,….

    In your next video can you discuss if this is a solo renovation or if contractors will be assisting? Since the house is 100 years old asbestos testing is a must so please don't start the project until you know. Unless replaced a new roof may also be needed based on water damage so test for mold in the walls too. Good luck, great score!!!

      @@hot2warm Lead-based paint is likely based on the home's age but can be painted over. The deal breaker is asbestos because if the test is positive it would be unsafe for her to rip out the walls and ceilings. Hopefully we'll hear an update on asbestos, mold and lead paint testing.

      @@jasonborn867 Determining the presence of either lead, asbestos and mold is the first step. Asbestos isn't necessarily a deal breaker, but it does depend on where, what type and how much is there. A few linear feet of aircell pipe insulation or vinyl asbestos floor tile is no too bad expense wise to abate. But if it's in the plaster on the walls, that's probably a deal breaker for sure.

      @@hot2warm Agreed if the walls or ceilings have asbestos it's likely a deal breaker, but here's a question: if they do contain asbestos would it be feasible to just sheet over the old surfaces with new drywall? I've heard it's possible if the original material remains undisturbed, but not sure.

      @@jasonborn867 It's feasible and permissible. They refer to that as enclosure. It's a cheaper alternative to removal, but not a permanent fix. You will always have the hazard literally lurking just below the surface. Any damage to the outer surface if strong enough could damage the asbestos beneath and you have a release on your hands that has to be cleaned up.

    My elders (so a long time ago) used to call that kind of house a "shotgun bungalow". Although I have never seen a floorplan exactly like that. That bath must have been carved out of what was either a mud room or a third bedroom. Some also has a (semi) finished attic. You have, what, 6 weeks to get it cleared out, utilities, heat and a working bath in? Best of luck to you... (With all sincerity.) It will be great when it's done - eye on the prize.😊

    I noticed when you finished the metal roof there weren’t any gutters (to prevent dry rot to your wood trim, exterior walls and controlled drainage from the rain/melted snow)? You are a very good carpenter and so blessed to have your Dad help you. Good Job Tia!

    Spray the mold area with Cavicide. Allow it to dry, then spray with 90% ethanol allow the ethanol to dry and pull out damaged Sheetrock. Repeat the Cavicide and 90% ethanol process on wood studs. If wood doesn’t have much mold infiltrated into the wood, after the Cavicide and ethanol dries paint Killz onto the wood and seal the wood. If the wood is too damaged, remove and replace.

    We had that refrigerator growing up. My mom put a padlock on it when the doctor put my dad on a diet. We all were on a diet because dad was. She never knew dad brought us out for ice cream as long as we didn't tell mom. Miss you mom and dad.

    I love it, Tia! Just subbed. Are any of those doors leaning against the wall original to the house? I wonder what pretty wood is on those floors, and under all that paint. My hubs and l restored an 1898 Victorian, so if we lived through it...! 🤣 Can't wait to see your progress. Put a fireplace of some kind in the living room.     Such a great house. Lots of potential..take your time and make it pretty...there seems to be lots of lumber around you can use for shelving..maybe some vintage furniture also..have fun...

    This little house has a ton of potential. At first glance, it looks like the foundation/bones are still good, so it’ll be worth renovating it. It’s good that some of the things in that house, like the Philco refrigerator, can be sold to help fund the renovation.

    I would combine the front room and the 1st bedroom into one room, ( a sofa bed could be used for guests) Then use 2nd room as your bedroom. Your studio could be in the basement, ( canned lights are cheap and would flood the basement with wonderful light)

    After you get it cleaned out the next step is to replace/repair the roof and shingles. Get it water tight first.

      Capping with metal is usually more cost effective - added insulation by leaving the shingles below, too!

    Congrats Tia. In just looking at the quick tour, I think you should combine your master closet with the new bathroom closet to have a really big walk through to the bathroom from the master bedroom. The bathroom is big enough to put the shower in a different location, maybe at the end of the freestanding tub where there is no window. Food for thought ☺

    I agree with Susan's comment and would also say that a bathroom off the dining room in not cool. You could also consider moving the wall between the first and second bdrms. Having the smaller room to the front as a den/guest room. your bdrm off the dining room and configure the bathroom so you have access from both the bdrm and the back hall. I am really interested to watch your progress. what an adventure...

      That’s until you’re down on your knees cleaning up the water that is dripping down from your freezer being defrosted once a month. My Mom had a Kelvinator fridge for years until she finally got a frost free refrigerator and said Hallelujah! 😅
