      There are cheaper properties in Jamaica..but in the countryside.. Kingston is very expensive so be prepare to pay big bucks!! ..😊

      They cater to mostly Jamaicans and others overseas. In the states, for example, as long as the economy continues to churn as with other foreign economies, these properties in Jamaica will always sell. Jamaica does not suffer a real estate bubble. It is always protected by Jamaicans and foreigners abroad who can easily afford these homes. It's a win win for Jamaica and Jamaicans.

      Demand is the most significant determinant for price, Location comes next, then comes the actual property. The units are reasonably priced.

      So sorry went to home n things and active the other day saw that same face basin in the half bath downstairs for 5000.00 jmd a who dem a sell that apt to for 600k? like seriously even if you can afford this it's a poor investment the finishing quality is way below standard. Limited yard space no room for future improvement off a busy street lots of noise pollution one Hottub eeewwwh and it's Russell heights yall need to calm down in Toronto I'm getting way better finishes and amenities for that price. all now mi hear no gym, pool, sauna playground, etc. Even if I'm running Airbnb it is still not worth it, embassy rent still a no. local rental...please high turnover rate so it's a no; still not worth it.

      Real estate is a global market. With these prices they couldn't just be attracting locals. We all know this is out of league for the typical Jamaican, even though you have the very wealthy as well. But yh USD600,000 for what?!? For that, me buy a 2,000sq mansion ina Merica with the first 300 and use the next 300 and start life.

    Love this property but it's clear some of these developers are catering to a different market entirely than the regular 9-5 working class or I'm in the wrong job field because 600,000 USD? Wow! I think it's safe to say that majority of working Jamaicans won't even see that much money in their lifetime

      Properties of this cost usually cater to the rich in Jamaica or to Jamaicans that left the country to work oversees that now have a good paying job to afford a $600,000 USD house. And it's true many Jamaicans probably won't be able to see $600,000 USD because I heard a lot of the jobs in Jamaica are very low paying such as nurses, police officers, soldiers, teachers, and etc.

    Come to Black River we are developing condos 2 bedrooms and 2 bathrooms condos $17,000,000 and townhomes with 4 bedrooms, and single family house $34,000,000, gated community with swimming pool only 2 condos and one townhouse available.

    It is really nice, the only concern is that have bathroom the floor around the toilet, and who going to pay 600,000 and it dont come with a stove, fridge and microwave. I pay 130,000 in the states and all was included.

    Why is an apartment in *Jamaica* cost higher than my 4 bedrooms, 4 bath, 4200 sq feet.. home value, which is worth $580.00 here in *Maryland.* It makes zero sense.....🤔

      Every country has their wealthy area. You would not be able to get anything like that in Brooklyn for 600, 000 dollars, The same can be said about London, Paris or even the Cayman Islands. The Caribbean is very expensive. If you have a piece of land, cherish it. There are a lot of affordable homes being built in Portmore and outside the Kingston area.

Kind of like *Ghana* where homes are valued for $500,000 with dirt roads, without running water or electricity and no amenities locally to justify such pricing. That's my issue...🤔

    Thanks for sharing this Property......I am sure some will find it appealing.....but for me ,I find it bad designing to have your stairs protruding upon entering the unit......it's like a train track as you enter the unit......thanks again.

    For 600k US I will be scrutinizing thoroughly..... cheap door knobs, cheap kitchen fixtures, shared property and a small space for 93+mil..... Come on developers...do better

      I agree. For US$600K I was expecting more. There were some design flaws such as the toilets so close to the sinks, the closet door in the master bedroom swung inwards taking up valuable space, etc etc. Plus no washer/dryer.

    $200,000 is for the location only, the rest is for the actual structure and construction. Clearly there are many people who want these things because it seems that every other developer is doing this. 🤷🏽‍♀️

    I am sorry but this place is very overpriced! I keep looking for the reason why I would want to spend $6000,000 USA and I can’t see it. This lady spent so much time talking about a door, roof light and AC as if those were the best selling points. The best parts to me are the staircases and the entertainment area on the roof, but it is not worth $600,000 US

      This property price should be slashed in half... the paint job is terrible.... the crevices where the toilet meets the ground is messy... inside the kitchen cupboards needs to be sprayed properly.... the master bathroom isn't big enough and it doesn't have a bath... closet space in master bedroom is too small. The half bath of the first floor is atrocious... it it seems they got the cheapest fixtures... this complex should have had a washer n a dryer.... only thing I like are the tiles outdoor patio n location

    If you've seen one apartment in Kingston, you've pretty much seen them all - boring brown and white bathroom tiles with dark stained cupboards and shelving with a boring layout. It's all so annoying. Who's in charge of decor??? I would like to have s strong word with you! Ugh.

      😄😄 oh gosh Dwayne don't make it look so bad. They keep the colors neutral so it appeals to a greater number of people. Buyers can always spice things up to suit their own unique needs.

    I honestly would not be spending 600k on this. The dark stain wood and rooftop patio is nice but it's not worth it for limited amenities. The master bathroom needed a lot more. A walk-in shower and whirlpool jacuzzi, double sided sink and vanity and modern toilet would be better. This doesn't give a wow factor for 600k. Even the entrance deserves a little excitement a high rise ceiling with a chandelier etc. These developers pretty much charging you for the land, steel, concrete and block. Not even some kitchen appliances to say let it match the cost of what they are selling. The open concept kitchen, some nice lighting would have done well on over the island.

    600,000 is just ridiculous. We can get almost as good or even better for half the cost. This is just absurd. There was nothing spectacular about the place except the roof... The fixtures are mediocre 😔. It's just sad. I hope it never sells for that price and the developer has to drop that price significantly because they are just criminals... This is highway robbery. JMD 90M for what????? I like your videos though

    For 600k USD... I expect a level of sophistication. That master bathroom room is way too small.... I even have a big home bathroom than that one. The painters seems like they splash the paint on the wall.... its all over the door jams.... inside the cupboards needs some touch up.... if you are catering to the top 3% of Jamaicas... these things need to be looked at. when you are selling homes... it should look presentable.... this look like a some nht contract bitch up something.... I have no problem with the size of the rooms but the master bathroom and closet needs to be bigger I would take back some of that room space for more closet n bathroom.

      Hi Godwin, it's in Russell Heights. Neighboring communities are Cherry Gardens, Barbican, Hope Pastures... New Kingston is about 5 - 10 minutes drive away.

    Don't knock it because you can't afford it. There are lots of cheap developments happening in portmore, where you can have a 1 bedroom house. Wealthy Jamaicans and others can afford this kind of development, that's why they are being built.

    US$600,000 is way too much for this TH. The main floor bath should have had his/her sink. The guest bath should have had toilet towards the corner, not the entrance. What about the kitchen and laundry appliances? Staircases do not seem too child-friendly. It is very spacious but US600K is quite a stretch.

    Property viewer.. Do you realise how shabby the paintwork is!! Look inside all the kitchen units and other areas and also look at the paintwork to entrance to the complex..for the price you need to include a washing machine n dryer and a few cupboards above in the laundry room to pack away cleaning and household stuff.. You also need to tell us the measurements of each rooms on your tour.. But otherwise it's nice.

    For 600k, this place is quite shabby. Why does it look lived in? Couldn’t have cleaned it before showing? There’s paint on the doors and door jams. Uncovered electrical outlets? There was a whole lot more wrong with this place. You might think this is nitpicking but at that price point, I’d need a bit more from this.

    The government need to come up with some rent to own houses. Yes we see a lot of NHT housing,but most single person cannot afford them. So if they say let person who cannot afford to come up with a downpayment, they rent for 5 years and use that money as their downpayment for the house then they go ahead and get a loan to buy the house. I think rent to own would help out a lot of persons who really wants to buy but can't. When you look at it, some persons are paying over $40,000 for rent. So if they paying that, just let them pay it towards a house. One other way that these developers and banks can do is work together where they can do a no zero % for people who are paying rent but can't save for a downpayment. I'm just saying

      Many people in Jamaica are poor, but many are rich. Russell Heights, right next to Cherry Gardens is an exclusive area, so prices will be very high. You will not be paying Old Harbour or Portmore prices for homes in those areas of St. Andrew. Homes in desirable areas of the North Coast are also going to be very pricey. The hills of St. Andrew re filled with wealthy people in beautiful homes -- musicians, business owners, lawyers, doctors. It's not as poor as you think. And when yo see homes/apartments that are 800-900 feet selling for $36 million, then of course a 3,000 square ft house in an exclusive area will be expensive. Houses in Miami, pretty much all of New York City and California, Washing D.C. are unaffordable. And it is true, most American single family homes are made of plywood/wood, with brick just stacked around the wood, if there is brick at all. That's why there's so much destruction when a hurricane hits those susceptible areas. You really cannot compare the cost of a house made with cheap wood (no matter how nice the finished product looks) with a sturdy house built of concrete and steel. Finally, there is limited land available in these areas, unless people sell their homes and builders turn the big lots into townhomes. It's all about what the market can absorb and what people are willing to pay for homes. If you want to live in Chancery Hall, Stoney Hills, Beverly Hills, Jacks Hill, Cherry Gardens, Russell Heights, Norbrook, Red Hills, Forest Hills, etc., you will be paying prices like this for a gorgeous older existing home or a new townhome, or you'll buy land and build your own house, but land my not be available in the exclusive areas you want. You may have to buy an older home and remodel it or knock it down and build from scratch. Oh, one last think, Jamaica is actually NOT considered a "poor country." I believe it is considered an "upper middle class country." But if you're poor, it doesn't matter what your country is listed as, I guess.

    So sorry went to home n things and active home the other day saw that same face basin in the half bath downstairs for 5000.00 jmd a who dem a sell that apt to for 600k? like seriously even if you can afford this it's a poor investment the finishing quality is way below standard. Limited yard space no room for future improvement off a busy street lots of noise pollution one Hottub eeewwwh and it's Russell heights yall need to calm down. In Toronto I'm getting way better finishes and amenities for that price. all now mi hear no hear bout no gym, pool, sauna, playground, etc. Even if I'm running Airbnb it is still not worth it, embassy rent still a no. local rental...please high turnover rate so it's a no; still not worth it.

    I find for $600,000US dollar you’re not getting much for your money. I find the living and dining is very small and I can’t see a regular Jamaican person or somebody who even is an accountant in Jamaica would be able to afford this house, for instance I know of an acquaintance of mine kid just got a job as an accountant starting salary start at $120,000 Jamaican dollars a month an accountants .the house price I think in Jamaica it’s ridiculous and some of the designs are not practical.
    you do take us around Jamaica and show us and it’s beautiful but the price is outrageous you cannot put Jamaica in the same category has the United States , United Kingdom and canada 🤦🏽‍♀️
