Many of these new developments in Jamaica are way over priced, including this. I'm not impressed one bit....there is no wow factor. The kitchen is poorly designed. ..no hood or extractor...so where does all 5hat food scent goes? I have been looking at new developments in the eastern parts of the Dominican Republic, mainly Bavaro^Punta Cana, and those projects would blow many of these new developments in Jamaica out of the waters any day. Plus the prices are way more affordable. Some of these developers need to take some serious notes

It's electric stove. They don't need over head venting.
In Jamaica people open the windows and kitchen door when cooking. That's natural ventilation.

The surroundings and the building on the outside are really nice but the units aren't that great in my opinion. They are just plain - kitchen design is plain and bathrooms are also plain. There's no wow factor on the inside to make me spend USD217gs. I get that they might have been going for a minimalist contemporary vibe with clean lines but yet they have louvre closet doors? More could have be done re unit layout and style. These developers want big bucks yet they are not bringing the pizazz! They are just selling you a box painted in white.
These developers need to watch HG/TV to get some ideas why do,t they stage the place they are presenting .There is no wow factor the kitchen and bathrooms are too plain .Please get your act together.
I am going to say this AGAIN- Jamaican relators are NOT there yet! You guys keep failing to mention the important stuff- the bylaws, the maintenance fees, the property taxes, whether the property has an association, whether there will be security on site, the amenities (other than the pool) included, what services and amenities are nearby, etc.
$217000 USD for what must be the location please people look for better option.
This is not America,,sometime we get too Americanize,,,the next thing you gonna ask is if the subway close by are if you have to shovel your own snow..these are not elaborate 300 unit condos Mr Johnson..the realtor said 9 unit...

For security purposes, I don’t like the frosted glass door with the frosted glass next to it. I rather have a solid metal door and no glass next to it but keep the glass above the door 🚪
why the hell the breaker box showing in the middle of the entrance? that should be in the laundry room, or hidden somewhere else.
Code specify the approximate location where it should go. I wanted to put mine in the garage and the builder insisted on installing it in a prominent location to which I said Hell No! It was placed out of sight on a hallway wall.

I notice that there is a community pool and the elevator that serves the entire community. How much is the maintenance? 🤔
Like it but not the ideal place to call home. Just to spend a few days I love natural light. I can't get this from such close up unit. Not impressive with the one bedroom at all. All the best to the new owners. View not bad for the second unit.

I think it will be cheaper given the coming recession. They are nice but Montego bay had no private beaches, you have to go through one of the hotels. And MB is over rated really.

Very nice townhouse. My only concern would be, there is no venting over the stove. Also the front door is glass. Can’t see through it. I would much prefer a wood or metal door.

There's something about J$32,550,000.00 that's just a little overwhelming.
They will say due to exchange rate. Furthermore I think its convenience to say us dollar, as Jamaican dolla would come across like its a lot of money.

I can't help but to noticed that a lot of these developments are overpriced, and what's with not including a bathtub in 90% of these houses and apartments, great presenter by the way.
Who takes a bath in a tub in Jamaica. Lol 99% of people takes showers. Tubs are for bathing babies and they can purchase a baby bath and use a hand held shower to bathe the child
One thing I don't understand is why don't we just change our currency to American dollars since buying property is in USD . Plus the amount spent on this townhouse is the exact same as buying single unit house in first world countries .
People are aware of the fact that , Jamaica 🇯🇲 does not cater ( when it comes to houses like these ) for ordinary working class people. These houses are more for scammers and people dealing in drugs. It’s sounds a way but it’s a fact.

At some point, the Jamaican real estate market needs to understand, that home prices are set by the market in which the home is being built and not by having an open concept floor plan, these people watch some HGTV, copy everything including the price, while forgetting the per Capita income in American is $60,000usd & in Jamaica is $5,000.

@@noblegirl1991 yea that is clear, developers in other parts of the world build houses & apartments for expats and they're still not that far outside the norms of the countries real estate market, this is more just Jamaicans thinking whatever applies in American applies do Jamaica, if they were building apts for high income individuals that would be different, but these aren't that, we can't say these are for expats so let's just add an insane markup.
In economics there something called supply and demand if they weren't selling like hot cakes, developers would have to reduce their prices. I am not saying they aren't expensive, however if they can get people to buy them at high prices, they will sell for high prices

This is Iron Shore in Montego Bay which is one of the most expensive areas in Mobay.
Their target market are retirees, returning residence, wealthy Jamaicans who need a second home on the island.
It's location, the Jamaican vibe and it's people that determines the price. Location, location, location. If these were in rural Jamaica they would be less expensive.
Apartments are more expensive in Jamaica too because young people don't want the maintenance of large homes as their parents did and they are safer to live in. Jamaica does not manufacture housing materials exceot for cement. That drives the price up too.
If these were in Malibu, California, Florida or the shores of NJ they would be $1,000000 USA with nothing to do but eat at restaurants.
In Mobay there is a lot to do.
Beautiful Townhouses but extremely overpriced. Our currency is JA dollars, why are they priced in USD??. The units are not completed, example…… stove top, no oven; lots of closets space and no shelves.

The elevator should not be outside like that...if in rain or windy weather the entire hallway there will be soaked up and people will drag all that water into the elevator space...or all the rain from the storm will flood up the elevator shaft...

Nice presentation but the entrance to the main floors units there's no privacy, through an hallway to the unit's, also where's the hood range to extract the cooking odour, no window. They should have finished the others closets spaces. The building itself is too tight, no wonder these unit's especially on the main floors are back on the market. Its good for a short term airbnb.

For that price! There was no wow factor. It's just basic. The frost doors made me think it was an office space. The many storage areas though good made me wondered if they had spaces left over after getting in the primary areas of the house so they used what was left for storage. They should have used some of that storage for a half bathroom that way you wouldn't need two entrances to the bathroom. And why is every developer now adding two entrances to the bathrooms? Though it seems convenient it leaves very little privacy in the bedroom. No windows in the kitchen or laundry area, what's up with that? I love how spacious these units are but the design is very poor, the fixtures are basic. Great presentation though, you always present well.
Where does one dine? There is no dining room and nowhere to sit around the island. Poorly designed and overpriced in my opinion.
These rooms are not designed properly so much doors for no reason , How about a 1/2 bath at the entry.

You can build a concrete house for $50usd/square foot in Jamaica hence why people are complaining about prices. The most expensive cost in building a home in the U.S is labour and Jamaica labour is very very cheap hence property prices are way overpriced on the island and not worth it.

Lovely homes but please remember to cover your out door shoes before stepping inside,didn’t like the idea of stepping on the shower floor in your out door shoe, keep a box of disposable footies at all times at the front door.

Every Townhouse or row house have units. Meaning the entire building shared the same building number, except for different unit numbers. The design of the house is y they captioned it Townhouse, it could not have been captioned as apartment, because it is not....and it is definitely not a flat.

These developers need to watch some international design shows and read Architectural Digest to stage a proper opening. All of these are big square white boxes with no interesting festures. The windows ate ugly and everything is white, no interesting fixtures, kitchen us ugly and there's not even a chandelier anywhere. "A long countertop with a deep sink"? Really?
These so call luxury homes are so basic. The presenter is lovely though.

Why so expensive
Why are the houses so expensive in Jamaica? Surely you are not selling to the Jamaicans on the island. You are only selling to foreigners, to be specific Europeans or the rich. Many Jamaicans in the Diaspora are middle to working-class people who left Jamaica because of hardship. They can barely afford to maintain their standard of living in their present country and than much less afford these prices.

Go no further, the lever for the kitchen sink is turned wrong over the sink and not to the side as it should. Now come on Nigeria and Ghana came from behind and will blow all away. They are getting ready to clean up on the fees all over jamaica.
