Time preference or not, the key factor here is the down payment n whether one has a stable job. Needless to say ,if everyone has the mean buying now is obviously better till another unforeseen circumstances ,like another virus or others hit then there will b job lost that will affect paying the mortgage. So, one has to know their own financial strength n job stability n buy within what one can afford, don’t over leverage. JMO
