disagree on the point that in future landed property owners are landed property owners of today. because we are not limited to just property. with stock market at average 10% a year, income compound and gains even with lesser leverage, can still keep up and faster later in life and still afford private property. remember, returns from stocks ALWAYS higher than properties. the difference is leverage risk between both. and a property mistake will set you back forever. so, there are many roads that lead to rome.
this episode looks very unprepared and doesn't do a good comparison. if you have 1.2mil cash 1. buy 1.2mil t-bill @4% interest vs buying a 1.2mil 1bedder ccr full cash, assuming no capital appreciation as mentioned in the video. Obviously T-bill wins 2. buy 1.2mil t-bill @4% interest vs downpayment 1.2mil 1bedder, then the answer is simple. you can do both. Minus the downpayment and the remaining goes into T-bill. For the podcast, I'd have three panelists each present their own strategy. Then, we could crunch the numbers to see which one gives the best return. It'd be a way cooler way to compare the options.

Thats what people have been thinking for 10 years… and up and up it still goes. Govt imports a lot of people, the housing supply is not enough still

@@tritonyeahif govt does nothing - housing correction will not happen. So theres 2 things govt can do: 1. Minor cooling measure - which has been going on for the past 3-4 years and frankly PPI did not go down despite the measures. At some points we do see PPI stagnating for a few quarters but didnt go down. 2. Extreme cooling measures can be a possibility - eg adjusting TDSR or increasing SSD to 4 years for eg. If this does happen, it will only be a temporary hit to the housing market. With Sinkieland’s strategy to import more labour to line our coffers, it is inevitable before the housing market picks up again. The sales performance of the 3 private condos + outstanding units in unsold projects strongly suggests this
Bubble is determined by income of working class and employers. Top 10% working class household income is 32k/mth including employer cpf. On this calculation, 50% of condo/landed can be above 3mio and still no bubble They are all going up in tandem with income. Not to mention there are thousands of elderlies sitting on multiple properties cashing out slowly. Ask a higher end rental agent, not uncommon for one elderly to own 5 properties
George count wrongly, Cash topup 5.2k divide by 17.2 (after cpf income) is 30%😊
But resale might be going for 2 millions soon.

I'll wanna utilise my OA in investments apart from SA bcos I can use the higher interest earned on my OA to offset certain bills like housing loans, but whereas, if i transfer it to my SA, i can't utilise those funds for my housing then. :) but of course, the risk should be as low as possible since it would be insane to accept much higher risk if I already have a risk free interest of 2.5%

So young and already so well informed, thanks for coming on and sharing with us CK. Great interview Melvin, good questions and giving CK the room and space to share. I've definitely been in the "negative china equities outlook" boat, and definitely because of how much they fake their data. But its a very good point on how undervalued some of their core companies are (as compared to s&p). However, S&P I feel is way overvalued and concentrated. Not an easy time to be in equities haha. It's mainly RE snd crypto for me personally (early 30's for context), with < 10% portfolio into a dividend fund, with dividends reinvested for growth & compounding.

It's always Landed < New EC < new BTO < new launch condo < resale condo / ec < resale hdb In terms of capital appreciation. Subject to budget of course. Agents confirm steer folks towards private route and to lesser extent resale hdb😏

Could you guys discuss what may happen to prices of larger units vs newer like-for-like units. Unit sizes are getting smaller in order for developers to sell. So will older units be pressured to price-match quantum of newer units (hence brings down the former's psf) in order to stay affordable to mass market?

Alexa's case is quite relevant for many singles out there. If move to private, dont forget the 15 or 30 month cooldown if decide to sell and get a resale hdb
