The small villa, dating back to the early 1900s, is located on the urbanized hill that stands in front of the historic center of the town and is a typical local residence entirely made of bricks overlooking the fascinating rural landscape of Abruzzo, which represents the union of nature's work and that of man.

SO much potential! You can see from outside that the small window at the pensatorio landing used to be much larger (13:34). Also there appear to be bricked in windows/doors in the barn (my studio!) as well. More soon...I have loads of ideas for this house.
I love that the house has its original features, especially the windows and the brick floors and stairs. I hope the new owner keeps them! I would look at incorporating part of the barn as living space too as it is a beautiful space. That view of Loreto is spectacular so a new terrace to take advantage of that is an excellent idea. I would also look at getting some landscaping done in the garden around the house to create some lovely paved areas. I could see pots with pretty flowers and plants along the front fenceline too. It would be amazing to walk through your own olive grove and sit in that space savouring the tranquillity. It would be a wonderful place to live. I love it! ❤

Amazing potential in this property. The only thing I wasn't crazy about is the road noise, but it wasn't too bad. I would love to know more about working with professionals in Italy who specialize in restoring vintage properties.

Perhaps if you use it as Air B & B elevator, parking. Top floor could be meeting room/school? Downstairs could be turned into separate living quarters (loft).. main kitchen could have breakfast bar at entrance with possible island in center. Upper floors ceiling paint peeling looks like what happens when you put oil based paint over water based paint. I have used techniques with wet paint 1 water based paint still wet 2 varnish still wet 3 oil based paint...it makes finish crackle with the water based color showing through the oil based paint color.. my guess is there is a method of easily removing peeling paint coats while saving the underneath.
It may be as easy as blowing with hair dryer when cold 🎉

If you opened the house into the barn you can turn it into a large open living dinning and kitchen area giving you direct access into the house from the parking area. I would also open up windows and a large glass double door on the back of the barn facing the olive grove with a terrace in the back.

I think I would use half storage building as a garage and turn the other half into an outside kitchen for the pool I would add to the back. The small bedroom that is attached to the large bedroom would be turned into a large bath

Hi Rino - this is a big project indeed. To be honest I think it will be a marginal decision as to whether it is even viable to bring this house back to a standard that people demand these days. Before doing anything I would speak to an architect to see if something new (and spectacular!) could be built using as much reclaimed bricks and other materials as possible. The main aspect of the house needs to be facing the opposite direction to make the most of the land and views and to minimise the impact of the road outside. I can't help but think of the lovely house you showed us recently for I think €250k which needed nothing doing. Thats the way to go for a comfortable and stress free life!

Hi Steve! Definitely two kind of buyers, someone just want to make the purchase and that's it, others live the challenge and look to make the place really their own. I think I would negotiate the price a little bit down and add double the amount for the renovation and I think it would be enough!
right off the bat you have to deal with the issue of water coming down the grade from the roadway. thats a huge issue.
Mmm, not sure this would ever be an issue tbh, there are canals/gutters and also land which stop any flodding. I mean, the house is there from the 30s and there was no issue so far!

@@OneStopAbruzzo I don't get Italian house design, when faced with beautiful views on one side of the building, Italian designers allways seem to put the windows into the road side. The house needs to have several windows punched through so the residents can enjoy the views. I've seen it on many, many Italian house tours. Beautiful countryside - no windows. Scruffy town, lots of windows!
The thing is that the road wasn't there when the house was built, they built the road after ww2!
