    With due respect sir, the roads will remain narrow in Dehradun and traffic nuisance after 5 years is unimaginable especially during tourist seasons. The main city roads around clock tower are currently like old day chandni chowk roads when it was open to all traffic earlier. Dehradun has lost most of its charm due to narrow roads, sky rocketing land rates as per doon conditions, lack of career opportunities for most youngsters. Top class medical facility is not available as in metro cities. Rains are too much so people who don't enjoy rains will get severe frustration. Temperature fluctuations are too much in a day. It can be hot in afternoons on a winter day too and severe cold from evening onwards. Reduction in travel time from Delhi won't be of much use too because when u enter doon to cross for Mussoorie there are traffic jams both for locals and tourists , so the time saved on expressway is wasted on local city roads and overall time to reach Mussoorie gradually becomes the same before and after delhi doon expressway and after paying around Rs 400 for toll. Few Day schools are good to okay now. Even sja is losing it's charm in reality as i also studied there, it's location is what gives it free advertisement, students from other schools are at par as observed in neighborhood and friend circles. Famous boarding schools are of no use to dehradoon residents due to their exorbitant fees of around 15 to 20 lakh per annum. Normal life is laid back, majorly markets open at around 11 am and at 9 pm most business or shops are closed, even general street shops. I shuttle a lot b/w Doon and Delhi so wanted to share my observations. I like doon of old times and currently i see it trying to copy delhi which is not possible even in reality sector. If someone has lived in metro cities they would Generally find Doon boring after a weeks. Even pollution on some days is too much. People who like slow life, rains and mountains, they generally enjoy here. I love rains so I stick to doon during rainy season. I have shared the practical situation of doon currently as a native of this place. Regards

    Doon rocks :) i have seen and tasted >> both old and current (modern) Doon, yes has issues, but its awesome for a laid back people like me who run an online business :) espc with family kids parents

    The biggest factor you are missing is the lack of supply. Dehradun is surrounded by a national park which means supply is highly limited. Even the CM cannot cut a tree. You cannot get bail for cutting a tree in Dehradun but you get bail for murder. So it's like buying on an island. In South Delhi prices are stagnant because of the massive supply in Gurgaon. Every few years there's a "New Gurgaon" that that gets built further and further south, with newer and fancier buildings. As this happens, the "Old Gurgaon" prices will stagnate, just like they did in South Delhi. There are plenty of newer and sexier "New Gurgaons" coming up like a new Reliance city, Godrej City, DLF City, etc.
    Additionally, the climate is getting hotter and hotter. Every year the earth's temperature is setting new records. As this gets worse and worse, people will gravitate to cooler climates. Every summer the whole of North India flees to cooler areas and as wealth increases, they will do so more and more. Yes, Dehradun is not that much cooler than Delhi in summer. However, it is the only major city close to NCR that is located in the foothills of the mountains.

    Sir, you have similar thoughts for tricity and other non metro cities. But can you balance the argument with Pollution levels in meteos/NCR where it is life threatening and medical bills could be way higher.
    Unfortunately, there are not much high paying jobs in North India...this is true.

    आप सही बात कह रहे है सर जी सही तरीका यही है की अगर देहरादून या जिन जगह के आपने नाम लिए अगर वहा रहना ही है तो केवल 2 या 3 बीएचके का घर ले लम्बा चौड़ा घर ना बनाए जो आप के बच्चो के कही और जाने के बाद खाली घर काटने को लगे 3 बीएचके का घर भी बहुत ज्यादा ही बोल रहा हूं मैं बच्चो ने बाहर ही रहना है मेहमान कभी 2 ही आयेगे बड़े घर की मेल्टन्स भी एक परेशानी ही है

    Yes totally true..i wish people emigrate from Dehradun and it becomes less crowded so that people like us can remain peacefully. Also, it will bring down the real estate prices....there is a strong nexus between politicians and builders. A good house with swimming pool in Newyork suburbs costs less than a good 3-4 BHK flat in Dalanwala....

      In Dalanwala the Constructed house with 9 rooms 444sqyrd you can get for a price of just 125k/sqyrd (5.5Cr);
      New York mein $1300/sqyrd se kam ka tu khali plot bhi dilade bhai .. mujhe abhi ke abhi lena hai.
      India ki kisi bhi Capital City West half mein (except jo East half of India) mein unme bhi tu mujhe 125k/sqyd dilade bhai.
      It is the best time to buy land in UK esp. Dehradun, kyunki abh yeh bhi Delhi NCR ki tarah failne ja raha hai.

    Sir ji, I am 40 years old and have been staying and working in Delhi for 15-16 years. Have got bored of the corporate culture, and lack of work life balance. More so the pollution is a killer here. Its pathetic and I am worried for our health and that of my kid. Should i buy a flat and move to Dehradun? I know there are no jobs there, but I may plan something of my own in the food business. What would be your advise?

      Yes immediately - yaha 2cr ke 180 gaj ka ek floor lene se DDN ka 180 ka poora makan 2cr mein 100% better hai. His advice, sorry to say, is totally wrong this time. message me I can help you find a house there.

    This is going to turn out to be a very bad advise:
    1. Delhi-Meerut Regional Rapid Transit System (Delhi-Meerut RRTS) - Iske bante hi Delhi to Meerut ki connectivity bahut jada ho jayegi. Meaning Better connectivity for Dehradun as well.
    2. Mussoorie ke liye multiple connectivity bann rahi hai, meaning more people would come to UK. Dehradun would benefit.
    3. Delhi Dehradun Expressway - Meaning Dehradun ki connectivity will become better.
    4. Extreme heat and pollution in Delhi NCR will only rise, meaning more demand for a second house in the Mountains, People will buy property in the mountains, HP you can not buy, the only option is Dehradun.
    5. Cheapest Capital city left in the Western Side of the India (the richer side of India); to kya lagta hai Kitne time tak rahega down yeh dehradun property market?
    6. Limited expansion capacity of Dehradun (unlike NCR which is ever expending), islie Jo abhi invest kareinge vo kamse kam agle 6 saal faide mein hi rahega.
    7. 50k vali land 1.5L hogi ya, 3L vali jameen 9L/sq yard hogi aane vale 6 saal mein, abh hisaab tum hi laga lo.
    Yaha Pani ki koi kami nahi, Electricity bhi UK khud hi produce karta hai, aur hawa pain to poore NCR ke comparatively better hai hi. Aur kya chaiye India mein second home lene ke liye.

      I believe that will create even more nuisance. It will further increase the tourist flow from ncr and other nearby states. And tourism won't help in growth of the city beyond a certain level it will just increase the nuisance. Also the road infrastructure is pathetic here which will further deteriorate as more and more people can afford cars here.

    Sir, unfortunately your assessment doesn't fit today. Daily new malls and brands are coming to Dehradun and making a really good business. Property has seen better appreciation than NCR in last few years. Post COVID I've seen many companies shifting to Dehradun and paying salaries at par with other cities. City is rapidly expanding and city is becoming hub for start ups.

    Excellent analysis. Some points are picked from roots 👍. I m from Dehradun (Clement Town). I was there in Gurgaon for 14 years between 2002-2016 and now again settled in Dehradun and currently in the construction business (Builder Floors).People are more interested in buying floors rather plot, as plot rates are increasing day by day another factor in plot buying is cash component. Very well said that here people or comparatively less paid hence they are interested in buying floors due to more bank finance rather staying on rent. As rents are more due to students.
