A house is much more than percentage benefit of its price. If he has lived or earned rent from that house for all those year, do your maths how much satisfied he will be from his investment

      @Utsav Mehra They don't understand that real estate is not a commodity to just buy and sale. I would say if you include benefit of it during ownership and its more worth. A house is to live and that should be the moto of purchase. Should not look at it just as investment for profit.

    There is one more factor: the NRIs. Till last week everybody was very comfortable and confident of keeping their savings in western countries and/or planning to buy or already bought houses there. There is a big chunk that is fearful and as an when if even 10% want to diversify, it will be a game changer.

    He is right about divorces and increasing bachelors who don't marry and increasing life expectancies alongwith with more outer city invetsors who just want to invest in metros...more the number , more will be the space requirements in limited areas of metros and ofcourse the prices will boom due to spike in demand for limited supply ...if this is the boom of just housing space , imagine the boom in prime area shops whose location requirements are even more narrow and less in supply !...

    Not agreed. All depends upon the money in the economy. I am not expecting this cycle to go on for long. Real estate market will dry up once late movers burn their money at the peak of the market.

    Pune seems to be the one city which has huge potential to boom especially due to the likes of Tesla and all trying to establish foothold in this youthful IT city ...if u have the money to invest ,go for road facing shops in prime areas of central pune like Deccan ( Fergusson road and JM road ) ,Kothrud, Koregaon park and you will never your decision

    Stay on rent if you are in transferable job, have better prospects if you move jobs and location. If you can afford, buy a house in city on loan for 20-30 years and rent it out. Buy from Cat A developer even if it’s a studio or 1 bhk. Then invest the remaining in index funds (mix of large, midcap and small cap funds)
    Your EMI should be largely covered by rent.
    Buy life and medical insurance.
    This way you create assets with diversification. I did exactly this.

    Indians simply marry without wven able to purchase a house in Mumbai. Living in Mumbai is very very stressful and no girl wants to live with in laws and boys are not able to live separately. My daughter married a Marathi boy and afterproducinga child left my daughter in my house and not willing to stay separately. I am retired without pension. This is the culture of Indian men.

      You shouldn't ask for maintenance separately and rent of your flat depends on area rent. So basically maintenance is a part of rent already, what you get after deducting maintenance is owner's headache

I know the rent consists of maintenance and other taxes and owner is liable to pay the maintenance but many layman people don't know this, that's why this question was asked in forum to clear the doubts. Btw getting rent after maintenance deduction is not a headache, it's the ear ing for the investment done.

    This this tenant wali feeling is also for the flat owner whose builder is corrupt and not doing anything of maintenance charge …Sir you have tremendous practical knowledge of Real Estate field .
    Please guide me what to do if your builder is charging 2000₹ maintenance charge and not doing anything in that society .the society doesn’t have welfare association due to less occupancy of owners living in that society.
    Sir please guide us .
