      Sir can you please make a video on working women income? Whether to give it to in laws or to husband! I married in 2022 but my in laws & husband initially said to me that I earn 50,000 so I have to purchase everything on my own. But whenever they need my salary they ask for it. Even my husband also didn't spend a single penny on me. My in laws interfere a lot b/w my husband & me, even my nandoi had made an impression on my in laws to grab all the money & property. My mrg is on the verge of breaking now. Can you make a suggestion video?

      Sir, I have a 400 sq. Yds plot (purchased by my grandfather 40 years back, and gifted to me).
      It's located in a posh locality in a Tier 1.5 city (not exactly tier 1, but one of the biggest in India, and a state capital), it's located close to the city's industrial hub. I don't need to live in it.
      Real estate appreciation is almost zero in the place, as it has been saturated.
      What should I do with it?
      1. Sell and invest money somewhere else?
      2. Build multiple 2 bhk and let out for rent.
      3. Build 1 bhk for rent.
      4. Build studio apartments for rent.

    19:06 commercial estate near cities where jobs are available - good to buy
    27:10 online retailers are all over the place, so buying shops is not a good idea in malls or cities.
    34:44 no point in purchasing commercial space, since if it was fruitful, builders would themselves give for rental, why would they sell it?

    I lived in Dehradun for the first 20 years of my life before graduating. My parents built home there after retirement. I too wanted to invest in lands there but ended up buying flats in Gurgaon. Problem i faced in doon is that most of the land dealers there(95%+) are selling illegal lands and doing frauds. With my own eyes i saw several dealers sell illegal lands to delhites and charging more prices. I even heard the authorities there suggesting to only sell legal lands to locals( Garhwalis and kumaonees) and sell the illegal lands to other castes.
    Where my parents built the home, the neighbors are not very happy to have a desi neighbours so they usually cut off. Now my parents are not very satisfied there.
    Seeing all this, I refused to buy anything there and bought a few flats in Gurgaon where people dont give a fuck about what religion/caste you belong to.

    Amazing video.. I agree with most points.. but pollution is so high that it is killing people in cities like Delhi ncr, Mumbai etc
    So it is better to move to a city like dehradun, Indore etc where you can live pollution free, because buying a 4cr flat in Noida or gurgaon won't give you clean water, air and food.

    One of the busiest mal in Pune PCMC area is now empty. Only Max store and PVR is there. It never recovered after COVID. It feels spooky to roam in that mall

      I think you’re talking about Elpro Mall in Chinchwad. That was never a great mall except PVR. Look at Phoenix in Viman Nagar, it is always crowded. The one under construction in Wakad will also get popular because of crowd and locality. Chinchwad area will start picking up now since multiple IT parks are under construction.

      Shops should never be bought in a mall imo as the direct in road exposure in a mall is not there ...only commercials shops/showrooms ( not offices ) on road in prime comercial areas and central business districts like Fergusson road , JM road , Laxmi road , Baner ,aundh ,koregaon park and kalyani nagar should be bought for high rental yields imo as these areas in pune will only grow due to their central location and business prominence ,though the opportunities to buy here are rare and a bit more costly

      Nothing is permanent . Real estate will always be a wise investment in the long term . You need to give it sufficient time . Population is increasing but land is limited so definitely price will increase gradually .

    Sir, any advice on how to handle uninvited guests or some common relatives who tag along when other known relatives are invited and how to handle when someone comes hours later than the stipulated time and stays back late too...some people invite themselves to our place and ask is it ok if we come along...we would already be in a time crunch when we invited one guest, now these guys also tag along everytime tiring us as we dint plan and now have to make arrangements for them. We have decided to put an end time in the invite from next time as people are staying back until 1 am and beyond.

      Don't give them anything including water
      If your other family mem is engaged with them then you left and go to your own room immediately
      Always say I am tired
      stop giving them mental healing also . Ask them for money, and vomit your problems onto them and be light
      Always talk with the smiley face but keep your actions different, give indirect hints after hints
      If they get bored and tired and frustrated then they stop wasting your time, either way they are taking you for granted

    Nice video.. cleared all the doubts. I am a 26 year old real estate investor residing in dehradun.
    Buying plots in hills can be used for rental vacation purposes.Airbnbs and so.. i agree that development in hills is extremely difficult but they can generate good rental income.

    It is spreading rapidly but still prices are way higher, especially, when there not much of a jobs here. But its a hub fo4 3 states, at least if not JK too.

      Even though no such industries are there but as tricity consist administration of Haryana and Punjab and other facilities like PGI and Punjab university which attracts daily alot of people from Haryana, Punjab and himachal come here those contribute to overall economic growth in chandigarh

    I live in Prayagraj as I own 200sqyds two storied house in prime localityand my son works in Gurugram.We purchased a 3.5Bhk ground floor in Emarald
    Hills Coral block.

      Buy where you live and work it is good for family, saves your rent and travel time

      If you are close to retirement then plot in Kerala.
      If you are young, then flat in Bangalore.
      If you are planning to go abroad then also flat in Bangalore, because you can manage it easily as compared to a plot in far off place.
      If you are investing, then also flat in Bangalore unless the plot in Kerala is at a prime location.

    Sir, i am living in my own 2BHK home in tier 3 city, but can't buy another flat for my elder son aged 22 years.. as i have savings of only 8 lakh, and can pay EMI of 25k max.. and now 2bhk flats in my city costs at least 40-45 lakh. What to do

      @@maverick7323 logic- if at the age of 45, i have saving of only 8 lakh, how my son can buy home in near future, I must try for him.. If my parents had thought in your way, even i wouldn't have home.. it's a tough time bro

      Hi, in your case I think it would be better to keep the money in mutual funds on behalf of your son. That money too can help him. Once he decides where he wants to live and has an idea of his earnings he can use the money to buy a flat later.
      And you are right. We must help our kids in any way we can to get a leg up in life.

    Sir, I’m a single earner in my family and my monthly earning is 60k. We pay 12k as house rent. After all expenses I managed to save 5-8k per month. Do you suggest buying a home loan or continue on a rented accommodation? Would love to have opinions. Thanks

      First make your wife do some work/business whatever she likes, not all work needs to be done by going places,
      Second do you pay tax? If yes , don't pay it, you can save it by showing it in property emi
      Third, What job do you ?
      Fourth what are you doing to upskilk yourself?

      Take loan when repo rate is less then 5 percent or 5 percent
      Till invest money which can be use for down payment in future and buy in your 30 and make your wife to earn that reduce burden

      First, take a job in Middle East. Earn 2 lakhs per month tax free.
      Spend 50k for expenses in Middle East.
      Send remaining 1.5L per month to India.
      Out of this use 50000 as EMI for a 2 BHK.
      Kuch paane ke liye kuch khona padega
