amazing what changing the colors on the walls and kitchen cabinets can do. It looks totally updated in the kitchen, even though you kept those original counters and cabinets, the flooring changes and the bathroom changes really update it. 🎉🎉🎉The before while it was kind of retro and dated, reflected what seems to be a loving family, living comfortably in their home. A very peaceful and serene environment.❤❤❤❤❤

I bought 31 acres with a 1972 mobile home on it. It was a total gut job. The place has been insulated with Rockwool, vapor barrier and drywall, walls and ceilings. No more florets! We're finishing the kitchen and bathroom now. Hickory cabinets in the kitchen and a Palisade tile system shower. Almost done!

@@frugallandlord6974 The cool part is if I build a regular house there my wife and I can stay in this place while it's built. Also the metal sheathing is coming off of it and being replaced by OSB, Tyvek (I'm the North so it needs to breathe out) and log cabin siding. It's a quarter face and made from real cedar. The difference is going to shocking.

Nice! Instead of ripping everything out you took the creative way and saved the integrity of the structure. That takes talent and smarts. I hope the old tenants found their dream home, it looks like they took great care of yours. Thanks for the tour.

Amazing changes! One thing I would have done is extended the pantry to the left. I’d have taken it over to the wall to the right of the fridge. That little awkward space between the fridge wall and the pantry wall would have been eliminated and it would provide so much more enclosed storage. Another thing you may consider in your next flip, keeping with the lvp throughout the home will make the space appear larger and more open. It also avoids the need for those metal transition strips and gives a cleaner finished look.

    Looks great! but NO way
would I have kept that carpet, its really gross. I would have run the
vinyl/fakewood through the whole place and you could have even kept the tile in the hallway if you are trying to keep it cheap, but NOT the carpet. Carpet in general is gross because of all the dirt it collects, and old carpet with someone elses dirt in it is the worst. 🤭
Not trying to be rude, just an honest opinion.😬😀
One last thing is I like gray, but depending on whomoves in they may have more brown tone furniture, and if you go too dark with the gray paint it might not work with every ones taste. Lighter grays work best with every ones style. One last thing is when you go so dark with the gray and the contrast of the white beans in my opinion can date the look of the place. I like more neutral and lighter grays, but once again it's just my opinion.
All in all the work you did was a huge
    improvement. 😁

Great job but the only thing is... no one wants to walk in with someone else's dirty, nasty carpet. It would have probably cost you maybe $300 to replace the floor in the living room and the other bedroom. The bar, that's just pure tacky. A new bar top and at least two chairs would have been much better.

To tell the truth, green. I know. It just seems every mobile home video I ever see, it's gray, gray ,gray,. I'm sick of it. I like wallpaper too. I know the trailer was run down and had to be redone, but it looked warm and cheerful. Now it's a gray blob. And one more thing, I would have spackled the cracks in the paneling before painting them. Done it more than once, with great resulþs.

They paid $500 rent which is extremely low for my area, they were fabulous people and we were sad to see them leave, they moved out of town closer to family, what is disgusting about this, also I’m not making a giant profit, rent is still $800 which is under market. I try to be good to people, my tenants are all wonderful people.

@@frugallandlord6974 Comments about "huge profits" and the displacing of tenants generally come from those who have never been a landlord. I owned rental units for a decade or so and would never do it again, due to the time and work involved. And the lack of comprehension on the part of non-landlords that owning income property is a JOB, and the bank will demand repayment on the massive loans taken out to purchase and renovate the property. My mother and I both worked full time outside jobs so we could afford to keep our units livable and our tenants happy. It's not easy money.
