Thanks Blandon I have learned a lot from your video which has now given me the confidence to take the next step and develop my sub-divided section by using the equity from our family home to fund it. As for loan structure, I'm hoping that the IRD allows me to claim loan interest on the project since it will be a new build, and this govt is all about building new homes, isn't it?

That depends on what is more important to you and what you are trying to achieve my friend.
@@mortgagehq Well because I'm in the army and have access to cheap army housing, I can afford to wait to buy my own home if I had to. Which makes it harder for me to decide what is more important. In regards to what I want to achieve, I just literally want to get my foot in the door and confused which decision is smarter. (Buy my first home or buy my first investment property)
I called council they didn't mention about resource consent for second dwelling, am I missing something?
@@maryammirzaei6143 different cities have different rules. Worth checking with a local planner / architect.

Hey I have a property with a front section and I was wanting to put a second dwelling on it, where would you recommend me starting?

Potentially! Other factors such as location, school districts, access to amenities, and market conditions, also play a significant role in determining property value
We have an existing investment property which is subdividable. The house is sitting at the middle. What options can we do about the existing house? to demolish or sell to remove? Then can build 3 or 4 townhouse. Or retain the house in the middle, then build a townhouse infront & at the rear section?
Those are good questions to ask and you need to either pay a professional to do feasibility drawing then another to do costing, or you can learn to do it yourself. You are trying to do a $3million project so you really should invest the time to learn as much as you can. This course teaches how to do the numbers yourself.

Hi Blandon, thankyou for your vid, what i heard from your vid is how long and frustrating all those consents can take. I'm wanting to have either 2bdrm or 3bdrm built in back yard for inlaws to rent however may rent out to the public in 5yrs if we've built enough equity to upgrade somewhere else. my westpac banker is waiting for quotes to then apply for loan but struggling even to get accurate quotes to complete the job. we dont have equity but my banker says our income is descent atm. Can you advise if we are making the right steps?
