    I project manage apartment building developments for a living....
    And know everything you're saying already....yet for some reason I'm still watching these.
    I must love what i do.....

    A residential drainlayer can connect to water services (down here in the south) so long as they have water reticleration tickets. Sewer is normally and stromwater connections are normally a civil drainlayer. Often it's easier for a civil drainlayer to do the connection because they will have the equipment and the stms on staff for traffic control when making the connections at the street

    Hey Josh, great videos, super useful for someone looking at subdivision on our property. The cost of $120K to $150K - does that include site preparation (civil works / earth works)...or just on paperwork costs and other fees?

      as a rule of thumb it includes services, but your site requirements would need to be considered, ie demolition, cut and fill, tree removal etc etc

    These videos are super helpful. When would you decide to move the front house to the back?

      At design phase you would work out if its worth keeping moving etc
      Then I would move it as one of the first jobs in subdivision process

    Awesome - we just brought a section and newbs lol - I guess I am asking if this process is sort of the same? Designer - survey - planner - Resource c then building c - jump into earthworks and services then builders ? Is that correct !! Love the mahi

      Pretty Much,
      1) start with a local designer or surveyor,
      2) see what you need to do to get Resrouce Consent
      3) get resource consent
      4) start Subdivsion works and get Building Consent
      5) start building

    Even though there are minimum sizes for sub-division, what is the minimum practical size in your opinion?

      Great question Dominic, I think it really depends on your area, if you are in urban town envirmoenet 300 - 400m still achieves a nice sized freestanding house with its own off street parking and outdoor living areas.
      If you are more out of town I would go larger, in saying that we are soon to be doing a 5 lot subdivision on 600sq m of land, but thats centre of town, no parking, all 2 bedroom units

    Do you have to have a designer? Can I just use a surveyor and a building company? I'm still a bit unclear what designer and planner do.

      Where abouts are you based. Talk to your local Designer or Surveyor first, they will sort out the planner

    The greedy councils need to make their money from the subdivision then you got the greedy lawyers then there is no profits. Better off just keep the money in s & p 500. There is no money in new builds as the council takes a big chunk of it and all the contractors too

    Wellington water is not being taking over by three waters. Don’t be so confident about it, many nz disagree with it entirely
