This is gold to anyone starting down the path of owning rental property. Every bad lease will cost you 5k to 10k. Screening tenants was our weakness. Take this to heart and don’t let it be you.
I have never understood how people actually make money on rentals because I have heard one horror story after another about all the damage tenants do and how they get behind on rent. Even a good friend who was DILIGENT about checking references and credit history got burned. A relative recently had to evict a non-paying tenant and the tenant set the house on fire as revenge. She thought she should be living there for FREE, dammit!
When you are a landlord you must ALWAYS be at arms length from the tenants. That means you NEVER be their friend. You can be pleasant and say hi and bye but NEVER stand around having conversations with them or go inside for a coffee. Rent must be up to date ALWAYS and the regular inspections must show a well presented house. They must also not cause disturbance. The minute they deviate from that is the minute you comply with whatever laws are in your area to evict them. I say this a 6 year full time student in real estate at college and university with high marks, a 40 year real estate agency career (owned my business), an investor and developer of real estate.

This young man was victimized by his wife and her family. The whole family, not just the sisters. The wife should have been the one who held her sisters responsible from day one. The Christmas thing? You cannot afford to give anyone gifts until your house is repaired. Your house was severely damaged by renters. Did you inform the insurance company when you decided to make your primary residence into a rental property?
To me that is a red flag with his wife.
He should have sold the home anyway and lived a few hundred miles away from all of them. Would definitely find out who he really married as well being away from her family.
Young , yes, and his naivety seems to continue A YEAR after the house emptied.
I rented to my niece and her family several months before Christmas. After the 1st month, she told me her husband left her and she didn't have the rent money. She promised to pay the back rent after she got her income tax refund. We sent our handyman out to repair a leaky pipe and he told us that her husband was there and they were cooking steaks. I confronted her and she said he had just come back and that they would have the money soon. Several months passed and she still didn't pay. I had to ask her to leave and after she moved I discovered that she hadn't paid the water and sewer bill. Since the water and sewer is provided by the town, I was responsible for paying that. She has totally ghosted me and I have not heard from her for years. I have never rented to relatives again!

Yep never rent to family. My mom convinced me to rent to my baby sister. She trashed the house. Broke the closet doors in the basement and her cat pissed on my pool table. Never again.
It almost never works out well when you mix business / money and family. If anything, have higher standards than you would have for strangers, because if a stranger screws you over you never have to see him again, but you will keep seeing the family that screwed you at family functions.

Yes, I agree there are people who will never change. Absolutely. That said, I believe everyone deserves to "hear it" at least once. If they haven't just told them how much aggravation this caused them, I think they should. With no expectations of change, but because these girls need to hear that they impacted someone's life for the worse, even if the plan is to move forward from it.

Same thing happen to us. It is the worst. Renting to family is a disaster most of the time. Cost us around 40,000 in loss.
The 2 sisters fault, too, everyone is responsible for their actions.

#1 skill to successfully managing a rental property is being able to judge a tenant. This seems to be ignored despite all the social media content about rental properties out there.
Number one rule of owning a rental property is to use a property management company. That is the easiest and best way to make it all about business and not personal.
@@barnabusdoyle4930 I have family always asking if I have anything available. I know with family and friends nothing personal...but they will havebto go through a property management with me. I'm that relative that will hand you a 3 day notice to pay or quit...
I doubt he would have let them move in if it were purely his own decision. He let his wife talk him into it.
We rented our first home to my BIL when we moved out of state. Worst experience ever. He trashed the house and had inappropriate stuff out in plain sight when our realtor would come by to show the house.

Trying to change others stems from a desire for control. When our efforts to control fails, it can lead to frustration. Dave is correct in telling this man to forgive, learn, and move on with your life. It was his fault in the first place and holding on to bitterness then complaining about it will only hurt yourself. Be a big boy and take responsibility for your poor judgement.

Bring them to small claims.
If they don't pay. You can always put a lien on their car, or have their wages garnished.

I came here to say the same thing. Dave and John botched this one in my opinion. I don't disagree with them on the lessons learned, but this was a lot of victim blaming.

This discussion has some real nuggets of wisdom.
Monthly inspections? Is that a common landlord practice that Dave has? I rarely see my landlord unless they're replacing something, but I'm a good tenant. They're certainly not walking through the house every month.
Most landlords replace the furnace filter, at least twice a year, that is their walk-through. Essentially, that is what gets them into the house to make sure it’s not being destroyed.
I think our lease has a clause that allows the landlord into the house once every month or two, but no one has come by to check on anything at all even though we've been here for almost four months. I think if you're an active tenant who isn't throwing up cause for suspicion, most landlords/management companies don't actually take advantage of that clause in the contract.
@@rethinkcps2116 depends where you live? a lot of section 8 landlords don’t really care about the property, so they never really do replace air filter, or inspect their properties
I’m pretty sure we had clauses like that too. But our landlord used a management company, then another one, and another one. I don’t think he cared one bit. In fact, we got every penny of our deposit back because they had no record of what the house was like when we rented it.
His wife's sisters don't work and moved back into the parent's basement. Talk about ambitious/driven sisters, they have a bright future ahead of them.
Dave does monthly inspections on EVERY residential property he owns? I highly doubt that. I can’t imagine living in a rental property where the landlord shows up EVERY month to do an inspection. Also I am fairly certain that the law doesn’t allow you to evict someone immediately after being 3 days late paying the rent. But he does like to talk a big game.
He has property managers. And it takes months to evict someone, the process is horrible.
Yeah, I'm in a tenant-friendly state, but routine inspection sounds crazy to me. I didn't see my landlord in person once in the 2 years that I rented a SFH from him, except at the start and the end. Great landlord too, didn't even try to raise the rent during that time.
It probably depends on the law where his rentals are. And if it’s in the lease and they agreed to it, and there’s no law saying otherwise…. Pretty sure he can.
Maybe he meant when they're a day past the legally required grace period.
As long as you rent your property you don't have a choice. The way things are going right now with tenants having more rights than property owners means renters can end up with serious headaches.
This is why I'm not a landlord as I know I'd lose a fortune when you consider that I'm to much of a marshmallow when it comes to though love. I got a cousin who has a reputation for not paying rent, doing drugs, & using her kids as a way to pressure people (especially family) & the government into supporting her. I can't risk caving over another one of her sob stories. I'd end up with no rent $ & a trashed place that smells like pot. Maybe other people can make good money as a landlord but not me.

It isn’t the cats’ fault their owners won’t clean the litter box often enough, but that’s renters for you. The only way to deal with it is to prohibit cats, period.
He can’t legally discriminate if people have service animals. They help vets with PTSD , people with poor vision, have seizures , diabetes, depression ect. He’s so materialistic he doesn’t care about people who need animals.
@@jjkatz service animals vs regular pets is comparing apples to oranges. Finding a cat that isn't supposed to be there during an inspection will get you kicked out of my rental so fast your head will spin. I agree with dave on that. The service animal has to be known to be there from the start and you gotta pay a deposit in my rentals. I choose not to be strictly against service animals personally, but if you don't like a landlord with the no pet policy, you don't have to rent from that landlord. Any surprises during an inspection, including animals, will get you immediately evicted. Period.
@@paullansford2528 what if the cat/dog is a rescue they just found on the side of the road? would you still evict, or give them time to rehome, or perhaps even keep the animal?
It’s the same concept as lending people money. When you lend your in brother in law money to pay off his credit card, when he stops paying you back it’s not his fault, it’s yours for putting both of you in that situation.
I have a friend who rented his house to cousins. They turned the water on when they left. He had a time fixing it

I always laugh when my friend encourages me to get rental properties. He just had to evict a drug addict and he wonders why I want nothing to do with them.
$2k in back rent and $6-8k in damages. That,s a loss that shouldn’t destroy them. Look at it as a stupid tax.
I know what Dave meant with being a bad landlord which is what I was not doing inspections. Cost me a few thousand for that experience.

I'm skeptical as to how many friends, best friends, good buddies and people who would die for him there actually are. There are people who seem to have a hundred best friends and others who are a little more selective and only have a handful. He does always have a personal situation that equates to the caller, though. 🙅🏼♀️

Lesson number One! Never rent to family. Most of the time you will end up on the short end of the stick. Lesson number Two sadly, it’s often family who will hurt you the most.

Correct. It's his fault for renting to them, but it's THEIR fault for being garbage people and trashing the place and not paying.
I feel so sorry for this man because you can obviously tell he's a good person but, unfortunately, nice people get taken advantage of when they don't have strong boundaries, so I understand Dave's stance here even though it's hard to hear it. It's an expensive and sad lesson to learn, but some people just suck. And like Dave said, there is no justice. We're the only ones who can protect ourselves.

I mean, I rented homes and rooms as a teenager and early 20-something and was always a super polite tenant. I still use those landlords as references. You have to interview these people and get a sense of who they are. Don't just rent to anyone. I understand people can lie, but even older people can be irresponsible and trash property. It's more person-to-person thing than age.

I did the exact same thing and had the same results. A year of never getting payment on time to my sister in laws.
We had them leave and said never again rent to family.

Relative or not, why can’t he sue them? Even if he Still doesn’t receive any $$, it seems a default/destruction judgement would show on their records/credit report!

My rule #1 is no family and no employees rent from me. They can rent from my buddy and I'll lease to my buddy's family.
Only exception to the rule for me is if a family member (or in our case our daughter's godfather, so practically family) rent a room and are part of the household, and then they still need a proper rental agreement
My Christmas gift to them would be wishing them a Merry Christmas and not talking about them with the family. Much more charity than they deserve and the sisters should be eternally grateful to them.
Good landlording is a profession, just like any other. Poor landlording gets you exactly what it got this poor guy. This is the fundamental problem that people get into when they buy a dwelling with the intent to rent. They have no idea how to landlord and the results are predicable.
I have a feeling his wife wouldn’t have been supportive on kicking her family out the first, second or even third time they were late. Just don’t do business with family

I own 2 properties and would never rent family whatsoever!! I have property management teams and everyone is screened extremely good.

Okay, the guy and his wife can admit it's their fault, but there would STILL be no Christmas gifts for the two who cost them so much money. If the rest of the family doesn't like it, maybe they should be asked to chip in for the damage the sisters did. If the other family members balk at that, they need to shut up about this couple not giving them Christmas presents. The two sisters no doubt don't have the decency to even be ashamed of what they did to the place and what it cost the couple who let them rent the home. It'd be tempting to not even invite them to the holiday gatherings for a year or two.
So Dave doesn’t allow cats either! It is a lease breaker for me, too. No cats in my units ever again.

I am a landlord too and I can't tell you how many applicants I go through before I find someone to rent one of my properties.
It is really tough out there to find good people who will respect your property. Do not rent to family or friends, NEVER.
My brother wanted to rent my house cause I got married and moved and i said NO and didn’t feel bad about it.
Man I would not tolerate a landlord like Dave. Dude don’t be checking up on me like that, what am I your kid? Being a landlord doesn’t mean you can go in there and check every 1 or 2 months. You can beat it.

This is such a ridiculous response. In particular the part about just letting it go. If you let dumb, awful people get away with their awful behavior then you're just contributing to it.
People like these two girls need consequences in their life. Whether those are relational, legal, etc, they need to experience how your actions catch up to and affect you. These two are suffering from a lack of life lessons. John's right that you don't want to do it out of retribution but to push back and be firm in reaction to this behavior is actually loving. It shows them, whether they accept it or not, that you don't treat people like that.
Okay, now I think Dave's partly right to blame the owner for letting the sisters rent the place, but to say it's not the sisters' fault? Looks like another case of family members taking advantage of another family member's generosity. Dang, you'd think the sisters would at least do right by their sister, the wife/co-owner of the property. Sickening how family treats family sometimes.
