And then the price came down and it finally sold for $225,000. So this would be a disservice to everyone for us to mention $300,000 because then you wouldn’t look at it - if it was out of your budget as an example... when the seller would have taken $225,000. @@BradSimmons No it's ok to tell us whether it goes up or down because at least we have some idea. $300,000 or 222.000 is a difference but it's still a ballpark range and that tells us if we can afford it or not. It may be in the low 100s, 200s or 300s but that tells us whether we can afford it or not. I like your vids, I"m from Owensboro Ky. and I live in Florida now. My family farm/relatives are from just down the road a-bit. This video is making me terribly homesick. I was a career military brat and lived everywhere but this is what I called home during the summers. You can live at some of the most interesting places on Earth, but there always seems to be a yearning to go home, specially when from a place like this.

Basically, until this year, my wife's salary had to pay for our expenses (two Kids), finally in this harvest we made this year farm maintenance money and extra as clean cash (well, after taxes).

That's a pole barn with overhead doors. My father supervised building one of these on my Uncle's farm in Indiana over 30 years ago, nobody else knew how to erect it. They are great to have in the country.

I love your videos, but I have to ask; what is the deal with fiberglass showers and tubs in all the houses? I noticed it looking at homes in Georgia and NC too. Don't builders like to use cultured marble up there?
Yes and No- Yes when Tobacco had Gov. support. No since the war on Tobacco ended Gov. supports. The land is often unfit for cash crops, very hilly with heavy clay soil and rocky (dig a hole and half of what you remove is rock). Cost of fertilizer alone almost makes it un-profitable.
Interesting set-up. The pond is about 40 feet inside of Marion County while the house and garage are about 100 feet inside of Boyd County. I love the property - I'm just wondering which county gets the property taxes, or are they split?
+Dave - this happens more often than you might imagine. The bulk of your taxes are usually the house - then in these parts 10 acres signifies agricultural tax structure. So the barns and farm land - the PVA (tax assessor here) gives farm a big break. That all said - even if the property wasn't in two counties, it would be similarly taxed. But i would guess yes, you probaby would get two tax bills - totally the same as if it were one.

This is a great property. However, I never understood why builders put a laundry room so I would have to drag my dirty clothes through the place where I prepare my food. I know houses have been designed like this for a century mainly because of the convenience of plumbing. But it seems to me someone could plan it better than that.
I'm with you. It is great property but I agree on the laundry room not being anywhere near a kitchen and I find many are built too small and are too cramped once a washer and dryer is installed. My dream of a laundry room is ample cabinets, a washer and dryer, a folding table, and a commercial-type clothes basket/clothes rack on caster wheels.

I do like the house even though this is a very old video. You keep saying gorgeous maples when you see maple trees. I am sorry but there is nothing gorgeous about trees that crap twice a year. Leaves in the fall, are fine and to be expected, but the crapping of seeds mid to late spring? No way. I had maples in my yard when I bought my home 10 years ago. Gutters rotting and sagging. I had all the maples removed as quickly as I could. Yes, I replaced them with pine trees. At least when they shed it does not spread. Still a great video!

I have very specific needs and availabilities as no gravel or single lane roads into property. Do you have references for top quality paving companies and concrete contractors i.e. metal building erection companies for a 200,000 square foot building to house a automobile and motorcycle collection plus a possible landing strip?

I love your videos, but I have to ask; what is the deal with fiberglass showers and tubs in all the houses? I noticed it looking at homes in Georgia and NC too. Don't builders like to use cultured marble up there?
Yes and No- Yes when Tobacco had Gov. support. No since the war on Tobacco ended Gov. supports. The land is often unfit for cash crops, very hilly with heavy clay soil and rocky (dig a hole and half of what you remove is rock). Cost of fertilizer alone almost makes it un-profitable.

Interesting set-up. The pond is about 40 feet inside of Marion County while the house and garage are about 100 feet inside of Boyd County. I love the property - I'm just wondering which county gets the property taxes, or are they split?
+Dave - this happens more often than you might imagine. The bulk of your taxes are usually the house - then in these parts 10 acres signifies agricultural tax structure. So the barns and farm land - the PVA (tax assessor here) gives farm a big break. That all said - even if the property wasn't in two counties, it would be similarly taxed. But i would guess yes, you probaby would get two tax bills - totally the same as if it were one.

This is a great property.
However, I never understood why builders put a laundry room so I would have to drag my dirty clothes through the place where I prepare my food. I know houses have been designed like this for a century mainly because of the convenience of plumbing. But it seems to me someone could plan it better than that.
I'm with you. It is great property but I agree on the laundry room not being anywhere near a kitchen and I find many are built too small and are too cramped once a washer and dryer is installed. My dream of a laundry room is ample cabinets, a washer and dryer, a folding table, and a commercial-type clothes basket/clothes rack on caster wheels.

Hi jack creley, it’s mentioned in these comments at least several dozen times. Prices change so when this video was taken I believe they wanted 300,000. And then the price came down and it finally sold for $225,000. So this would be a disservice to everyone for us to mention $300,000 because then you wouldn’t look at it - if it was out of your budget as an example... when the seller would have taken $225,000. I know it’s hard for you to understand but that’s the way we feel about it and we certainly want to make sure that if you are very interested in the property to begin with that you should just come right on over and make an offer. Ken is the realtor In our company and he makes offers all the time for people on properties. We don’t wanna tell you the wrong price either if the seller lowers. If you’re interested pick up the phone and he will tell you immediately on the phone and not bug you that’s all you Gotta do just pick up the phone and you’ll get the most up-to-date price. I am sorry but there is nothing gorgeous about trees that crap twice a year. Leaves in the fall, are fine and to be expected, but the crapping of seeds mid to late spring? No way. I had maples in my yard when I bought my home 10 years ago. Gutters rotting and sagging. I had all the maples removed as quickly as I could. Yes, I replaced them with pine trees. At least when they shed it does not spread.
