    Superb, excellent work toward changing our attitude while dealing with builders.
    I randomly clicked on this video and watched till end now feeling perhaps I would have watched some years before could have saved 75,000 given as 10% booking amount witch was forfeited by VARDHMAN BUILDER in Delhi.

    My son paid 10k to book a flat without even signing anything only on verbal promise of refund in 15 days. They didn't repay even after 25 days of written request. Verbal cancelation was given 2 months back. I just called and told the sales guy to pay me my money with Interest for 63 days for using my money. They were compelled to pay within a day or two.

    I had a similar experience with one of the developers n jogeshwari east.
    Actually it was my fault that I invested a token of 5 lakhs despite no construction going on s that developer had completed his other projects n time. This was n March 2010. Paid via cheque n received the receipt.
    Waited till 2014 n not n inch of work began..
    I lost my patience and started visiting the developers office for refund who assured that I'll get back my money.
    Might have gone there atleast 25-30 times n even a few heated arguments..
    I got my entire token amount back though n partial payments by 2017 only bcoz of gods grace.
    Shared my own experience s n eye opener and request all the viewers never never never go for n under-construction site just to save a few lakhs...you might lose out the paid amount f the construction gets delayed s the developer will keep harrassing you for money or levy interest if you don't pay n time.
    Always go for a ready to move in flats.

    Aapki baat bhot sahi hai. And it can work out in few situations but ab ye sab brokers ab samajh gaye hai legally hum jaise log jyada kuch nai kar sakte.Majority job wale log hote hai and they can not spend too much time and years in court cases. Upar wala hi help kare sabki.

    Aajkal Pune mei bhot scam chal raha hai, specially rental apartment ke liye. I recently scammed of 62000 rs. Police don’t even ready to register complaint. My hard earned money just gone. I have all the proofs and even aadhar card of that broker. See how helpless I am because of our legal system of India. One side we are bringing bullet train and at ground level we can’t do anything of these fraud people.

    A big thank to you for the detailed video.
    I have a query.
    I booked a plot in Gurgaon in a pre-launch offer from a reputed builder by signing Expression of Interest. With due time I completed 20% payment all through bank transactions.
    Later I realized that builder has not got license yet and I applied for refund of my money.
    Builder agreed on mail to refund but is not following timelines. Agreed timelines are already passed but I have got only one small installment of refund. More than 90% is still pending.
    Now should I focus on changing language or go for filing a case? If case, then where? Consumer court or Rera or somewhere else?
    Pls advise sir.🙏

    I once gave a token for agreement in Hyderabad for a plot and later realized there was litigation ongoing. Had to use my influence in police department to get back the refund.

    Thanks a lot for the video sir. If I have signed the BBA and its registered however I don't want to continue now because the reputation of the builder have gone for a toss. Moreover, it was a project based on builder subvention, but bank is still not giving loan on the said property because of some pending property document.     Hi Sir ... thanks for your video. I have been into a similar situation where the builder has usurped my money and is not returning the token money of one lack Rs after we wanted to cancel the under construction flat as we found an already built flat in the same society.
    I have been waiting from the 45 days and theu have been delaying the payments. I have sent them a legal notice and now they have started behaving aggressively. They say not they will talk about this matter in court.
    The complexity is that this flat I am buying if for may aged parents and I am an NRI now.

    Please conclude and instruct buyers on what is to be done to mitigate risks. Most people know what they are getting into but can do much and have to abide by builders terms.

    Even if we command in that way give me mu money back...they will reject to give entire money.....we gone through that phase we paid 5 and half lakhs and now we are asking we cant proceed furthur they are cutting 1 lakh and giving remoaning money..of we force furthur and telling rules and all he is abusing and warning that he wont give entire money
