Peopple sleep on Kenmore/Town of Tonawanda. Low cost. Everything you'd want is on the Blvd. Super close to city. Access to highways. 2 Town golf courses, golf dome, aquadic center, indoor sports facility, town ice rink, new splash pad, and good schools. When we moved here 11 years ago everyone tried to get us to move to the Southtowns, moving to ToT was the best decision we made.
Born and raised in Buffalo (canisius college are) but been gone since 2012. I lived in New York City, Atlanta and now currently living in Los Angeles. I remember Williamsville was a prestigious area but totally forgot how dirt cheap it is to live in Western New York. Only 369,000 for Williamsville?! Not even $500K smh I got so used to New York/California prices that 369,000 sounds like pennies to me.
A lot of the farms in Wyoming county are looking for investors you get a a better return for your money..just saying we have a farm and lots of them are looking for investors
Nice list! Yes both Kenmore and East Aurora are kind of the less talked about suburbs that offer that old school Americana walkable small town, dare I say 'Hallmark movie' vibe. 😅 Enjoy your videos, Devonte! Keep it up.
Any suburb south of the westside historically gets A LOT MORE SNOW. I'm in Amherst which has always been nice, clean, and safe. Stay north, Amherst, Clarence, Lockport, Tonawanda, North Tonawanda, Pendleton, Newfane; all north of Buffalo.
Great video! I plan on moving there after my son graduates. I would like to see a video on the best areas in Buffalo with the lowest property taxes, but still nice neighborhoods. Thank you!
I had a video done on taxes a little while back, and the city if buffalo taxes are extremely reasonable compared to the rest of Erie and Niagara county. No matter what section of the city you are in
Grew up in Amherst. It used to be good. We could swim and skate for pennies. Now it is like 3.00 per hour to skate. It was called the Amherst Recreation Center. The crime has increased a lot. There are shoplifters from the city and elsewhere going nuts. I'd go further out if I were you. Eden is quite peaceful. I live in North Tonawanda and am happy with it for the most part, except the city is kind of anal about the lawn. Wheatfield would have been better because you can actually farm there.
Cheektowaga and West Seneca also allowed middle class parents to move out of the city and build affordable homes in brand new developments. But they don't belong in the top 5. As I grew older, realized these other communities were in a different class.
Hi! For someone that may have to work at one or rotate through the 3 bridges between Canada and USA, and, will start without a car, would you also recommend to rent in these same areas?
@@buffaloliving2.0devontedav65 it has not been stablished yet, but probably every 6 to 8 months. My car is overseas, and, since I'm not a NY resident yet, I'm guessing I can't bring it so easily or buy one too soon :(
How about union/blue collar folks that don't care, nor will probably ever see the suburbs? What's out here for us normies looking for something different?
@@buffaloliving2.0devontedav65 honestly the suburbs are gross. I like the older architecture in the city. I've had to restart several times in my life and grew up dirt poor so suburb living has never really been an aspiration of mine. Getting a house would be enough.
Great video. Check radioactivity levels before you buy anything.
Kenmore, Town of Tonawanda and Grand Island are also very nice.
11:47 Clarence is the most affluent. Orchard Park is second.

Staying in Williamsville right now while visiting daughter at college. Beautiful area, friendly people.
Graduated from Williamsville North. First rate public school district. Great community.

Toronto based investor here looking to break into the Buffalo market, pumped to find this channel. Thanks for all the info!

Much of the Town of Tonawanda is a nice place to live.
Williamsville is my dream location!
We can make that happen!
I was born and raised in Cheektowaga, mid 60's - mid '80's. Good place to grow up at the time.

McKinley mall is in Hamburg
Very helpful

How often will you be rotating bridges?
I would get a car if you can,

Grand Island is nice too
Grand island isn’t a suburb to buffalo
Where is Amhearst?
About 15 minutes from downtown
I want to know why this place is not mentioned in this video?I heard this place is a very good place.
@@Mohammadsamichowdhury-de8vhhe named 3 neighborhoods from Amherst as the top two
Actually, I feel like the snow belt has moved up more to the Northtowns.
Yeah, those suburbs are nice but I won't mention the best one cause I want to keep it that way. Not listed here.
Lol 😂 if we could vote dems out all places would be great to live in! I live in Blasedell/ Hamburg! Dems are destroying this state & Erie County!
Buffalo & vicinity = national embarrassment.
How about union/blue collar folks that don't care, nor will probably ever see the suburbs? What's out here for us normies looking for something different?
Why wouldn’t you be able to see the suburbs? There are spots in the city, depending on what your looking for

I live in Rochester and I kinda want to move to Buffalo idk where to move I don’t want to be in the hood tho 😂
Rent a duplex in Looney Acres in Amherst.
Cheektowaga? Doesn’t he mean Cheektavegas?
