I understand the market has affected the housing prices, but equally I believe realtors have driven up the prices because that is how they make money. Was in the market to buy in Northern VA and my realtor always told me to offer the most I could afford, "My Greatest and best offer upfront". Always turned to a bidding war. We ended up buying closer to Richmond.

I think you're on point about rents staying flat. I just renewed my apartment lease for another 13 months at the same rent I had this lease term. Not ready to buy yet. I have the motivation to, but missing the other two critical points.
