Single story homes traditional sell for more per sqft than a 2 story home with all things being equal. Yes, supply/demand. Homes are priced based on recent sales of “like” homes in the same community and close in proximity communities. If all the other “like” properties in section 10 were selling for $600,000, this property would/should be priced about the same. Hope that helps

@@ALEXANDER57370 I built custom houses. The houses are not worth more Money is worth less...Bret bayer built a house in Wash DC it is on zillow. He spend about 32 million and no one ever lived in the house ittoot 2 years to get the permit and build the house He has dropped the price to29 million he will get 12 if he is lucky.

@@JBRE Typically a Well is described as Gallons Per Minute. At 30 Gallons per hour two pressure tanks are not going to cut it. Anything less than two Gallons per minute necessitates an external storage tank and the pump would run constantly at additional electric expense.

The entertainment spaces are where the majority of time is spent outside of sleeping and is how the majority of homes are built. We do have plenty of homes that have bedroom en-suites. When we consult with our clients, we customize the homes we present based off the wants and needs of the client.

There is a formula the assessors office uses based on the assessed value, assessment ratio and tax district = annual property taxes. To keep it simple let's just say assessed value x .56 - .75% (high end).
