6 tonnes = 6,000 kgs (best price 135 baht/ kg); so say 70 baht/kg average => 420,000 baht / US$35 => $12,000 per annum. There are costs like labour, chemicals and depreciation on equipment. 12 rai x 1 Million baht => 12 Million baht. 420,000 baht return on 12 Million capital outlay => 3.5% return on investment Not a business proposition and probably the reason he would be happy to sell.
For that 12 Rai .only 1 /3 of his trees produced this year .out of those durian trees he yielded about 6 ton and sold it for 145B per kilo.on the same farm they produced 6 ton of mongosten that they sold for as much as 135 b per kilo .The production can be more if taken care of .
@@TMDurianfarmerI really appreciate this content but 500-600k gross per year is a lot different to 6t of mangosteen and 6t of durian (rising higher next harvest) at let’s say circa average 100-140b per kilo, What am I missing? What would the likely net figure be after all expenses from a project like this, maybe 300k b?
@@b4bmm what I can say about this farm is the upside potential is there A I guy with the now how can turn this farm around and double that. More than 2/3 of the trees did not produce last year due to the age of them this year most will produce. Like mike said in the vid he wants to wait until after this season then he would have a solid figure for quantity. A lot of questions arise here. How can you own the property as a foreigner? And doing a Thai nominee company is not legal, so out of the question. If you buy a pool villa, you would own the structure and lease the land. Also, agricultural jobs are in the list of prohibited jobs for foreigners. So unless you have a Thai wife how would you do it? Could a American Company certified under the Thai amity treaty own it?
Great questions , The Thai amity treaty is very flexible but I'm no Thai lawyer and unable to give a solid answer . If this is something you are wanting to explore I definitely recommend speaking with a qualified lawyer .🙏

It really depends on the person's individual situation .like mike him and his wife have been married for 25 years .I can see the dangers of a guy picking a girl up from a bar falling in love and getting married after the bar fines ends and puts assets in this Young girl's name ,that would be stupid . I've also seen many successful relationships with no issues
I am 45 years old and i'm a durian farmer in Malaysia. My type configuration are 50% Musang King, 40% Black Thorn, 10% others.
That's awesome ,that's a great mix of durian. How old are your trees and what part of Malaysia is your farm?
Thailand is just a beautiful country. Good food, nice people as well. Good for you settling there mike. 😊

Yes you can

why is he selling ?
He is looking to down size his operation . He's keeping 10 Rai of it
I would start a durian farm for the hobby. Definitely not worth the effort as an investment. I make more than that in a high yield savings account.
What are you getting and what country?
Invest... in her name. Not saying it cant work, but RISK is huge to the farang if he is putting up all the money.

Yes, so true Terry...
Be looking for higher than a 5% yield.
It is less than 3% in reality.
How much does he want for it?
He is asking a million per Rai
