    Great presentation, and you plainly say it is not for everyone. The fact that it works for many people is easily seen in the number and popularity of such communities. Everything has its pluses and minuses, just be honest with your budget and preferences and you will find something that makes you happy

    In 2016 I bought a home in St. Petersburg for $230k. That seems to be the price for this MHs. Post 2020 I see the benefits but before then couldn’t everyone afford a home inFl when the avg home was under $170k??

      The simple answer is no. There are as many reasons as there are people but no, everyone can't afford $170K for a Florida home. BTW, back in 2016 you could get a nice new MH for around $100K and a used post '94 in excellant condition for 60K.

      Great!!! Have you read my book? It's a great place to start. I've met a lot of folks (including me) that chose a community hastily because someone recommended it.     I don’t know about this lot fees H.O.A fees and taxes the same thing as a regular house. You’re also living right on top each other

      I think a few of the larger players are exploring rentals. ELS comes to mind. Most rentals in these communities are folks not here for a season or a partial season. I would go through the real estate brokers listed on my website along with the online listing services such as MH Village.

    Wonder why these mobile home communities are more attractive than an apartment for retirees? Seems close to the same monthly rate and you can just walk away if you no longer want to live there in an apartment. Mobile home wouldn’t be a bad idea if the lot rents were reasonable and increases controlled. I got burned on one years back as my primary. Had to take a big loss just to unload it unfortunately. Like living there but wasn’t a good financially.

    GREAT IDEA but the LOT RENT COST is where the profit ......it is not a fixed cost it will increase as year to come !!!!!

      Unless the park itself is an agent for the home. It makes no profit on the sale. They do make a profit and a return to investors on the lot rent. And yes it increases annually in most cases. I suggest people budget 4% a year for increases, but the way inflation is going under this administration, it may be much more.

    lot rents high .. the only drawback . back in eightes my lot rent in tampa was about 10%. of my monthy pay. now roughly 35 % of my monthly pay . want a shame this happened . american greed i guess .

      I see it's a SUN Communities park, and it looks like lot rents are around $1,000/month. I didn't look to see what that includes. I did not find an HOA website in a quick Google search. Yelp had some disturbing reviews, but others were good. Given the possibility of increase inflation I think you need to budget 5-10% annual increases. It all boils down to what's right for you. I would suggest thorough comparison shopping and a hard look at resident owned communities if you can afford this kind of money.

      Joy, thanks for the feedback! Someday I may re-do those early videos, but I've found folks are more interested in homes and communities than my enthusiasm for the lifestyle, so that's what most videos feature today.

    I raised my family in Parks, the worse thing is the people running the show. They never stop, nag, nag, nag. threats, I hated that.

      There certainly are parks that high - but there are many much lower. It's not for everyone - that's for sure!

      Each community has it's own rules. They range from no pets to no restrictions on pets. Some even have separate pet & no pet areas. The most common restrictions are large dogs and certain breeds. You would have to contact a given community for their rules. See my video on park rules for more info.
