  • There are a lot of Chinese buying homes on the west coast of Canada. I live in Nanaimo a 1.5 hour ferry ride from Vancouver so I see it in my neighborhood. The Chinese buyers are driving the cost of properties up even after they are taxed another 15% just for being a foreigner. Just think a million dollar house for a Canadian is a million plus 150000 more for a Chinese person. This doesn't seem to deter them from buying more. Go figure. Maybe they know something that we don't.

    Here's one way the Chinese do it. When my (American) brother and his wife wanted to buy a house in their early 20's, my parents footed the down payment to get them started. My Chinese GF has relatives back in China, and when one of them wanted to send their young son to an expensive, exclusive music school, the ENTIRE EXTENDED FAMILY kicked in money to help them. I had a large extended family growing up but no way my many aunts, uncles and cousins would ever have chipped in money to help my brother buy that house. It wouldn't be something anyone would ever have considered! But that's how the Chinese roll...

    In Japan it is illegal for a foreigner to own land on his own. This is because land is rare and should be available for the people of Japan.
    A foreigner can buy a house; but will still need to rent the land.
    Similar policies should be considered in certain geographic parts of Canada that are designated “housing crisis” zones.

      That is a lie. In Japan foreigners can buy whatever real estates. That is why rich Chinese are buying up huge land in Hokkaido and Okinawa and so on. In Chna foreigners can not buy land. oops in China noone can buy land. So are you a Korean who wants to demonize Japan? It is the fact that Foreingers can buy what ever real estates including land in Japan.

      ah... I'm not Korean Keiko, I am Japanese Canadian. You sound racist, crazy and paranoid for making such a comment!
      Foreigners cannot buy land in Japan without a Japanese partner/co-sponsor. Maybe the rules are different in Hokkaido, which is not the normal part of Japan. Foreigners can buy houses; but must rent the land unless they have a Japanese partner.
      By the way, it is a GOOD thing not to let foreigners buy land! I wish Canada would pass similar rules.

      Here in Japan foreigners can buy land. That is why Chinese are buying even farms and mountains in Japan.Because Japan is not a racist country. There are some racist countries which restrict Chinese from buying land like Australia.

    Just to let you know, the Chinese immigrants home owners in Canada do not pay any substantial tax income because they don't have an income in Canada. Their income is from overseas so they only report low income which is lower than the average local Canadian tax money. This is bad for locals because the immigrants reap the benefits (bc their investments appreciate in value) with no disadvantages. They get the same public transport, resources, education and healthcare and stuff that is from local income tax. The federal gov definitely needs to shut down the immigrant investor program. I am from a Taiwanese family, hardworking and from a working class. My parents don't own a house either and we don't have a lavish lifestyle like the recent rich Mainland Chinese immigrants. I'm a gen Z Canadian and we young people can't even afford to buy a home for ourselves.

    I think Chinese streets are pretty clean. Just returned from a holiday in China, there were a lot of road sweepers around.Unfortunately, there was still quite a bit of spitting on the streets.

    As a Chinese Canadian who spend equal years of my life in both Qingdao and Vancouver (a few more in Vancouver to be precise), I feel really sad and also a bit scared seeing what's happening in Vancouver and all the opinions about us. My family earned the money without any involvement with CCCP, which makes their work extremely hard because its in China. I never get to spend my childhood with them, and when I did, I see them working day and night. We immigrated to Canada legally and paid the money for it. My parents bought their house and one of my childhood home legally with the money they gain from working hard. Now we are facing white people pointing middle finger at us from their cars, shouting out dirty words at us on the skytrain, slamming the door in front of us for no reason. We are seeing hate crimes toward Asians rise, and seeing other Asian Canadians such as Korean and Japanese wearing a sign that reads "I'm not Chinese" when they go to supermarkets. China is now trying to make all the private business become government's business, meaning my parents are facing the worries of not only possibly losing all they created since their teenage years, but also the guarantee of jobs with a fair income for their current employees.(losing job at their age would mean likely no job in the future to support their families). For me, I don't even feel that comfortable living in China not only because of my hereditary nose illness, but also because I don't relate to the culture entirely (I can't even write a full sentence in Chinese without checking dictionary at least once). White Canadians treating us this way put me and my family in a position were we feel anxious and scared and sometimes helpless. Whenever I face these racist things on the streets, my first emotions are not even anger although I'd rather it be anger, but fear triggered by them that I can't even control. Growing up in a white neighborhood, I was isolated and also faced bullying multiple times before I entered a high school where there's Chinese Canadians and French Canadians. I received no help from teachers who just sit and watch everything happen, and no help from already stressed parents who are often not in Vancouver for month leaving me taking care of a young brother at home alone. I choosed to be alone only because I've heard too many stories of abuse from Chinese students who home-stayed in a white household. but I worked my way through to be here now in a US university away from everything altogether. What have I done to you to deserve this? What bad things my parents have done to deserve this? Can you tell me please?

      Tell me why a Chinese person shouldn't be able to have his/her children live in a place with fresh air and water, when him/her immigrated both righteously and legally, bought their house legally, earned their money with clean hands, and have a child who would otherwise need to go to hospital every other day for health issues that strengthen by polluted air? Why? Because we're born in China, are we not a human just like another white person born in Canada? Are we not people? We never complain for the extreme difficulty having to work our way out clean in totalitarian country, we never complain about all the indirect discriminations. But why are you guys so entitled to openly complain about our existence?

I feel very safe here in Los Angeles, where I feel I can cry instead of just automatically hold myself with a straight face out of fear when I was confronted by racist teacher lecturing me, or racist adults who push my little brother away from his blond little friend in pre school. It done a lot of damage, and I try to reconcile by standing with black ppl in riots against discriminated (peaceful ones only).

    Glad you guys had a safe trip back to Canada. Great topic. As a real estate Investor in California, I have been hearing over the years about how the Chinese have been aggressively buying up real estate in Vancouver and driving up the prices like crazy out there. But I never looked deep into it. Thanks for helping to clarify all this.

    Good to see you back in home . The Chinese are buying (leasing) sheep and cattle stations (ranchers) here in Australia as well as homes and office buildings but they can't really own them outright because they are a foreign entity but they are still making money , good luck to them . In Australia i don't think housing prices have jumped only because Chinese buying houses , a lot of factors involve here :-)

    I can't believe people saying this looks "boring". This looks like heaven. They would rather live in a small apartment in a city like New York with barely any room for yourself, surrounded by stressed people, trash on the streets, crime and where you can't even see the sky from your windows?     Who said it's bad for Canadians? Thinking about those Canadians who sold those million dollar houses to the Chinese. They made a fortune. Everything has two sides. Plus, the BC government get to increase its revenue and spend them on the local people. It also helps the Canadian economy to constantly grow in a stable pace.

    I have been there three years ago to take BC Ferry to mainland. It is pretty for sure; but that is only good for retirees. Young people can't find high paid jobs there even in the mainland. China in general is good place for retirees; the living cost is much cheaper than BC and nearly everything is reachable in walking distance. You can choose a city which is cleaner and fewer population than Nanning to live.

      1.people like myself who paid around two hundred thousand cad to get canadian citizenship its called investment immigration.
      2.people who are doctors,artists or educated individuals.they pay aboutt 20,000 cad to come over.but usually starts over cuz they cant do the same jobs.
      3.international students who come to study,they pay three times more the money then canadian citizens to study.even for highschool they gottta pay.then some choose to stay some leave.
      4.old chinese who come over and do nothing. And they prob annoy you the most cuz they dont speak english.and i think its somewhat unfair to canada cuz they didntt pay alot to come here.if they paid like me then i think its fair.     I think your rhetoric is well meant, but somewhat flawed, sloppy and skewed.
    I welcome immigrants to Canada.
    However, I don’t like the money laundering, no matter where it comes from... casinos were lobbied for years, and a large part of when/where the problem originated. ... and a corrupt right wing stronghold of BCLiberals who, along with local real estate agents cooked up this whole scheme decades ago to sell off British Columbia.
    I don’t like how some characterize people of Asian ethnicity with blatant ignorant bigotry.
    I just don’t feel comfortable with oversimplification of complex issues being framed against a particular ethnicity -
    The Chinese have been here since 1871. They were critical in building Canada’s transcontinental railway.
    Many of my close friends & colleagues who happen to have Chinese -Canadian ethnicity are 5-6 generations Canadian.
    Our property market has had so many problems with the focus being on faux-luxury lifestyle homes for far too long ... rather than sensible comfortable modest middle class homes. This is a global problem, from Dubai- Mumbai to Shanghai- Abu Dhabi etc etc.
    I have watched local real estate agents become escalated to Czars.
    Many Gwai-los of an older generation (ie. ours) have been complicit in creating this unaffordable millionaires’ playground.

    The tax will not stop the Chinese to buy, same happening in HK, befor you need 6,5 million hk$ to be resident hk, so many chinese come, the governement put to 10 millions hk$, and this not stop the chines to come in hk, the governement have stopped the process., but the price of house in HK already double.

      I am in Hong kong from 1995, i see what's append. At that time, there is no minimum wage, after Chinese mainland come to HK, the price of house go up double, the goverment have to put minimum wage. 1 million chinese are now living in HK. Hong kong is to small, you cannot push the wall, infrastructure are now full. As a foreigner i can buy only one house in china, chinese people can buy as many they want in western world.

      The price of house rock after 1997. Any foreigner came in HK, and spend 6,5 millions HKD in house can get resident HK and after 7 year's permant resident HK, but how much foreigner do this ? not so many, proof Hong kong not stop this. They stop this after they rise to 10 millions, chinese still come, and after they stop totaly for chinese. As foreigner we are free to travel everywhere without visa, and make what we want with our money, we no need really to get permanent residency.

    I think the mind of Chinese are too possessed by renting. The only good investment a Chinese can think of is owning houses, similar to owning land hundreds of years ago. Although they are good investors on realty, they are far from good ones in companies.

    Rest of Canada are probably also seeing Vancouver Island as a bargain. You can pretty much sell a house in Toronto and retire in Nanaimo. You just cannot expect a warm place in Canada to stay under price forever, Chinese buyers or not.

    Actually, it is all about investment, my colleague, who is a white person working as engineer in my company, owns three properties; however, he told me his friend grown up in the same neighbourhood working as with an investment company, did not believe buying property was a good idea compared with buying stock, he keeps renting until being priced out.

    The Canadian sellers chose to sell their homes to the Chinese buyers. Should the real estate market collapse one day than another Canadian would be making a video laughing at those Chinese suckers. BTW, your video gives a misconception that it was the mainland Chinese that started this real estate rush. Back in the 1990s, or earlier, it was the Hongkongers that stated this buying spree when they migrated to Vancouver to escape the return of Hong Kong to China in 1997. The mainland Chinese buyers are the second wave that push prices further north.

      Yes, of course it benefits the sellers who are typically older or retired (maybe they need the money and maybe they don't). The damage is done to the people who don't own a home already and are earning a typical median income. Their income now buys them considerably less house than before. So it's not all win-win. I agree partly with his comments but huge increase in prices was also facilitated by low interest rates. I'm not sure what your point is about laughing at Chinese suckers. If a crash happens there will be a lot of suckers of all varieties. It sounds like there's a huge real estate bubble in China. Don't people complain about housing being too expensive there? Something interesting is that it is illegal for a Canadian (or any foreigner) to buy property in China. I'm sure there are nice places to live there but we're not allowed :( The government in Canada has the opposite stance to China and would like to increase population very quickly. In China there used to be the one child policy because population was growing so rapidly. The attitude is if you're not growing you're dying.

He simply points out most middle and lower income Canadian can no longer afford their dream houses due to large influx of Chinese property buyers. To certain extent, we should be sympathetic to their weakened situation, shouldn't we?
      As immigrants, Chinese living in Canada should see ourselves as Canadian.

      My goodness, where my anger ? The problem not about property or Chinese per se. The real problem Chinese not assimilate ENOUGH when they in Canada. Vietnam as a safe heaven for Chinese for centuries because China usually not stable, historically. Every 100 years China broke out, torn apart.Not only Vietnam but Thailand, Cambodia and Malaysia also a safe heaven for Chinese. Nowadays, Canada joining to the list. The Chinese need to spread out, learn western cultures and assimilate FAST. That the way you Chinese given thanks to Canada for allowing you in. Not heavily concentrate in Richmond , Vancouver. No need of Chinatowns all over place ok ?

    Compare to East coast and middle/central Canada, west coast Canada housing price is more expensive due mild climate. Good place for retirement. After Hong Kong handover from British to mainland China housing price in Vancouver BC has increased tremendously because so many Hong Kong people moved over there. We can see Richmond BC just like Hong Kong because so many Hong Kong people live overthere.
    Now booming real estate happened again because of Chinese buyer.
    West Coast Canada is huge land with only a few population. Vancouver island maybe ten times bigger than Hong Kong island, but Hong Kong population maybe ten times more than Vancouver island.
    Why Canadian government did not want to open more land for housing. If enough supply, I think real estate price is not super high like this.

      Vancouver Island is just catching the eye of the Chinese as 4 years ago in Nanaimo there were very few Chinese. Now it's a different story. I think it might be because of the foreign buyers tax of 15% in the lower mainland ie. Vancouver and just 22 km away in Nanaimo no tax. Makes the market that much more interesting for investors.

    Chinese money was sought by canada, they were invited to invest. The way people talk here I dont think people understand that. It was a good idea with little future thought, we wanted THEIR money, but with little regulation and monitoring - the dollar rules.
    Those were not new houses on that street they were originally Cdn investment. In behind the "invasion" are hard working Cdn's who benefited greatly and are enjoying the hell out of retirement.
    Here's a question - When the doors opened and people hiked their prices, to take advantage of massive Chinese money, were grandma and grandpa wrong? Are they part of "selling-off" of Canada to foreign markets? Of course they are. They invested in property with the same "smart" thinking the Chinese used.

      Nanaimo is 22 km long and only 85000 people where Victoria is 250000 and smaller. One has lots of trees the other lots on cement.

    The Chinese were originally brought over as essentially slaves to build the railroads, which was fundamental to building the wealth and society Canada has today.
    Now fast forward a hundred years as owners of manufacturing industries across Canada and the US get even richer when they realize that they can extract even more wealth by moving manufacturing/jobs out of the country, and in into Mexico and China. It gets confusing or frustrating when you realize the money we pay for these goods produced in China and Mexico, goes into foreign hands, then right back into purchasing property in Canada.
    Maybe we did this to ourselves?

    If you knew the whole world, including the whole American continent, was mapped by Chinese fleets 600 hundred years ago, before Columbus followed the Chinese map, directions and technologies to arrive Caribbean 80-90 years later, then we may see things differently.
    Those Chinese fleets did not kill or abuse any First Nation, but got along with them very well. Now Chinese people are coming to American continent again as the Second Nation!!!
    If you didn't read Gavin Menzies' book, and Paul Chiasson's two books about the ruins on Canadian east coast by Chinese fleets, please do so. You cannot imagine how much fake history were made in last four hundred years.
    Housing price problem is also existing in China, especially for the young generations.

      That's curious. Because, people who find life and excitement in the NEVER-ENDING bustle of a DIRTY city are more often than not, limited...mentally and spiritually.
      What’s more, you do not get easily bored when you have a précise goal, appreciate your own company, and enjoy the company of the close few around you.
      Also, I would have thought that the area shown in the video is just the suburb of a larger more vibrant CLEAN city. Nothing better for one's soul than alternating almost daily between a quieter and heavenly suburbs and the vibrancy of CLEAN cities. The dirty noisy streets of Nanning in china can only be a real hell on Earth. That’s in addition to being a life-shortening health hazard for a typical westerner.

    I can’t tell, exactly how far up from the ocean are you? Call me paranoid, but I had some opportunities to get some land, homes, even a small farm-along the Northern Pacific coast. The small farm, beautiful land with breath-taking views, was available for an extremely low price considering places my ex and I were looking at a bit farther inland. I did a LOT of research and found several fault lines went right through the farm AND it was in the evacuation zone for a tsunami from Juan DeLa Fuca fault. (Or however you say it 😊). Since then, I’ve kept up with much of the research that’s come up considering the risk that seems to go up with every year that passes without any tension release on the faults out there-including the ones further South than you guys. I think another reason I’ve been so interested is that in all the places I’ve ever visited or lived in my life-the beauty of the Pacific NorthWest is unmatched-in my eyes anyways. The places we looked at and visited, including Vancouver, were my idea of paradise. Some friends moved up there from California a few years ago, they have about 5 acres up on the side of a mountain overlooking the water and they both say that although they’re well aware of the risks, (between fire, quakes, tsunamis and landslides; Bob says his monthly insurance is almost as much as his mortgage!); that it’s worth it to live in such a place in their final years, (they’re in their 70’s, active, but both are dealing with serious health problems).
    Do you all...or for that matter, your Chinese neighbors spending all the money on these beautiful places; ever think of these things?

    Who's selling the houses to the Chinese? The Canadians maybe? Did they make $$ by selling to the Chinese? You know they did, you now have 80% gain in equity thanks to the Chinese. People who are priced out of the market are the younger generation Canadians, but mommy and daddy who had a big house and made money selling their house to the Chinese are often helping the younger generation Canadians out; Canadians who already had a house to being with are making crazy money by selling to the Chinese.

The action is in China for the "overachievers", while Canada is great at offering McJobs and underemployment to many educated Canadians and immigrants. Life can be really boring in Canada, especially if you're not into ice hockey.

      Besides, the ppl that bought these type of house, are not the average Chinese, they're the rich Chinese, the urban living in China, Shanghai-er/Beijing-er, etc. These houses most of the time, act like a safe house/vacation house for them.

      Are the Chinese not paying their taxes or follow the law in Canada? I didnr here that in the video. Sounds like you just want their money but now it becomes an inconvient and you dont want them here. It was the same attitude toward the Japanese in the US in the 80's when the Japanese were beating the US at making better cars. The attitude of the US population just blame anything that were japanese. There was a fear the Japanese were buying up Hawaii and the state Empire building.       More than half or 1/3 of the Chinese you see in Canada are Hongkongers. They have clean money, well planned strategies, entrepreneurs and well educated. Just like you, they are Westerners. That's to say, they won't buy and let it rot.
      I don't know most Chinese. I suppose property buyers are very rational, not stock buyers.

      But how much percentage drop in the yuan in the past year as compared to the Canadian dollar. Also percentage of tax for foreigners upon sale of the property? All of these come into play when buying property for speculators.

    All this focus on chinese only. But what about Indian home flippers? Those guys been doing for ages. Or buying land, developing shitty fall apart homes and reselling to suckers? There's still money laundering from drugs, realtors that make fake demand like Layla Yang, then comes foreign ownership. Then there's also chinese buyers with family connections here and they funnel money in to buy the houses for them and hold and manage the homes while they get processed to migrate by many ways. One would be coming here 3 months pregnant then giving birth here to get an easy citizenship. Myself being chinese Canadian bred and born (37) I see both sides of the equation and the mainland Chinese and even Hong Kong Chinese will do everything and anything to take advantage of our weak economic system and the laws do nothing to curb this. The taxing foreign ownership does nothing when they have family ties here lol. Nothing can stop the takeover, we are either going to become Chanada or Chindia, like it or not lol.

      Yes and boredom. I find that after the initial was pretty wears off there is little interest for me. I am going on a road trip through the mountains in 3 weeks and walleye fishing in Saskatchewan so that's something to look forward to. Travel 1120 miles to go fishing. Talk about needing some excitement.

      None of them buys houses with loans. All of them buy houses with cash. Real estate in Canada is rather ‘cheap’ compared to most tier 1 cities in China, for what you get. I have known many people who sold their condos in China and bought really nice houses in Canada. I believe they were middle (maybe upper middle) class people in China.

    Pretty objective and friendly video, except for the part when you said business is everything to a Chinese that is a pretty awful generalization since Chinese are not misers, doing well at business means a better fortune for the family.
    Also, something to bear in mind for those racists in both Canada and the states, when Chinese people arrived at this continent, they earned their land by hard work not by slaughtering the natives and robbing their homeland. God did not grant any race the mandate to rule North America, we should be all equal: without discriminatory policies and racist comments.

    New Zealand is facing the same problem especially in the North Island and University city's and there is no capital gains tax of any kind here. New Zealand first home buyers cannot save fast enough to even secure a mortgage let alone repay it.

      Singapore implemented cooling measures which took of the worst off from the price increases. Hong Kong is possibly most affected. For the million he mentions you'd get a simple shoebox.

      There are minimum sizes for apartments, and the number of small units developers can build is strictly limited. As well it's not allowed to partition apartments to shoebox size. All unlike HK.
      You can buy for a million, of course, but you can also get a 5 bedroom for around US 400 k. And yes, the vast majority of Singaporeans can afford. Water, a roof over the head, food, all this is still relatively affordable in Singapore.

      We have to see the end result. There are things happening in MY that should not happen, but overall, looking back over the last 20 years MY has progressed. And that is something you can't say about all countries.
      I observe the situation from outside, bcs I'm living in your tiny neighbour country, the red dot. I think a couple of plans MY is developing are good, like building a big city neighbouring SGP, or taking part on regional infrastructure improvements. Go forward SGP, MY, and Thailand!
      BTW. I am German. Private housing is for us Germans not much of a financial speculation subject, but for people to live. If we invest money in private properties other then our own, then we do not expect 7 or 10 % growths pa, or such. We prefer long terms stability and view it as a long term investment, like 25 years, or more.

    Thank you for this video. I would like to enter the local university and stay in Canada. It is good to understand real local problems. I know that in some European countries foreigners can buy only an apartment, but not a land or house with land... Land can be sold and bought by citizens only. Or can Canadians buy land together as well as Chinese like setting a mutual fund to invest in your own lands? May be Canadians from other cities will do the same, just to save lands. I am a little bit terrified of small flats in Downtown, because it is like in Hong Kong...

    It's a great place (Greater Vancouver) to live after you retire with fresh air, great environment. And Van is immigrant friendly place with so many different cultures, plus at the same time, ur property value might go up as well in terms of 5 or 10 years just like what u said in the video . It's a great investment for many families (not just the money). I think that's the main reason why ppl want to buy a house there (Not just the Chinese buyers, but many others as well. Indian, Korean etc...)

    You gotta factor in the Chinese Canadians as well, especially those who immigrated 20 years ago, started buying up properties and kept making money off old money.
    Like laowai said a typical Chinese family tend to save up a down payment and work without vacation for years to stay afloat financially. Whereas most locals who prefer to go to vacation once every month or few months, the youngsters who live paycheque by paycheque, people who indulge themselves in liquor and weed...in general, most people i know in Van don't save up for a home or retirement up until they are into the 30s or 40s.
    Also it's ingrained in a Chinese's mind to have a property prior marriage (though it's less and less likely for the younger generation, which means they have to use the parents' money).

      Based on the words from a few builders i know, the building material prices are going up, so is the cost to get city inspection during construction. It's getting more and more expensive to build new homes, which also should be factored in increasing housing prices. Meanwhile BC's billions dollar investment on building affordable homes, shadow flipping practice by the estate agents (whose agency had been given too much freedom) are not helping with the situation either.
      Chinese foreign buyers who consist of approx 4% of home sales (though sales are mostly in the expensive areas) are easier target to pin on for the news outlets and the angry locals, since they wouldn't bother to defend themselves against such claims.
