Since you are closed for the moment Mark with the idea to cleanup/update as well as because that is commercial - suggest you check into whomever the power company is to see about upgrading the lighting to much nicer/brighter LED lights as those old crappy fluroscent are gong away regardless with time - see what kind of rebates/incentives are available. This might also apply to the older one you bought just a few months ago. I will also suggest of course soda & vending machines as well 1-2 TVs up on the walls. Free wi-fi is a possiblity/suggestion to check into. 👍👍👍

Here, the big machines charge $7.50 to wash quilts and other large items. The machines here do take credit cards. Before we left Colorado, we ate lunch at a hospital cafeteria. I watched a brand new futuristic vending machine being installed. I asked some questions. That machine cost $10k. The installers, were quite proud of that machine. I didn't ask what the expected income was, dumb me. But at a large hospital, actually Goid Samaritan, on 287, near Thornton, I assume it is there for medical personnel as well as visitors, they need food of all kinds available at all hours.
Sign by the door under new management coming soon new updated laundromats. Sooner you get the updates done sooner to see how much it will bring on after a month.
The machines that charge $1.75, sounds like if you raise the price to $2.50, that would be fair for the customers, and more profitable for you. It's great they have security, and after all the drama at so many of your properties, I bet you're happy they do.
Just so you know Mark, there is a lot of people that don't like using front load washers, me being one of them. Front load has a tendency to get mold/bacteria buildup inside the drum. Yes there is a product you can run through it every once in awhile to help with that.
Mark, please make sure that you get all that lint/dust out of the ceiling and check it on a regular basis for build up. We don’t need anyone going out with a combustible dust bang!
The thing on top of the sign in the bathroom ceiling is a hot water tank.. a small one that probably just serves the bathroom and utility sink in the office. I would assume the two tankless ones serve the laundry machines. It looked like you had most things off but there was this aweful rumbling noise when you where talking in the main room.
The bucket "thing" in the ceiling in the bathroom looked like a hot water heater for the bathroom. My store has one of those looks the same and is in the ceiling
Looks like this new laudromat was set up for attended By The Pound service. I've used that in several states thru the years. The big 40 & 50 pounders were I believe used for the By The Pound service. The attendant washes and dries and folds dropped off laundry. Could be additional profit, plus you've got someone onsite to help customers & keep the shop clean.
I would move the teal counter and put the folding table in the the corner in its place. Then you could you slide it over to the dryer wall closer to the back door and have a counter on that side that makes sense ?
Do either laundromats have 3 phase electric in the building. If not those two washers in storage won't work since they are 3 phase electric. Also wouldn't put anything other than soft mounting washers on wooden floors. Good luck.
When you lease, are you leasing just the space, or are you also leasing the machines and tables, etc? Do the machines and tables now belong to you so you can move whatever you like to your other laundromat, or dispose of them if you want?
Excited for your new venture. The spot in the bathroom that looks like a shower is likely where mops and a mop bucket were stored. The thing on the wall is used to hang mops and brooms from. The shower curtain was probably hung to hide said items. Good luck, I can't wait to see the improvements.
This is a weird situation...Do you own the machines (washers & dryers & vending)? Or is it in the lease that you maintain them?? Did you find the lint trap outside? It has to be cleaned out periodically (similar to a septic)?
Going price for front loaders in West Los Angeles is 2.25.. they accommodate a large amount of laundry... the other nice thing is that all the machines are keyed like... They did raise the price on the dryers, to fully dry 2 bath towels cost about 75 cents... They also have folks there all the time cleaning, & being helpful... The place is owned by a really nasty older Hispanic woman, she went off on what I believe to be her son-in-law, apparently he wasn't up to snuff. .. fairly nice guy always pleasant to me.. does spend a lot of time talking to women??? Are the dryers actually vented to the outside, do you see candy canes.. on the roof???

Paint the ceiling tiles black. Helps make the place look bigger and hides stains. Ceiling tiles cost 6 each vs Painting for a dollar. 🤔
