    Watched this video on TH-cam TV...Really fun to watch! Thanks Ben! I never could understand how a laundry mat could ever really make money unless you had a super nice place And could fix everything yourself and have a dry cleaner in back And something else going on like tanning beds or something and also being a big enough building where you could rent out to other businessesAnd actually have your own business attached also

      If you find the right location where you could have a donut/sandwich shop next to it or across from it, an employee could be paid to open it up in the morning and check on it periodically. Just an idea, which has nothing to do with Ben's great video.

      With Laundromats, your money isn't made fully from the actual clothes washing part, its definitely the TH-cam filming part (ha ha).
      But seriously - Brandon's laundromats have multiple angles - there is rental property / apartments, the laundromat units, the vending machines inside, the machines outside, the coin game, then the laundry detergents, too.
      I don't know if Brandon's done a big video on where the money comes from, but the laundry machines are only a small piece of a bigger picture. When people do laundry.... It takes awhile... And they're stuck there, so you can make more money from them other ways like snacks and the coin pusher games. Assuming they don't break things.

    I keep a large change jar where it’s easy for him to drop his change out of his pockets. Any paper money he forgets to take out of his pockets when I do the laundry he loses. That goes toward my annual vacation with my best friend. Altho, we didn’t get to go these last few years due to Covid. She & I are immunocompromised so it hasn’t really been safe for us to plan a trip. With health risks to consider & a few family emergencies… we are way overdue.

    1. Gloves. Wear disposable gloves. People go to the laundromat to wash the nastiest stuff they have. A few years ago, I got a bacterial infection that required 3 operations to my rear end "poop chute". 💩.
    2. Magnetic Dewalt swivel nut drivers. They are the best and only kind I use for this type of work. The screws stay attached to the but and don't fall down into the machine like playing Plinko.
    3. The track the washers are in keep the washers from "walking " from the wall. People overload Speed Queens (and every other washer and dryer lol. ) and if one of the legs is not set right or gets unbalanced, the washer can walk away from the wall and rip the plumbing off where the water lines are attached and it will flood the basement. I always start by reaching inside the washer and lifting it out of that track to access the panel screws. There is no need to start a washer before panel removal. You can visually inspect the belt and many times the washer will work fine without clothes, but will not agitate or spin properly when full of water and clothes. The belt itself will tell you what part number is needed.
    3. If you service Speed Queens regularly, you can use a Klein tools stubby screwdriver and with the bit removed, you can put the start bit in needed to remove the pump screws so you can just slide the pump off and replace the belt. This will keep you from removing the motor and having to drain water out of the washer. Lastly, Speed Queen has pump clamps on the newer style washers. Find some, save them when you scrap some or I have found that the pump is secured just fine with just 2 clamps, so you can save one each time and you will collect them along the way, put them on instead of those screws and you will thank yourself later. Wash on 🤘

    As I work on primarily Huebsch and now badged as speed queen I have done 100 belts and don't know why you would need to pull the motor. I just unclip the pump as it's often stripped or siezed anyway and the belt slips on, easy peasy. Labour rates up here run $80/hr.

    I clearly understand why it costs so much for someone to wash/dry their clothes over there. The laundromat here just had the floor patched with new tile after many years of trying not to trip and fall from missing tile.

    This is the ultimate dichotomy: Those who can afford their own washer/dryers and those who rely on commercial machines. The latter have no incentive to treat the machines kindly.

    Great video! How many years do you except a profit from your laundromat investment? I've read the principle investment cost is around $200,000-$500,000

      My brother owns the laundromat, not me. He paid almost nothing for it and got it owner-financed (I think). He has multiple spreadsheets on the P&L over on his channel "Investment Joy".
      Principal investment on a newer laundromat + new machines is within those two numbers, but this one was pretty run-down, so the sale price was a fraction of $200-500k.

    It's obvious this video was not filmed in the Chicago land area... It is $225 for the first 2 hours just for a to come up to look at a residential washing machine.
    But Ee-Gahd: I was thinking about investing in a laundromat... And that power screwdriver to the coin box reminds me of the wet cement dumped down the toilet kaboshing my dream of acquiring rental property.

    2:40 - Don't change the video. Don't flip the shot, the writing on the machines is reversed. Why would you even do that?
