How To Design A 40 Acre Deer Hunting Parcel

- The design and creation of a 40 acre deer parcel takes a lot more than just nice food plots, low value timber and quality cover plantings like switchgrass or shrubs. instead, if you are going to design and build a small deer parcel, you have to follow the key concepts of deer hunting parcels that I originated many years ago. Follow along as I take you thru the key strategies that took this 2013 40 acre client parcel from a zero to a 10, overnight. In fact if you design a parcel correctly it shouldn't take you years to create an incredible deer hunting land. In this case, Anthony's land began it's journey of success over the course of a few days, and was built to perfection over the course of a few years with huge, measurable gains along the way. If you own a small deer hunting parcel of a few hundred acres or less, let alone 40 acres or less, here are the tips that you need to turn your land into a giant deer hunting story of success.

Great stuff as always Jeff! I would love to see you make a video and give us your thoughts and ideas on long and narrow parcels. I recently bought a 33 acre piece that is 500 wide by 3000 deep. There's not a lot out there on setting up this type of parcel.

People say Michigan has the worst pressure, but some of these spots on the east coast where I live are outrageous, but nobody talks about them because people are so focused on the midwest.
Best Information you have given. The tablet, the attention to detail on when and how to say what about building a small parcel. I am using everything you teach on small parcel I bought over summer and appreciate your insight on youtube saved me from doing all the things you say not to do. I do have a small plot outside of house near barn for viewing, do you not recommend that?
Love your Chanel. I have permission to hunt around 50 archers of land for free bless me lol. However it’s surrounded by mostly state land. I have not seen a single deer this year. My niece and brother got two doe by chance wondered in to field. I’m gonna put some of your tips to use to see and make this land better. But I am limited On what I can do to the property. Need some videos/insight of how to manage habitat like we have down in the Deep South. Pine plantations and not a lot of crop fields or openings available.
Finally figured out how to comment. Great video! A quick question about another comment. Why hinge cut away from a food plot, not parallel to it?
Jeff could you do one on converting open property? Everyone always want to show hinge cutting. I know one of your first properties was an open field/pasture. Even on your best 3 properties video you spent maybe 10 seconds on an open property and went straight to cutting oaks.
I have to ask, "what drawing app are you using to highlight the properties you are working on?"

Today. 1/31/2020 I just entered a 20 acre area that we left alone and stayed out of for 3 years. We already have stands set around the edges also for 3 years. I saw 3 8pt bucks and 9 doe in this area. Do not know how many others were there because I only walked the ATV trail that surounds the area. Hoping this year it will give me another 160 to 180 deer. Also we have another 20 acre are we have not entered in 5 years.
Jeff...love the info you share with us. Jw..I had a plan to do just this BUT. I have a creek down one side of the parcel and neighbors on the other. The only way to access is down the middle of the property. What can I do?

QUICK question iam planning on planting SHRUBS on my 200 acres. Serviceberry, Elderberry, highbush cranberry, red osier dogwood, plums, and others. Better to plant in bedding? Transition? Or around Food plot areas? Thank you for your videos

Love what you teach. Quick one for you. I’m in the south in a state that allows deer hunting with dogs. Any thoughts on strategies to deal with this pressure? I’m essentially surrounded by land a dog club hunts so they run across my 75 acres several times throughout the season and shut activity down.

Great video Jeff. I have a quick question for you. I have a 90 acre property in southern NY that’s almost entirely timber without any major open areas. The few we do have were caused by logging done two years ago. Also, the property isn’t flat. It’s rectangular and goes downhill. I’ve seen some nice mature bucks on the trail cameras over the years but nothing consistent. They’ll appear only a few times, typically at night. As far as does are concerned, we have plenty but I’m convinced they all bed at the neighbors property and just pass through ours. Any little advice for what I can do to improve the property? The only thing I have done is create a large trail for ATV access that goes around the property, close to the property boundaries.
I am a real life example of this we have 435 acres. Where we are in Michigan that's a huge peice and there isnt a spot on that property the family dosent disturb during deer season and we rarely see a deer over 3.5 yrs old yet I hunt another 32 acres that is hunted the right way and its staggering how much better than 32 acres is.
Amen Casey...isn't that crazy!? A 20 acre piece done right is worth FAR more than a 500 put together and hunted poorly. I can't believe how much some folks spend on a big chunk, only to have poor results and wasted money...for a bad hunt.
Haha, that’s my neighbors .. those guys are up and down the property line all opening day and wonder why they only had 2 button bucks hanging on the buck pole this year!

Great video, can’t wait to apply this to my new 55 acre parcel! So I am in forestry and do a lot of 50-200 acre properties. One problem I’ve run into on our personal property (110 acres) is that after we harvest the mature timber, down to 18” point of cut, is there is almost too much cover, or at least very little definition so the deer seem to just wander all over the place. Are there ways to timber a property out and create the much needed cover but also have defined bedding?
Have a different goal and don't cut so much down to that level? Trying to have cake and eat it to sounds like? Did you find another way?
Hey Jeff, I really got into your channel above other educational hunting channels because I can see your love of the game through your ambition.
My question is, I have a rectangular 20 acre parcel in North Idaho that is loaded with bucks in the back of the property and does near our home in the front of our property right where the food sources are. I have dogs and we walk our 12 acre path (a small square) from our home to the middle of the property for exercise. How detrimental is this? Will this scare deer away? We are always on the same path and we never veer off of it unless we are cutting, setting up game cams or adding food sources. The very back 6-7 acres we leave and never access. However, when I do, I see buck sign everywhere. The dogs stay inside from October 1st until we fill our tags and we bought this property last July.

Do you have any suggestions for creating access for a long 40 acre parcel? It was a square 80 acre parcel. Also any recommendations for a timber specialist in the Burnett county area in Wisconsin?? Lots of trees that may need to be taken off since the property is all oaks and maples with an edge of the neighbors swamp.

This might be the best video you have done so far. I designed my property just like this based on your books. How long does it take to go from park like woods to high stem count/heavy cover once I cut the trees down? Mostly maple, red oak and cherry trees that they left after the last logging 15 years ago. I'm just getting started on the actual work after spending a year in design. Thanks.
I've learned alot from you since I found your channel. I hunt on 26 acres of half woods and the other half is a ag field. This past year I've had more mature bucks coming n the daylight. How can I get help from you about a stand location. I only have 2 stands on the property due to the access to get to and from them without spooking deer.
I am planning on moving out of Michigan because if you go anywhere on public land you will see orange during rifle season.

Some questions for clarification:
1. Yellow left and above upper left food plot is switchgrass?
2. What is the tan below and right of the upper left food plot, clearing?
3. How many acres (or %) of total food planted for the 40?
4. Why no access screen for the stand location of the upper finger off of the food plot?
Hi Jeff. My property is a nearly flat river bottom that has been timbered and is now regenerating with early succession and a bunch of knot weed around giant sycamores along the river (1.3 miles). I’m looking to construct access routes from the outside - in and create the food plots closest to the river thru the knotweed. Should I add screening? Or perhaps disc up the knotweed where I can and plant switchgrass or something to mitigate the knotweed? Jim

Thanks Jeff. My 40 is inside out as you say because of my food plot being in the center. I know now from this video I am pushing the deer out, and waiting to come back. If i plant a different plot and hunt the edges should i still plant the old one and just stay out of it to help hold deer on my land?

i have 180 acres on one side or the road and 40 on the other side but most of our land is fields cause we lease it off for cows and crops so we don’t have much woods but i would love it if you looked at our land
Does Switchgrass reseed itself. If I plant it next to a hay field (to block my entrance and exit) will it encroach in the framers crop?
If a "swamp" is dry 85% of a 12 month period 100% during season would you consider it good area to make sanctuary? Or should one focus on hardwood?
You mentioned thinning out a piece. How do you know when it is too thick?
Have you ever used mineral sights on your properties? If so what did you use? If not then why? I have been looking into mixing salt with other minerals such as Phosphorus and calcium. I have used mineral salt alone for years on my land and the deer love it in the spring and early fall. Any suggestions on what to use in a mixture with salt?
I hunt a thick wooded Texas 60acre plot with access through middle paths. Would you suggest cutting new access routes around the edges as you describe in the video, seems like lots of our activity on camera is nocturnal.

Read all three books and have watched as much as I can before I alter my new property. It’s a head scratcher how to access it effectively. Steep mountain sides and 1000yard ridge. Big timber and big rocks. I have plenty of pictures up top but getting there I blow everything out. Do you have any hill county development videos?

I will look out for it! General plan is to take inventory and not over pressure the land this first season. Access is my difficult one way in from the bottom.
I hunt a relatively small area of my friends farm and discovered in an area nobody hunts a rub line from the bottom of a ridge to the top. would you say that is an area that a tree stand would be good for?
Hey Jeff, we just bought 83 acres in east central Ohio that was used for just deer hunting. It has 5 different size fields, one was a food plot the others high grass. It has rolling hills and several thick spots in the woods. Where would you suggest I get help setting it up for better for stand access and holding the deer on the property? It has lots of deer sign now but trying to figure out where to put stands for the 3 of us that will be hunting.
So what you are saying is devote a section of land on the property border specifically for deer to bed, feed, and drink? And hunt the interior?

Hi Keith! It really depends on the surrounding habitat but in general a longer parcel is better...more rectangular. That allows you to intersect more whitetail movements and a variety of habitat, and offers the potential of greater depth when it comes to creating daylight bedding that includes mature bucks.
So how does a property set up change when you can’t have deer go to surrounding ag? You’ve talked about how deer. An keep all five times on your food plots like on your UP property. How does that affect how you set up food plots and bedding? Or does one of your books maybe cover this?
