Newport Beach, California here- born and raised. Been looking at Tennessee for some time now. The price of gas gets me every time! Don’t know how much longer we stay- my state is no longer recognizable. It’s heartbreaking.

Ive heard that quite a bit. We’ve got a couple friends here from SoCal and they say the same thing. I spent a couple years in Orange County. California is beautiful. I love it here. Everyone just looks at downtown L.A. it’s a large state. The weather is still temperate where I live. Both cars are EVs. We also have Solar energy. It cost us $51 last month to charge the cars as much as we want. We are a few miles to the fields where you buy produce very reasonably. Nope. Not moving.

Please do this for Georgia. I just would love to know exactly where Georgia falls. I have lived in Huntington Beach California, Nashville Tennessee, Atlanta Georgia and just outside of New York City.
And I feel that you are spot-on and how you evaluate this living situation.

I also live on Long Island and will be retiring down South in the next 3-4 years.
I was seriously thinking of Charleston South Carolina, Nashville TN or possible Bowling Green Kentucky ( I have never been to Bowling Green, but it sounds nice.) I'm so tired of the extremely high taxes in New York. On a personal note, I am Politically Conservative; New York is NOT going in that direction. I just want to retire in a place where my senses are not under constant assault from radio, TV and political Ads from special interest groups. I'm so exhausted living on Long Island. Between the taxes and the politics, I'm done!

I have a cape cod style home in Nassau county ny aka Long Island.
My home sits adjacent to a pretty busy road with double yellow lines and the land is 85'x65' and my property taxes alone are 12k a yr with about $8700 of that being school alone.
    Gas is 3.20 a gal
A bagel w butter on it goes from 3.00 up to 4.50.
A regular slice of pizza is 3 bucks and a ham n cheese on sammich on rye will be avg at 9.50.
This is why I'm off to S.Carolina next yr with my retirement package. THE ONLY thing that keeps most people here at all is the pensions for retirement.

If you trying to leave a crappy area, why would you move to the big city Nashville area? If you want to take advantage of Tennessee, you move to a slightly more rural area near a border with a low sales tax state, like Virginia.
I moved from California to the far east portion of Tennessee. It’s much cheaper here to live. Sales tax are 10%, but I just drive about 7 miles and make my big purchases in Virginia where sales tax is 5%.

One thing not mentioned is annual gross income per state. Here in Massachusetts you make a lot more than other places but it also cost a lot more to live here.

    • @the_nashville_realtor

But now do it by counties. The highest median household income in MA is Norfolk County with $85k. The highest in TN is Williamson with $88k. State by state, MA is higher, but break it down more and there are a LOT of savings to be had in TN compared to MA.
