    In Trinidad, that fruit is called a five finger.....my fav part of this property is the attic, the fact that it's close to the beach, and the landscaping.

      i have lived all round those place, go to school across from there. over Richmond was very fruitful. We the locals would go get lime mango coconuts and so on, am still upset.

    I have breadfruit trees on my property, I would advise that particular tree be up rooted and planted away from the house or it could prove very problematic as the roots grow very far and can damage the house , they also grow very tall and can damage the roof if not trained to a certain height. Otherwise the property looks fabulous.

      You are correct on that one.....Richmond says it should not be grown here, but some people do anyway. I have land in another parish where I farm and those breadfruit roots travel all over the place.

    I see you are in my home away from home Richmond Estate that is. 🤗 I often stay here when am in JA. One of the most picturesque places I have had occasion to visit. Flowers for days safe family friendly environ the pool is scrumptious can’t say enough. It’s like being cocooned in Utopia Also it’s a hop skip and a jump from Ochi.

    Beautiful place, I've been there for few days and it was lovely. Bread fruit tree needs relocation urgently. Termite is a turn off, even though it can be treated every 3 years, it only takes one house to has it for ot to spread to the whole estate.

    For that price tag I’m not purchasing a home that was infested with termite. Location is good, but the breadfruit tree would have to relocate as it’s too close to the house and the roots can damage the concrete.

    What happens if the buyer doesn't want the furniture? The furniture is so heavy. Pros:-Spacious and a nice property. Cons: the bathrooms are dated. Termites problem is surely not a good sign. A room could be added for the laundry because where the washer and dryer are should be the kitchenette. I am surprised that there is a galley kitchen in the house. The kitchen is also small and dated. That is what you would find in apartments. I am sure someone will buy it and do their own renovations. I hope they cater for that. I would not buy it because I would have to do a lot of renovations to modernize it.

      It's not part of the kitchen. They need to build a compartment around them. They are eye sour open like that in the kitchen. Not attractive. The kitchen needs to be more high end for that price. The painting is dated it's 2022 . This needs a lot of work

    Is that a thirty year roof? Every house I have lived in upwards of three. I had the roof replaced in the U.S. The current one was only five years ago built.

    its the fault of the agents that sell houses in this area why the price is so dumb. cause almost all the houses there going for 330k to all 390k. the house is just simply not worth it for only 1500sqft. what you really paying for is the name richmond thats it and i guess the only real pro which is the safety.

      Hey Nate, I live at Richmond and I agree with your question on the prices. The answer is similar to what is happening in the US, Canada and Britain-Housing prices have really gone up and it's worse here in Jamaica because many Jamaican professionals like teachers, policemen, nurses cannot afford to buy a home even with NHT assistance. I did not realize how bad it was until I moved back here 5 months ago. Also, people place a lot of value on security and privacy, which is what Richmond offers. It is also right off the highway and close to everything; St Ann's Bay is 5 minutes, Ocho Rios-20 minutes and Kingston 1 hour and 30 minutes. Unfortunately, sellers and realtors will charge what the market will bear, even if the prices are outrageous.

      Roughly 90% of the crime incident in jamaica is gang related, the high murder rate are gangs taken out each other and them families. The death are mostly in the ghetto. As long as u live a clean honest life and not flaunting ur wealth u would be ok

    Nice house but the sellers could at least clean it up a bit for buys! I literally saw grease and dirt on the dishwasher and just look at the area where the washing machine and dryer is located? Totally unacceptable for viewing and potential buyers. These homes were very attractive when first on the market but there are more attractive alternatives now for comparable prices. Owners need to upkeep their properties much better..

    I would purchase this for $250,000 but not the furniture. The living room furniture doesnt go with the house.That would have to go. It's a beach house . The kitchen and bath room is a bit dated. They would have to be remodelled and the laundry area needs to be enclosed. The termite damage is questionable. What is the house made of? I have never seen cement block houses damaged by termites in Jamaica. THe bread fruit tree needs to be chopped down it's too close to the house. I give the house a 8 out of 10

    If the tree over hangs your property the fruit in law still belongs to your neighbour and the responsibility of the tree also belongs to your neighbour. What are talking about is an unwritten rule rule, but it does not legally make it right.
    The pave area is called a patio.

    The sad part of all of this is that Jamaica is not for Jamaicans. It is true the more evil you are the more able you will be able to afford. Look at all that land and yet there are so many Jamaicans unable to afford their own. All those wicked, I can't wait for them to meet their makers. I am not impressed by the crap estates.

    First of all, where is the luxury? Second, how is this affordable? This property is way above the price of what over 90% of Jamaicans can afford. That means this property, which is priced in USD, WILL BE purchased by someone who lives in the US, Canada or UK. Third, the kitchen is hideous- underwhelming, actually. The unit is also poorly designed, and I got claustrophobic during your tour. Fourth, termite damage?!!! Fifth, why don't Jamaican realtors/real estate people mention property tax and maintenance charges, for example, when they do tours?!!!!!! Seriously? Unuh nuh ready!

      My thoughts exactly. I'm Jamaican but live in Canada all my adult life and would not purchase this property for that price. I don't understand why everthing in jamaica is now based on and listed in US dollars...that irks me!

      Couldn't agree with you more. While the landscaping and amenities might be nice, the houses themselves are not even remotely close to anything luxurious.

    I am confused. Why did that win a Global Award? That's the most basic house I have ever seen, and the furniture is extremely ugly. From an aerial view, it looks great but not on the ground. Am I missing something here?

      It's the community. The pool is huge, gym, tennis court, pharmacy, supermarket etc on site + private beach access 5mins away and the grounds itself is really beautiful.

    I find the property in such bad shape. If you are going to show a home you need to clean it up. We are watching from overseas. There is no grass the flowers are dying, so why do you pay mentanance fee there. If you pay for upkeep in Richmond, why the property look so distress?

      Hello Beverly I moved from overseas to Richmond and the maintenance fee pays for upkeep of the pool, gym and clubhouse. The grassy areas along the street and the parks (we have some beautiful parks here) are also maintained by RHOA. Also, garbage is collected 3 times per week. It is the homeowner’s responsibility to maintain their yard.
