Lodha is asking around 3 crore per flat , but the actual cost of building a flat would be around 20 lakh. Considering their cardboard partition and empty flats , that's pretty much it . The profit margin is so huge , it's laughable at this point .
At 3 crore , you could easily buy a plot for around 1 crore and build a luxurious home ( multiple floors , adequate number of rooms and bathrooms ) for another 60 lakh - 1 crore .
The concept of luxurious flats is down right a scam

Saddled with inventory and compelled to Sell Flats at deep discounts to avoid default on their debt obligations.
Actually the total cost is much more due to land cost in Mumbai (add 0.3 sqft land cost to every sqft of flat) . But even after that, total cost is less than 2 crore. Lodha's profit margin is huge.

A door on the balcony where a person or child can fall to their death. This is hardly the standard of a 7 star flat.
Skirting coming away from the walls is because of moisture problem under floor where wet base material for marble has been placed directly against gypsum panel. This same issue was highlighted to Lodha in 2015.
There is absolutely no excuse to have a fall hazard OR a fire hazard in any building in 2019
Especially a building that is supposed to be 7 star from a so call brand.

Question: Sir before investment Lodha allows you to visit their show flats. At that time did any one of you question them about the Gypsum wall???

Please do not think in wrong way I am supporting you but it is very important for buildres to inform the customer in beginning itself about quality and percentage of Material utilised for construction.
Govt. Should help the customer to legally verify it. So that in future such incident not happen...

My building was constructed 1937. I don't have parking space in the building. I don't have swimming pool and club house. I live in Tardeo, not a posh sounding name. I live in a large carpet area 2200 SQ feet, but I have no regrets staying on. My dad wanted to sell the property and buy two flats each for both sons, but in hindsight not buying new flats by selling our existing one was a very good decision. No builder is honest. They want to sell the flat at maximum price with cheapest building cost.
First there is no NEW CUFF PARADE its just a fancy name give my builder to make common people fool

I have never seen service ducts opening in flats.
Where the pipes and ac outlet was installed is called service duct and as per rules base can't be constructed. If possible try to install old style latch. Everything else is right.
Anyone can fall to death from such open ducts.. Lodha has built a ticking time bomb.. Hows occupancy certificate (OC) given with such glaring safety lapses

I'm amazed...why these people didn't check the built quality before purchasing the flat. This may happen with anyone and with any builder. We should buy ready flat instead under construction al though it's much costly. Atleast we can understand what kind of construction is done or what kind of material been used. What are the safety measures. Now it's out of control.

The shaft door needs to have a access key which needs to be locked all the time, this is a huge safety concern which needs to be addressed immediately, as a temporary solution i recommend u to fix a tower bolt to stop kids from accessing this place untill the builder acts

I'm not in India but its so bloody infuriating that these and other buildings get approvals from so called reliable govt authorities... Hard earned money is lost, bullying by the builder community is rampant and lives are at risk. Why?? Does ED have the mandate to investigate these kind of fraudulent cases of tenant abuse??

My cousin wanted to buy a flat in this builder’s pune project and got saved by a civil engineer from same firm. Now he bought a second hand penthouse in panchshil project and is quite happy with it

Who ever the builder - first verify documents legally. You need to check project approval details, project start date and deadline, reviews of flats sold in that group, no of flats booked in the project you are buying etc.

This is a shocker..not because of the duct issue but the wall giving away so easily in a non used flat..is that really Lodha..lol..?? Lodha's Miraroad, Nalasopara, Dombivali (90's construction) flats are way better than this..!!

If ready made flat then only they can check . If money invested by the time of construction most builders will not allow us to enter that area .. they will just send photos to show progress .. Builders put too many conditions if we really understand their condition then we never buy ..😃
