    this is the truth, I've been on Airbnb since 2012 and there's a lot to learn, be careful of scammers saying they know how to do it, Sean is the real deal, thank you for your quality videos, I'm looking for properties now to rent in California

    Sean nail it - as usual! I'm a superhost with 2 vacation STRs and here is something I find EXTREMELY helpful with my listing: Managing Expectations.
    I do this by using the following verbiage, "This is NOT a hotel room and most hotel rooms are close to perfect. This condo is NOT perfect but it is clean, cute & cozy. There is NO smoking in the condo or on the balcony and this is not a PLACE to PARTY or make LOUD NOISE."
    I also show pics of the so-so balcony view and state that in the pic caption. One of my properties has a "downstairs dated bathroom."
    Overall my STRs are very nice and, of course, I highlight this & I get Raving Reviews. But by Managing Expectations - I attract mostly GREAT GUESTS because they know what to expect.

      funmiester long time super host, new airbnb TH-cam vid watcher. Lots of good advice here. Strict cancel policy is a must, and the paid airbnb seminar advertiser that I see is disgusting and preys on people with unrealistic expectations.

    Good advice! About a month or so ago I switched the cancellation policy from flexible to strict, and I have observed no meaningful impact on the bookings I'm receiving. I think it was Sean that prompted me to make the change also. :-)

      I venture to guess that you didn't have that strict policy during COVID. I know that cancellation policy saved my butt and still is (modified) during the summer of 2022.

    I agree with you about the free content. Anyone who is looking to help people wont charge them a fee, they have an agenda when they start charging you. I was just having this discussion with my partner and I really hope you continue to give your advice on how to make money without charging for it. You will get more views and you will make more money off TH-cam rather than those bs seminars some "gurus" claim charge hundreds of dollars for.

    Airbnb was constantly suggesting that I lower my nightly rate by 40% to get more bookings, finally I got pissed and raised my rate by 20% , I have more bookings than ever before.

    Having spent thousands of dollars on real estate education over the years, I never begrudged the money I spent because I always learned something. That said I wholeheartedly agree with #1. Bad advice can be worse than none at all. Being an entrepreneur in this space means having tough skin but a delicate touch, especially when it comes to dealing with people. Thanks again Sean.

    At my family's market in downtown San Diego I see a lot of "riff raff", and I handle them by first reinforcing to myself that I won't let this person bother me. Next I adapt to the person and their needs, and treat them with dignity. When you're polite and firm at the same time, things will go smoother then when you're too nice or too visibly bothered.

    Flexible cancellation is good when starting a property out for the first month or so! But yes after that I always use moderate!

    Thank you for all your free video help. I'm not yet up and running, but have been watching your videos from time to time and promoting them to other new Hosts on FB. I've put some of those groups on snooze b/c the info on them is more of a dedication to rants. There have been a few host consultants on there who want hosts to invest in their courses. But I'm conflicted about the info. Some say to 'invest' in having all the 'extras' like foods, wine, chips, candy, shampoos, hygiene items etc. all for free. While others have it as an upsell for a fee. Due to the age of my unit, I'm not going to get 'top dollar', especially since we don't have tv or WiFi on site. Our area barely gets cell service (I did invest in a cell phone booster).

      The bigger or the more luxe, the more you should add the extras. Normal listings, control costs.

    While I understand how difficult it could be to furnish numerous places with thrift store finds, it is possible to do it for one or two places. The problem is that shopping thrift stores takes a lot of time in order to find the right things. I furnished my home with mostly thrift store finds. It took me a good 3 months to find the right things. My guests don't have any idea that I did it this way and they are all very pleased and impressed with my home.

    Appreciate your every minute and every hour you spent shooting and editing these videos in order to provide such a valuable content to your audience. What i was trying to figure out through your videos are two things
    1. What is wishlist and where to find it to populate with key phrases.
    2.how to move calander from one listing to another in order to start new and fresh but keep your existing bookings of old underperforming listing. Like you suggested in one of your videos?

    P.S. started month ago with two identical listings under the same profile. One is super outperforming competition but second one 1/3 of that at most. Decided to create new account and move that underperforming unit there.

    Great video! Three year SH here. The only one I don't agree with are the small claims. But honestly, not only do I have a friend who works in salvage, this city is full of 2nd hand treasure stores, but my husband and I got married later... and now after 20 years together... we both had all our Single Lives Stuff, now our own cast-off's... One of the advantages to setting up these apartments was somewhere to put all our extra junk! Not charging for that broken plate that came from somebody who died four years ago, or that mirror I had three moves ago and that I never liked. The poor Swiss guests asked to pay for the 20+ year old hairdryer. I could NOT tell them how old it was! Just happy it didn't end up being a fire hazard. No, not gonna charge but not everyone has my history! ;)

I am considering short term rental as a way of keeping the house maintained as well as generate a modicum of cash.     When operating real estate in California, you got to watch out for that. Laws favor tenants, and if you’re not careful, yeah you’ll get sued or end up like she did in jail. That’s one of the reasons why I invest short term in CA and hold properties in other states.

    I really don’t see the point of having a flexible cancellation policy. I had a guest cancel a 5 day booking because I didn’t switch to strict. I will always use the strict policy from now on. You’re right about attracting travelers who can’t make a decision.. it’s stupid

    The problem with charging for the small loses is that guest leave a really bad review. Happens every single time. I had to start absorbing these costs just to avoid bad reviews. We had a string of bad guests that crashed our house or stained beddings and got very defensive when informed. Then left bad reviews that hurt our superhost status. I am open to hear any recommendation about this.

    Hi Sean. Just wondering how you feel about leaving reviews on mediocre guests (i.e. don’t follow checkout instructions, leave trash everywhere, break/damage minor things)? 80% of guests are great and I leave them a 5 star, but 20% deserve a 4 or 3 star. I assume they feel that they paid for the place, so they’re not going to complete any of the check out items, or pick up after themselves. Some with kids let them run loose, throw crap everywhere, scuff up walls, break decorative items. Do you give these guests lower ratings and say you wouldn’t host them again? Thanks for your advice.

    I always instant book. Manual approval is a strain on management resources. I can always go after damages later. Instant book provides privilege of penalty-free host cancellation on many grounds

    Can you do a video about instant book jail? AirBnb will turn off your instant book without you knowing it. It will show up in your listing as turned on. Customer support will confirm that you have turned it on, but they will also confirm through a search that it's not showing instant book to the customer. I have had this happen several times. There's some theories as to why it happens and how to fix it but no real solid information. Thanks! Love your channel. It's guided our journey and helped us expand:)

    Unfortunately (and fortunately) I spent $1000 on this course you're referring to. Did this about 3 months ago. Its unfortunate because I spent that much money on knowledge that was available for free, but its fortunate because it introduced me to short term rentals and rental arbitrage. There is some good content in the course but definitely not worth that much $.

    Bad guests use Instant Book because you cannot refuse them. It's shady. I have an upscale property and i would NEVER use that.

    #request I would like to learn how to handle long term tenants in general but more specifically: do you clean just once, do you inspect the property periodically like to "change the AC filter" to make sure they are not trashing it, how many linens, coffee, towels, etc you do you leave for long term people, do they have to clean for themselves and take out the trash themselves, etc.? In other words I see problems with all these issues. For example, in a long term stay, I never changed the trash or wash the dishes, etc. How would you handle someone like me provided I did not damage anything was just dirty.

    I have a Strict cancellation policy. Yesterday, a guest booked for two days and would arrive the same day. Later that day the quest cancelled. Then I receive an email from AirBNB stating, " If you’d prefer to keep your payouts when future guests cancel, consider offering a non-refundable option in addition to your current refundable policy". But AirBNB only offers this option if you choose Flexible or Moderate. It is not offered for Strict. What are y'all feeling on non-refundable options? This could be a topic for an new video.

    Correct me if I’m wrong, but from my experience; Airbnb will not approve a resolution that was submitted after another guest has checked in.
    I’m referring to the part about submitting a resolution 2 weeks out to avoid a negative review.
