    It's none of Airbnb's business. If someone owns a property and tenants don't pay, the owner has every right to evict them. And it has NOTHING to do with being on Airbnb.

    I don’t believe Landlords are greedy for wanting the rent paid. The same way the banks are not greedy for wanting the landlord to pay the mortgage. Airbnb is completely out of line. It’s really a turn off knowing they have the audacity to ban landlords that were trying to get paid as they should!

    You don't pay, you're out. The majority of AirBnB hosts are not making a ton out of this, we are making enough to invest and build a retirement fund, often after a lifetime of being self-employed or spending what we earned traveling and just living life large. We can't be expected to host strangers for free, while still paying for our taxes, the electricity, wifi, repairs, insurance, etc. That's ludicrous. A guest doesn't pay, i'm throwing them out myself. But then again, a careful screening process and only approving guests that are verified, mature, and have good reviews, should have you covered.

    I hate air b and bs there are 4000 of them in my town .. I have a handful of friends with children who are homeless due to being told to move out of their rentals due to the owner wanting to turn the house into a air b and b so because of the air b and b s they are not able to find any long term rentals and one family who rented a house for 12 years can't find any rentals and their three children and them now live in someone's garage....also I own my own home and the next door neighbor passed away and the house is now a air b and b and they advertised as pet friendly so because of this every day a different dog making the days loud because of my dogs barking non stop with the dogs at air b and b and because it's a different dog everyday there is no time for the dogs to get familiar with each other before a new dog appears and so now it's causing a barking nusence and then eventually my dogs caught a skin condition and kennel cough due to the excessive amounts of pets changing everyday staying at a air b and b and these air b and b people are banking on this pet friendly house for cheap but they are not realizing that this house is basically a kennel and there are certain ways you have to sanitize a kennel but these people do not realize that and so I have two dogs and two Dr apts for both dogs when they got sick was very expensive and the doctor told me both times what they caught are things dogs usually only catch if they are at a kennel so yeah it's not fair that I've lived in my home that I own and have to pay for all this vet bill and medication for my pets because some people put a air b and b next door and allow pets making it unsafe for my pets who have lived here at my house for ten years and now in a matter of months it's not safe...also any one who opens or has a air b and b listen carefully because it's something to take in consideration air b and b s are not something you would ever want next door to your personal residence it's a horrible experience and you never know what's coming next so maybe have some respect for us unfortunate people who own their home and like a quiet neighborhood because that's how it was for ten years and realize how much the people in the neighbor hood probably have problem now due to your b and b and for many reasons to many to list but just know if I could hunt down all air b and b owners and buy a house next door to their personal residence or even just put one on there block trust and believe I would so they can experience exactly what I and everyone else has to when a air b and b moves in .......don't do to others what u wouldn't want done to yourself

    This shit sounds like a strangle hold.. why even deal with Airbnb, why not try a different platform. When companies get to big they start calling unreasonable shots. They need host just like we need them. I think host should should banned Airbnb by going to other platforms soon enough they will bend.

    Okay I'm not really understanding something. Why would it be illegal to evict someone for not paying rent. If you owe a mortgage that means that you will be paying their rent for staying there free. That seems like it should be illegal for someone to stay at your house for free while you pay the mortgage. How about if you have an agreement they only stay for 28 days at the max. And they stay for 6 months or more. Does this mean The person who owns the house that pays the mortgage can sell their house to get out of the situation so they don't have to keep paying and letting the person live there for free? Surely people who actually own the house have rights too. I mean if I can't pay a mortgage I get evicted by the bank or the loan company. However if someone is just staying there and supposed to be paying rent they get to stay that doesn't make any sense. Well I guess the bank will have to deal with the people who are mooching off you.
    This is the only thing that really concerns me. I begin an Airbnb, And someone decides they like the place but they don't pay. I mean if I don't pay my mortgage I don't have my house any longer. This is why it doesn't make any sense. Are there no protections for the person who actually buys a house then rents it out.

      Tenants rights are built off of human rights. That’s where eviction law has come from.

      So is it the reason why more people are renting out apartments then doing the airbnb Because they are considered tenants and have a little bit more rights to get the renters out?
      Meaning if I'm renting from an apartment complex I do not own the place and I'm doing Airbnb for that apartment. Am I a tenant that can get the Airbnb rental people out because I have rights.

    Sean, big fan of your work, thank you.
    I’m a 10 year host on Airbnb with great success and little problems over the years though Airbnb has as of 48 hours ago banned me from their site, started one by one canceling all my bookings and will not communicate with me at all. I have not received anything regarding my removal from the platform but my guests are calling me furious. I’ve already lost a considerable amount of money with a much greater loss of income coming soon. It has proven to be impossible to get any information or updates from Airbnb, they are in real time stonewalling me and I have no understanding why. Are you open to a private conversation to possibly help counsel me in hopes to rectify this?
    I run multiple listings in Malibu Ca. very successfully and am in a bit of shock. Any help is much appreciated.

      Can you think of any reasons why they banned you? Assuming you don’t have inside cameras like he mentioned . My friend got banned because when someone says I need to cancel my reservation, he would say “you have to cancel your reservation, I cannot cancel as a host” so Airbnb considered it as a misleading the guest. Was it something like that?

    Be careful with some guests. I have had guests ask me if my alarm sensor is a camera. It flashes every few seconds and some have actually thought it may be a camera. What do I do? Write beside it “this is NOT a camera, it’s an alarm sensor”???

      you can add a label to it. I installed a sensibo (ac control and temp monitor) I dont want anyone thinking its a camera as it is wall mounted not ceiling mounted. I plane to add a little label that says AC sensor to avoid any conflict.

    I was banned, for litterly doing nothing wrong a guest accused me of being in the listing, at 3am during an island wide curfew lockdown. The guest had the cops show up and even broke into the locked owners closet. And I got banned. Any tips on how to get this fixed?

      @@wbs2819 lots of ways!! The start is to get a direct booking website so you can take bookings. Then we drive traffic to that site with a few different strategies. We try to promote locally with partnerships with other local businesses and networking with people who share our customers.

      @@wbs2819 It is hard at the beginning, but as we get them up and running the traffic starts coming in more consistently and organically. The thing with traffic is that there is ways to get immediate traffic, but they cost money! then there are ways to try get organic traffic, which takes time, but is free. Those are Social media, SEO, past guest, email campaigns, PR, working with influencers/blogger. Right now we are at about 70% of direct bookings for most of the places we work with.

    Guests have been so nagging lately. It’s been draining. Even after hours of cleaning, they say stupid things like you only surfaced cleaned. Idiot, do you realize it would take at least 8 hours to clean a home to the deepest of cleaning plus double the cleaning fee. Whats with people ? Their own homes must be filthy compared to my listings but they give me a 3 star for the most minor of things

      Go to the home and clean it for them, have them show you what needs to be cleaned and then make sure it’s cleaned moving forward. Deep clean every 2-3 months.

      Yes, noticed this...they’re expecting to everything to be brand new and houses to be clean like a 350 sf hotel. I’ve had to switch my interior design to nostalgic/vintage with more wood and gray. Getting rid of white furniture and painting gray over matte white walls. I’m tryi mg to figure out more nostalgic design takes people back through time so they see your home as “old” with “character” instead of competing on luxury which has no ceiling. I’ve got better reviews going this style.

      Right except a hotel doesn’t have a kitchen - easier to clean when there’s no dishes , appliances etc. Also hotels are dirtier in my opinion. you just can’t see the dirt very well. They use dark carpeting which hides dust and debris. Homes usually have hardwood which shows any bit of dust or dirt.

    Very very interesting, thanks! I have a Ring doorbell in the hallway outside my apartment (disclosed in my listing details) and a Minut device in the hallway outside the kitchen, as a direct result of watching this channel. The two devices combined give me a great idea of what’s happening inside my apartment. I only have one AirBnB listing and it’s on the Spanish coast, 5 mins from my house. Thanks as always for giving me the tools to be the best host I can! I’ve often taught way more experienced hosts with multiple listings some of your advice, which they often have had no clue about - from smart tech to dynamic pricing, platform loopholes to good hosting etiquette. Just last week I recommended a professional STR business to this channel, they had no idea about dynamic pricing or cancellation policies and the best way to use them to their own advantage... Rock on!

    LOL if you think Airbnb has a way to tell what an owner did what with the property I will eat my hat. Airbnb is all about looking good but there is no SUBSTANCE when you ask or question any policies. Again There is no there there. A lot of what you read is just compete BS. I am a host and can tell you the only thing they do well is make hosts work hard for their money and take all the RISK. 36 Billion in value as a business OMG what a joke

    You should be able to do what you want with your property. With the Exception for fair housing rules. Many tenants were able to pay their rent during COVID-19 and many who couldn't worked with the landlords. The others took advantage and refused to even fill out the paperwork that would pay the rent to the landlord. Many also still were working.

    I think Airb&b is getting too much power over the properties that they don't own and the income is like one sided to them since they receive a good part of your sweat and money efforts.

    No one should get away with not paying rent...if the government wants more security for tenants during Covid then they should direct pay the rent costs to the landlord...I mean that's what they do at times for some people on social assistance.
    It's disgraceful that landlords must wait for their rent...UNLESS banks are prepared to wait for it's mortgage payments or the government pays the landlord's mortgage.

    FYI, if you report your host for cameras, expect to find another place to live, like that day. Airbnb takes immediate action when you tell them there are undisclosed cameras in the living areas.

    Cameras or audio recording equipment inside your rentals is not only a huge invasion of your guests’ privacy, it’s also completely illegal.

      Please read this on Airbnb Privacy section:
      "What we do allow
      Disclosed devices monitoring only public spaces and common spaces: Devices that allow for viewing or monitoring of only a public space (e.g. a front door or a driveway) or a common space that are clearly identified and disclosed ahead of a reservation are permitted. Common spaces do not include sleeping areas or bathrooms."
      They allow you on corridors (common space) if it is pre-discolsed. However, even so, they can hit you.

    So I just got my first property and my landlord to agree to letting me Airbnb it out. I just spent about 8,000$ with the down payment and furnishing the property. I went to post and host it and I got banned for my criminal background check which didn’t make sense because I got my felony expunged 8 years ago when I was 19 years old. So just for a back up I had my girlfriend try to make an account and host it also and they restricted and banned her account also. I also had her call and say it was her unit and it was her hosting so they said they’d do an appeal and she got an email saying they are banning and restricting her account for good. So can you please help me out or walk me through what I can do because no one had been able to help me what so ever. I am down here in FL. The person that we called wasn’t any help at all and this is my first property ever. I was literally arrested for weed 8 years ago and it was expunged off of my account.

      Unfortunately the ban is associated with the address as well as you now. So that’s how she got banned.
      The only solution now would be for the landlord to say he leased to you and now you won’t be there anymore since you cannot operate. And to unrestricted the property since he as a landlord is looking for a person to airbnb the property

      You’ll need to form an LLC and have someone else be a registered agent. Do an anonymous LLC in a state like Nevada or New Mexico

I have a question about changing hosts on my properties When I started using air bnb I did not create an acount but my daughter created the account and is a super host for me...we are now looking at transitioning her away from hosting and me doing it on my own (I am retired now). Any advice on the best way to do the transition without losing the reviews, and superhost status? Technically any decisions etc. that benefited guests were her and I working together, I just never owned the account. Note that my daughter and I are on good terms, this was a temporary job for her while going to school!

      Do not do it. Protect yourself, only deal inside the AirBnB platform. If they don't pay or do damages, you'll have no recourse.

      Sad thing is a guest can make a false accusation of cameras and that’s it! Airbnb does not have people come to your homes to verify things. So it’s their word against ours. It’s so easy to get a host banned if you’re a psychotic crazy guest

      This is why I started writing cryptic reviews of bad guests and give them a low rating. Guests cannot see the rating you give them. My biggest fear is a crazy guest making a false accusation because I left them a bad review

    Next question.
    Do I have to allow people to rent longer than 2 or 3 weeks at a time. I know it would probably benefit me however what I worry about is squatters. Since it looks like homeowners don't have any rights to their own home. People can live there for free while the homeowners are paying the mortgage.
    Can I put it on my Airbnb listing that there is a limit of days that you can stay. Can I get them to sign acknowledging they know that this is a temporary short-term rental. I understand that would be a turn off for some people to stay at your place but how are we protected from squatters otherwise.
    Why hasn't this policy been changed considering most mortgage companies and banks want their money and they don't care that you have a squatter at your house. Why doesn't the bank go after the squatter after all the squatter is the one who is living there? Why hasn't this policy changed. Meaning if I go to the police and they do an investigation and see that I actually own the property. And I file a complaint then I should have the legal right to have them removed or the bank can take over and have them removed. I mean if I have a mortgage and I was living at the house and I didn't pay my mortgage the bank would have a little right to remove me and it evict me. So why can't I evict the squatter who is living there for free... Or I can hand it over to the bank or the mortgage company and let them handle the squatter.

      @@lissam8988 I don't know what kind of place you are renting. I have a unit that I charge $160/night. That would be 4800/30 days. That's well over your 2 grand, and it's well over my mortgage of $860. Sean is saying to increase the amount once you get over the 2 or 3 week mark, so in my case I would raise the $160/night fee (after 2 or 3 weeks...) to maybe $400/night. Or whatever.

      You have to use a calendar manager, or constantly block your calendar, but sometimes there can be delays so it's pretty risky.. and you have to sleep. There are a few out there. Logify and Guesty are a couple of them.

    I think Airbnb is trying to be fair because a lot of landlords are switching to short term rentals because of the eviction moratorium and they don’t want big brother after them. It’s the correct thing to do on there part.

    QUESTION: I recently listed by basement and heard from a friend that the county requires a permit. Did some due diligence and market research and found that while it’s true, only 1 person in my market is complying. If you comply, you’re limited to 60 days of STR in a year. Thoughts?
