  • To live in Jomtien or Pattaya is amazing, but you will need a few things to help you get by. Here are a few tips if you are planning to retire in Jomtien or Pattaya, Thailand.

    You can walk everywhere or get the Baht bus !! rent a small condo that has small gym in the building !

    I'm looking at retiring to Thailand in 2025 so have been doing loads of research. There are plenty of these type of channels to look at. I have to say, however, that this is easily the most informative and comprehensive, with plenty of hard facts and stuff to consider. I watch each episode with a notebook and transfer the info to my CTR (cruise to retirement!) spreadsheet. So, thanks for everything, keep posting and if I make it to Jomtien I'll but you a beer, or two. Cheers.

    Jomtien is the best place to live. Nice and laid back and a beautiful beach and a wide choice of shops for food. Just a quick bike ride to the madness of pattaya. Been a few years but starting to look at returning and seeing how it has changed

    When I was researching my visa options a couple of years ago, I became a little nervous with how Thailand was changing the rules about every year for retirement visas. I decided to go with an Elite Visa. I went with the basic version and purchased the 20 year option. It has some nice perks and there was no income or insurance requirements. It was expensive, 1 million baht for the 20 years, but I likened the cost to piece of mind. You can now set up a bank account by just some simple paperwork and your elite visa. I also avoid ATM fees by setting up a Charles Schwab investment checking account. They refund the ATM fees at the end of each month.

      Hi Ross. Yes, you are correct, but I did not want to mention the Elite Visa option as that really is for people who, not only have the funds, but have lived here a while and know they are going to stay. The video is aimed at those coming to stay for the first time. It's good if you have a spare million baht and I don't think you need to be 50 years old. I will mention it in a later video. Thanks. 😎

    Spot on , i too feel Jomtien as well as pattaya in general got a good clean up durring the pandemic but i always felt that jomtien had a normal beach city vibe more like where i currently live.. ( Los Angeles ) which i am sure you are familiar with our famous beaches ! so that is a compliment to Jomtien with its new nice deep beach and of course a much more afordable place to live...L.A Rob

    Thanks for the information. I was in Jomtien in October, and plan to move there. I have often drunk coffee and eaten sandwiches in The 7 cafe and spa. nice memory, for a nice price.

    !!! Didn't have to buy accident insurance when I opened BKK Bank account 5 yrs back. BUT, and this is a pretty big one, if that insurance is still available at Bkk Bank and it covers 100k thb for mcy accidents THAT is a great.
    Because with the required* (or at least a good idea to have) health insurance per immigration (O-A visa) it starts to get a bit pricey if you don't take at least a 40,000b deductible to get a 25% disc on the premium.
    Now if you are otherwise healthy and haven't needed or used the insurance for a couple or more years, there's also a "no-claims discount" (at least with Pacific Cross Health) of 10-20%. But if you used their plan to cover a not so serious/expensive mcy accident you then loose that discount, which would probably be more than the cost of the Bkk Bank premium.

      @@oneendofthailand plus another big factor not discussed yet is your living arrangements with your partner….be it if totally dependent on you or they have a job that helps out…this can double your costs if your paying for 2 ppl for meals n drinks etc…

    Good points Mr. Heath. When I arrived I found an excellent Condo agent. I was able to find a condo in Reflection for a reasonable price (116 sqm 2 bdrm seaview 48,000 Baht). My agent was also able to help me get a bank account w/ Bangkok bank (walk in, spent about ten minutes there and walked out w/ an account; why does banking in Thailand take so long?!?). As far as the Visa I honestly feel your better using an agent. I was able to find one to convert my Tourist to a Non-O Retirement Visa for 35,000 Baht. A lot of money but, well worth it to side step any hassle w/ Immigration. Finally, for the internet I'm using 3BB 1000 mbps and they have a annual payment option for only 7,000 Baht (saves a little in the long run). BTW that was me waving to you last night at "Just Burgers". Cheers Sir !!

After what just went down with Covid and people not being able to come back because of the lockdown it would be safe not to own anything here except for a car. I just commented on paying 45,000 baht a month for a condo here and it being on the pricey side because I live here. Comparing it to the states especially Boston Mass then it’s dirt cheap so it is what it is. Oh and never rent out a jet ski, use bolt to get around via taxi it’s like Uber back home but much cheaper that’s of course you haven’t already bought a car. I’ve been coming here for 10 plus years now and I’m now for the most part retired so I’m doing what you’re doing except I wont buy anything regarding real estate here. I’ve learned from my friends here it’s not wise to do.

      @@jz3689 Yes, I'm from California so, I know how "dirt cheap" it is here. My thinking was just that at say "50,000" per mo. that would be 600,000 per yr. So, at ten to twelve years you'd be a "break even" point money wise, no? I've always been afraid of purchasing in a foreign country. They can change the rules w/ no notice and just take what you own and you basically (as a non-citizen) have no recourse. As far as Bolt that's a winner. Very inexpensive to travel around. Thanks for the advise.

    Hello Heath from freezing London.
    Top video channel and the information you provide is top notch. I was going to retire in Spain/Portugal and just binned it and will venture over to Jomtien next year. Been in Thailand 20 years ago, so it's no drama.
    Another useful site I have come across is meanderingtales and the articles they have are helpful too on all things Jomtien/Pattaya and the lifestyle after you make the move.
    That site and your channel are the 2 resources you need for most retirement topics.

On the bank accounts, I really want to open an account to begin moving some funds to build a reserve, we'll be out in January so I will see if I can manage to get one. Where are you flying from as I couldn't tell where you were, is it further south? As I am usually more centred on the night market ( soi 7 ish). 😊👍

    Another useful video.
    We have internet w TV service at my inlaws place in Issan and it comes with a pay as you go sim card that we keep in my phone (dual sim iphone). That way I don’t have to get a tourist sim when we travel to Thailand. I just turn it on when we get to BKK and off when we leave and the data is very cheap.

    The only essential in Thailand is "female company", whenever you want it. That doesn't have to include getting undressed or sticking with one supplier of said service.

    You're doing exactly what I'm trying to in a few months. I have just under $2,000 USD /month in passive income and am going to move to SE Asia, likely Pattaya. I would like to supplement my income as a digital nomad, travel vlogging etc. Your drone footage reminded me that is another important piece of the puzzle... beautiful.       Thank you. Importing from China isn't expensive, but I guess it would depend on the value and what you are importing. There's many companies that offer different types of insurance, most are not even Thailand based.

    Just want to say thank you for this and your previous video. Two of the most informative and straight forward videos on the subject. I'm a retired 66 year old with around a £1700 per month pension (from previous long employment and I also get the UK State Pension) and whilst I have lived and travelled in Europe, the US and Malaysia, I have never been to Thailand and was always interested to go. I had considered going for a two or three week vacation. However, the number of videos available showing the many ways non-Thais are scammed and at the mercy of scams, even trying to have a quiet drink in a bar somewhere, has kind of put me right off! Divorced some years ago now and single, it would be nice to maybe meet someone there (I'm told I look way too young for my age!) - but despite having nearly 38 years experience in Security (Aviation) and being pretty careful about being conned out of money and I worry about being totally out of my depth in this country! I look forward to your video about Insurance (Health Insurance is important and I always travel with FULL insurance). I don't know, maybe you can allay my fears and change my mind.       Thank you, Lee. I read your comment with interest. (I might even do a video just about this). Like any visits to a new country, you need to be careful. In over 5 years I have never been scammed by anyone here and I do not know anyone who has. There are some people that have bad experiences while on holiday, normally when drunk or just being careless, and these people brand Thailand as a country full of scammers. It's not at all. Yes, you may hear some horror stories but I think you get that with every tourist destination in the world. Good luck. 🇹🇭

      Hello VAP. Retiring (next year) airline Captain here. I'm making the move, and I can say, without hesitation.....do not miss out! The risks are low, and your potential for some great new experiences are high. It has been said that in Thailand you "get more life for less money". I visited just this past November and those words rang so true. I'm newly divorced myself and I decided then and there...."this is it". And, it will be. I'll be living in Jomtien by the end of next year. I'm already selling off my possessions (happily!). Don't let your fears be overblown in your head, because they are. Heck man, go for a month. Rent as nice a place as you can afford. Take a deep breath. The only words of wisdom I have is to avoid extreme drunkeness and lock your valuables in a safe. Everybody knows that. Simple. And on the subject of "meeting someone", there you need to take care brother. They're enchanting and you can easily find yourself all loved-up in no time. If it's with a bar-girl, you're asking for trouble. The good news is that they're not all bar girls. (But nobody says you can't have fun while you look for a suitable partner).

    Keep trying with the bank account and keep trying different branches. If you are married, they will eventually give you one on the right day with the right person even just on a tourist visa. We set ours up as a joint account but in my name and with me the only person who can use it so that worked in the end. Bangkok Bank seems to be best from what they tell me.

    Pay the extra for an unlimited 4G phone plan and youve got the internet forr your pc as well via wireless access point . I was getting 80 meg a second over there .

    another point about mobile ph and internet plans...(I don't know if this is still available with True). When I originally got my home wifi plan, I saw they offered a reasonable mobile data + tv packaged with wifi, as a triple offer. Still valid with my account, 850 a month for unlimited 1gb home wifi + 4gb mobile data + basic Thai tv.

    Thanks Heath, My insurance when I arrived was only 2450tb from Bkk Bank. My data package from AIS is 399 unlimited . inc calls and messaging. Neither of which I use. I also run my condo from my hot spot, My tv has a package that costs me 2900 per year. Ideal if your going to be in Thailand for a while.(but you do need an amazon firestick, or some other vessel to play it through) Good info for newbies though. Is it ok if I mention to my subscribers your channel?

      If you buy new you will find iPhone prices are about the same. I purchase an Iphone 12 last year and it was 23,000 Baht. You might get other brands a bit cheaper.

    Yeah, none of that is essential or should even hardly make a dent. If you want a gym membership then you shouldn't mind walking, at least to the baht bus.. if you have a gym membership you are also probably not a heavy smoker or alcoholic. 1000 baht buys a month membership at several gyms and yearly membership deals are even cheaper. The majority of jomtien is close to transportation. Heck I can stay in almost any condo in jomtien and not have to go more than a mile in any direction for everything I need from a massage, beach, food, groceries, entertainment.. and everything is just a tad cheaper than Pattaya.

      @@fuckthetorys If you get the bus from the airport to Jomtien (Ground floor ?) Then when to get to Jomtien there are usually a couple of baht buses to get to your destination. It does stop a couple of going through Pattaya so just stay on until the end. This is the route I will be taking when I arrive on the 26th January to Laguna 3. Have a great time .

    Have the ATM fees gone up again? I don't use them anymore thankfully. 240 baht is crazy. I was surprised when I took money from a Thai atm, (not my bank) but if you use them a couple of times, they charge you 10 baht. That I can live with

      @@msherman2385 Foreign cards are charged at 220 baht per transaction. Thai bank cards are charged 10 baht if its not your bank ATM. I used to bring cash when I came on vacation but don't change money in your home country or they will fleece you'

      @@msherman2385 If you use your home atm (cashpoint) card in an ATM here, you will be charged 240 baht. If you have a Thai bank but use an ATM from a different Thai bank, then you will be charged 10 baht. If you are coming for a short stay, then best to exchange cash at one of the exchange kiosks. Do not change money at the airport. Hope this helps.

    Just like to share that for prepaid sim cards, there are 6 monthly (about 800b) and yearly sims (1790b before discount) available with AIS and True. 60 or 70GB monthly, should be enough to use as a hotspot for smart TV and not too heavy laptop usage. I do zoom meetings regularly.
    I have one each from AIS & Truemove, bought them at Cental Festival.
